    Not much work to do. Simply updating, that's the best way to stay within the budget. I'm glad they are keeping the tatami rooms, they decorate so beautifully. Thanks for showing us the tour.

    I'm so glad that you're back I was worried that you was going to take a big big vacation and as usual as usual you have you have the right right on the money what I'm looking for but not as big as this not as big as this but I am looking for something similar but smaller I'm hoping to meet with you very very soon and that we can find something that doesn't take as long to renovate that we can use for other reasons when I am not in Japan keep up the good work and stay in contact right on the money thank

    I really like those "hidden" stairs in the house. I've seen similar machiyas that also hide their stairs. Is there a reason why, other than perhaps for aesthetic purpose?

    lovely! beautiful cherry bark beam ceiling and reed shoji in that downstairs room...yes, keep as much natural wood and earth as possible!

    This is a beautiful property. I'd love to see it refitted for earthquake safety, and insulation. But otherwise I hope it manages to keep all the wood and as much of the decorative elements as possible. The carved panels over each set of shoji are really cute and beautiful.

    How cost effect would it be to have an akiya gutted & renovated/modernized vs a complete tear down and modular home dropped in it's place?
    I like the idea of a traditional Japanese home, but I would want things like central heating/cooling and changes to the layout.

      Hey FYI as a general rule Japanese houses typically don't have central heating and cooling, even totally modern ones. They typically have in-room A/C units and if in a cold area often electric or even gas heaters.

    For any old Japanese houses, is the height of the door always the same? Wondering if I will bump my head if I purchase such houses. I am 1.8M tall.

      A lot of the older properties have the same door height - 1.73m. However, some can be changed higher during renovation.

    Forgive me if I missed it or if it's rude to ask, but what is the cost of a renovation like this? Ballpark figures I mean, what does it cost to renovate a Machiya from a 10KUSD level to something that is comfortable to live in?

      Unless you want to DIY part of the work, it's good to budget at least 15-20mil yen for a full renovation (even for a smaller 60sqm machiya). 10K USD is enough to get a new kitchen & toilet but that's it.

    since this episode is about renovations I think it would be the perfect episode to ask this on. I would love to do something similar and get a vacation house in Japan , however I would prefer more than 1 bathroom per 2 rooms at least. Is there any regulations that permits the addition of more bathrooms ? or is it up to the renovators ? thank you and as always ... love the videos.

      I think the amount of bathrooms is more dependent on the renovation budget. Adding new pipes & adjusting /replacing the sewage system for the increased capacity will definitely be expensive. Of course we’re all here because we love to see old houses be properly restored to beauty & safety so we know that it’s going to be a money pit regardless, haha.

      @@benmasi2483 indeed it will, considering I come from a place where every room having its own bathroom is considered the norm . I definitely would be sinking a lot of money in an renovation project I’ll do . Just wanted to make sure my money wont be burned more on the legal paperwork as well 😂
