Every smart artist invest in real estate or something because they know that show money is not long term income. There are some people that are professional bad tenants. Especially in renters friendly places like NY. A person could not pay rent for years and not be evicted. You can take them to court after 90 days, but if they pay even $10 of three months rent it starts the clock again.

Agreed! I hate the people who take advantage of landlords. But her mistake was letting it run on too long. As soon as the first month is missed, you send an eviction notice. If they miss a second month after, file the eviction.

Nobody likes evicting people. But that's the burden of being a business owner. All the tough choices fall on you. You reap the profits. But the responsibility is on you too. So when someone loses their home for not paying rent, they look at you "evil landlord". There was a guy who opened a community grocery in a poor neighborhood. He was struggling. But what was important to him was his community. His mother said "Son, you carry your community on your shoulders". He loved his community. But his customers all owed him so much money that he could barely keep the grocery store open. He would let so many people go on credit. But if he stopped doing credit and demanded people pay, the community would call him greedy and selfish. He carried a burden. He loved his people but still ran a business. Businesses aren't a charity.
