This is becoming the new normal in SD County for new construction homes. There simply isn't enough buildable land to build any significant number of single family homes.
Do a tour of fox point farms, it’s built out pretty well now. I think people would enjoy it

Yes, 3 roots is underway with the meadows district which will create a connection from Camino Santa Fe to Camino Ruiz via Carrol Canyon. Also, 2 huge build to rent complexes getting framed now.

How do you think the value of properties like this will change over time as the development gets built out? Do you think there is more leverage for the buyers in the early stage of the development? Is that leverage mostly in design credits for a custom build or also in list price? Great vid!
Wife’s a teacher and I’m in law enforcement. I looked at the Carlsbad area school districts and teacher pay is the same as where we currently are in California. We visited Carlsbad a little while back and loved it, but how do folks like ourselves afford to live there?

How long have you been in your careers? I know dual income families that have similar jobs and they live in Carlsbad. However they’ve got over 10 years experience.
@@JCizzleSoCal I’ve got 10+ years and she’s coming up on 10 years. We’ve got 3 kids so a 2/2 condo just wouldn’t work. I guess you either got lucky and bought your home years ago or you’re SOL.. unfortunately.
many of the folks living in Carlsbad have bought homes when interest rates were in 2-3% range.

Affordability and San Diego are not two words that really go together. You can find some affordability compared to the rest of the county if you go farther north to Oceanside, Vista, Escondido and Fallbrook, or down south to Chula Vista, but Carlsbad is a very desirable and pricey city. The median price home in Carlsbad is up to $1.6 million, so comparatively these new construction homes are priced very well! Especially when considering the proximity to the coast.
