      Is this a joke?? First off, Kingsbury Grade is a road that is in Stateline, NV. No one calls it Kingsbury! Also if you bought a place there, you would have to deal with getting home with the ice/snow up a fairly steep grade in winter. Not to mention that the roads branching off Kingsbury Grade are not plowed as wide enough in heavy snow seasons for what reason no one knows for two cars to meet in places! Reno is a place to see plays and go to the airport to travel elsewhere ONLY! We who live in the Tahoe basin consider Reno a dirty Las Vegas with even more crime. Sparks and Spanish Springs are not as bad but why live in a large housing well as it is the suburbs. Incline Village is nickname Income Village for good reason. You pay premium prices for the name of the area just like BMW/Mercedes yet you don't get any more than a house just because a few multi millionaires built on the lake shore below you. There was mention of Minden which is nice to live in Carson Valley, but no mention that large areas are in a flood plane??? Stateline and Minden are in Douglas County which is good as much lower property/sales taxes as Washoe County where Sparks/Reno/Mogul/Verdi/Incline Village are in. No mention of Zephyr Cove or Genoa which is in Douglas county that ARE the prime places to live in NV!! Genoa is on the West side of Carson Valley on high ground and is the first settlement in Nevada! Genoa is at 5,850 alt which makes it cooler temperatures in summer than Reno/Sparks/Spanish Springs you get the idea. Yet doesn't get the snow as in the Lake Tahoe area. Then my town Zephyr Cove with Nevada Beach just down the road. Zephyr Cove is mostly close to the lake running about 8 miles from Stateline to Glenbrook. We consider ourselves in what is called the Banana Belt as we get less snow here than any other part of the Lake Tahoe area. Yet I live just 2 miles from Heavenly Ski Resort! Round Hill is the best GID and the best snow removal with 4x4 snowblowers if needed! The other places mentioned I don't know about.

    Reno is great! Incline meh....Henderson hmmmm nah I prefer little but still big... Verdi? Never heard of it. Enterprise its nice I guess, sparks hmmmm ok? Mogul nah when I went there I felt weird. Spanish springs....Good, Minden eh, Kingsbury or whatever it's called it's fine.

      @@starrwilliams0127 Yes, Minden and Gardnerville which are in South Carson Valley are more country living. More laid back and affordable with good schools. I just recommend finding property that is not in a flood plain as South Carson Valley has flooded as did East Carson City, because of a heavy snowpack melting in the spring. Now if you are looking for activities other than gambling, there are lots of them like hiking, skiing and boating just 15 minutes West in Lake Tahoe. But there are gambling in every town/city in Nevada. so this you have to take in consideration. Genoa is a great place to live but expensive as is where I live in Zephyr Cove, with prices rising daily? I referred to Western Carson City with older homes with big yards closer to main street, and newer homes farther west away from the Main Street. My friend Lynda just bought a two bedroom, two full bath home home with a nice living room/kitchen/office with 2,000 sq ft and two car garage. Paid $354,000 for it built 7 years ago and it is in a very nice neighborhood many retired couples but also working families.

      I like a good economy with desert being right next to town. Navigation online isn't in my skill sets...actually I just suck at it. Any advice on such town?

      @@starrwilliams0127 Western side of Carson City has great homes around $345,000 range with what my friend Linda says have good schools. With many businesses that move from California mostly to Reno but also Carson City, JOBS are there. Reno is just 15 to 20 minutes North of CC. The housing East of main street is not as good with crime more in this area. Carson City has very low crime but just being honest as it has crime as any other city. At 4,500 foot alt it has less severe winters for sure. I moved my 95 year old father there 5 years ago to an assisted living and he loves it there. Since I posted this months ago, here in Zephyr Cove, the home prices have went threw the roof that a 2,000 sq ft home with a two car garage and NO VIEW were sold for $1 million PLUS regularly. Several realtors have suggested that my 2,150 Sq Ft home with two car garage also with an upper & lower balcony both looking at Heavenly Ski resort plus a peek of Lake Tahoe is worth $1.4 to $1.5 million. We payed $375,000 for it 8 years ago. Enjoy you search.
