The 1% ratio doesn't always work. Really hard to find properties in the UK that rent for 1% of what you purchase and refurb for. As long as the rents stack up and you're paying the mortgage and getting a £200-£300 profit a month is good and if you can pull all your money back out you spent on the 75% LTV, that's a good deal. Great video and some awesome knowledge and very valuable.
Do I have a choice if I'm looking to do a cash-out-refi, on whether I want it to be residential or commercial if the property is over 5 units? Because if not, then I also wouldn't have a choice on electing a 30 year versus a 20 year Amortization schedule which would effect cash flow ect.
