We bought a lovely home with a beautiful pond view in Bayside lakes (built in 2005) in July 2022 and we love it. It is a gated community and the HOA is not too bad, $140 that covers lawn mowing, sprinkler system (I don’t pay for the water) and community pools, etc. My daughter has a beautiful home in Viera (gated with water view etc.) and we wanted to live there but her neighborhood the homes are 600k+, so we looked 35 min south in Palm Bay. Homes similar to mine (Zillowed at 315k) in Melbourne would be at least 50k more and in viera probably would be at least 100k more. There are 3 houses for sale in my daughters neighborhood that range from 690k to 775k (they all have pools). Palm Bay is growing rapidly and no matter where drive we see lots of new homes being built on the many single lots, and they are building a new ponded community in southern Palm Bay. In 2022 we moved here to escape the CCP govt of NY (don’t worry Floridians - we’re conservative). Real estate taxes here are much lower than NY (about half) but home ins and car is almost double. Water/sewer cost is much higher. There is no income tax so this is a big plus since I am still working.
Rick, thanks for finding the video & the great comment on Bayside Lakes!! I'm personally a fan of homes on city water/sewer and liked the fact they developed this area of Palm Bay offering both. The community amenities of Bayside Lakes are also a plus!!

I’m seeing they will average both our credit scores and my husbands was holding me back. After searching we are really looking into Palm Bay. Would love a 3 bed 2 bath. Both first is the loan tomorrow and then we will know where we are at. We are 1st time home buyers and I’m trying to see if we qualify for any programs as well
I grew up in Melbourne and moved to Palm Bay in 2000. When i first moved into my house I had empty lots all around me. Just one neighbor directly behind me. In the last 5 years every single lot has had a home built on it, about 11 in total. EVERY single person to purchase these homes were either from Miami or New York with the exception of one couple who came down from Georgia. The road i lived on went from fairly desolate and quiet to almost a freeway that people would use to cut through from Jupiter to Cocoa Ave and was getting worst. I ended up selling my home in that location and moving further out in the 32908 area where im now on a double lot and have more space between myself and neighbors. The housing prices are absolutely ridiculous. Property taxes are about to spike. The infrastructure sucks. Waste Management is absolutely worthless. Palm Bay is constantly trying to find ways to force new taxes on the residents for storm water management. Just last year they tried to force any person to connect to city utilities if its available to them which cost homeowners about 16k for city water/sewage hookup. 90% of us have wells and septic and do not need their utilities. Power will go out at the slightest breeze. Code Enforcement will leave nasty notes on your front door just for washing your boat in your own front yard or putting a pop up canvas in the driveway for a family cookout. Palm Bay PD will cite you for sneezing in the wrong direction. And dont put nice wheels on your vehicles because after hitting 50 different pot holes on your way to home depot your car will be out of alignment, your suspension is shot, and the lip of your rim is bent. And the worst part is the corrupt city officials. We literally had a city manager who tried to coax a council member into a "club house" were he was going to try to film him with prostitutes to frame him in order to get personal property rezoned. He also conspired with a Palm Bay cop to plant drugs in another council members car. Other then that. . . i guess its just a normal place to live.

When the palm bay cityhole or garbage authority will fix those streets and put lights? I have more than 5 years of checking palm bay in those things are still there. I don't care if it's rural, they are receiving money from those tax payer. ----- If you are not inside the hell of HOA, then everything is HORRIBLE. WHERE IS THE MONEY? ---- AND where is the modern technology to put lights everywhere? Look like we never go forward but backward.
I guess I haven't been to Palm Bay at night😎 Now that you mention it, I don't recall seeing a lot of street lights in some of the areas in the far west or far south sections of town. I do know that they are working on paving a lot of the streets off San Filippo & Cogan and off St. Andre (the extreme SW corner).
@@EricLarkin Why you guys don't complain against the city, so they respect the people who live there and pay the taxes? If they want the city to grow they need to fix those places and streets. The called rural place should be as nice as the other parts cause those people pay taxes as well.
@@irisbaez1972 I was at a meeting last week where a city representative spoke of the long-term comprehensive plant that Palm Bay is working on. Paving all the roads is part of that plan. They are in phase 3 of 5 right now. Really, the section of Palm Bay I mentioned in a previous post (San Filippo & Cogan) is looking much better now that they paved the roads. I believe Palm Bay was hit pretty hard by the real estate downturn in 2008-2010 (lots of foreclosures, vacant properties, unpaid utilities, etc) and it took a little time for them to recover. From what I heard last week and what I am seeing today, they are on the right path. Rome wasn't built in a day. The neglected sections of the city didn't happen overnight. The development that is happening now just around the St John's Heritage Parkway will do a lot in improving Palm Bay. This roadway will eventually connect West Palm Bay to South East Palm Bay (the new exit on I-95). Along the way will bring new/improved infrastructure, commercial businesses, etc.

Talking to a bank/loan officer is an important step. Besides asking about qualifying for the loan, ask them for an estimate on your closing costs too.

The winds really depend on the time of year and the weather. We usually have a 6-9 mph wind at any given time.
