Question is just the small glass window replaceable?? Do they sell just the middle part alone??

Yes, you can buy it without the small window if you prefer. They sell the whole glass window at home depot, or you can buy the individual glass

What about the top of the window. It is underneath the sill plate to the house, is it OK to tuck point masonry mortar in between the top of the window and the sill plate?
