I worked for Mel De Spain and he was married to LaVale, she was the widow of one of the Whiting Brothers, everyone in St. Johns were so nice, still miss that town.
I am looking at land in Northern Arizona off of I-40 to the East and West of flagstaff. Thanks for this video. Gives me an idea of the flora and ground of the area.

We did not leave pennslyvania yet, But we are packing now. we want to leave after the new year, weather permitting? We need the peace and quiet. It didn’t work so good for us. We had Verizon and that was really bad in our area but then we got AT&T and that worked better. Both still spotty. The best thing for Internet is Starlink. But that’s just us in our specific location.
This video reminds me of the 5 acre parcel down in Wilcox that saw. I could make it work.. but thinking the town doesn't have all the local resources I like. So.. Did you go through a website or a realtor to find this place..?

Good question. I’ve meet the one building inspector in St. John. He has a lot of territory to cover. He visits my neighbors cause they are building. We are hoping to get back in March. Life stuff is getting in the way. Wind season in March and April. Mostly April according to our neighbors who have been living on their land while they build. I was disappointed when I talked to the inspector. They have standard building code with options to go alternate but you have to show engineered drawings for shipping containers or Cob or Earth Ships. Must have septic. So stupid.
I think the answer is yes to both, composting toilets (even a set up that includes 30 gallon trash barrels buried in the ground) are allowed and shower and laundry grey water can go to irrigation BUT dishwashing water isn't approved for either system and you need an approved water treatment system for both a permanent RV permit and a building permit and Arizona legislature just shot down a bill about alternative wastewater treatment. This is all just me doing internet research, my info can be outdated, it can be wrong, and it definitely doesn't match real life for some people currently living there.

We plan on doing rain water collecting, traditional septic, and Solar. We are waiting on the septic plans and the Apache Counties’ reply. We might be too close to the flood plain. Will have to see. Then we may have to seek alternative forms of septic.
He says its in Apache County. I lived in Navajo County for 12 years and worked in Apache Cty. a lot during those years. Lots of good land for sale up there [see Lands of America], but DO YOUR RESEARCH!!! Look at how water drains off the land [use satellite view tool on Google Maps] and buy accordingly. The wind up there NEVER ENDS, so buy accordingly. Find a low spot for your house. The closer you get to the mountains, the more pinion juniper you get. Almost anything goes in terms of what you can build, but do contact County P&Z in St. Johns to be sure. Navajo County is larger, so P&Z in Holbrook will be a bit more difficult. Regarding a well, contact a drilling service. I'm pretty sure one can be found in Snowflake, and anoother in St. Johns. They will advise you about how to get a permit. The good news is the "C" aquifer extends under the country East of Snowflake. Lots of water. I wish you good luck! The quality of land you get will depend on how much work you put into finding it. I have friends that live on 20 acres East of Snowflake. They found land with a shallow depression that shields their house from the wind. Their water table is shallow and they have lots of pinion juniper on their land. It is a lovely place, and only 15 minutes from Snowflake.

I think they go for about $1,000.00 per acre. 40 acres 40k. A lot of times the seller will finance, and you just pay a monthly fee.
