  • With all eyes on the catastrophic building collapse in Surfside, Florida, condo owners, associations, and property management groups are taking another look at the safety of their own buildings.
    "Boards are awake. Management companies are awake. Engineers are going to be very busy. Repair contractors are going to be very busy," said Alan Tannenbaum, a Board Certified Construction Lawyer.
    Tannenbaum represents condo and homeowner associations across Florida. He and his colleagues had a virtual seminar planned for next week to discuss the lifespan of condominiums. The class is called, "Aging Condo Buildings - Repair or Abandon?" Prior to the collapse in Surfside, 150 property managers and board members had signed up but now there are more than 400 scheduled to attend.

      Right! Let's throw our money away on a condo that will be torn down in 40 years and become homeless. You vacation at the beach, you don't live on it. How many storm surges have they seen. It's probably been washing out beneath it for years and all the structural damage from it and salt water has done this ..

      @@heartofdixieprepping4797 Right the superintendent for the building from 1995 to 2000 said that the garage was always flooding and he didn't know where the water was coming from (it didn't come from the beach) and that all they did was pump it out. When the pumps broke they would install new pumps. So, something must have gone wrong when the foundation was set up or where the foundation was set up.
      He said that the sister building located a block away never flooded like that.

    I used to do accounting for several HOA from lower income to very high income. Condo owners fought every expense.

      @@sandyrose2398 HOA isn't involved in buying/selling condos. And sellers only have to disclose what they know as a fact. Like if you sell your house and don't disclose positive asbestos test results

      Yep. Owners at collapsed condo knew in 2018 there was a repair estimated at 9 million. Residents complained. The board resigned.

    I was born in A harsher beach environment condo overseas ..that building 80 years old and still standing strong ..problem here builders cheat for better profit.

    Living by the beach is amazing but mother nature will always overpower man's will. Houses by the beach are bound to be corroded sooner than other locations. I know someone whose house is literally right on the beach and she had to do a lot of repairs because otherwise her roof would collapse. 🤷🤷🤷

      It's not florida it's the beach any condo or house on the beach will probably need more work and maintenance. But my dream is to have beach house or beach condo

    This was probably going to be impossible to repair. All those people especially the elderly that had already paid for their unit would be most likely to refuse repairs.

    I am an attorney who represents condo associations and HOAs (which are different, by the way). If you are considering buying a condo, you need to know what the Association’s reserves are AND you want to see their most recent reserve study. Then, it’s basic math to figure out where things stand.

      And you can watch certain RUclips channels to learn what distressed concrete and spalling look like. A cracked segment in a sidewalk segment is one matter; spalling on basement columns or balconies, water staining in bade slabs, cracks and other distress in overhead structural slabs can only mean one thing: buyer beware!

      It's true. Being eaten by hidden, mysterious expenses, covered by the accounting practices on the surface though the "audition" went through... a lot of laymen of board directors knowing nothing ... being fooled but not aware of. Or knowing it however...

      There is Material that will suit saltwater Grade 316 stainless is one but I think they way more expensive to use.

    Saltwater will make steel disintegrate. I've worked on beachfront condos and done tons of repair. Rebar slats and breaks concrete. Post saddles rust out. Bolts corrode and on and on.
    Maintenance is very important . Yearly walkthroughs. Not 40 year

    If the HOAS make people pay so much in fines, and they EXIST to literally keep buildings and homes nice why do they NEVER HANDLE THAT. People shouldn’t have to ASK “is this safe to live in” especially if there is an HOA!!! I lost brain cells watching this. Do your job and you won’t have any problems. The buyer should be able to expect the bare minimum the space they are buying or renting is safe to live in. Idiots.

      It gets back the tight-fisted owners in the unit. Condo Boards are all too often reluctant to raise the monthly assessment even to keep up with inflating costs, because they know that that will sow dismay among the owners. Wait till you have to do the roof, or some other major capital improvement, and you have to levy special assessment. You will be HATED. It's the same story everywhere- people want their lush life and amenities and service, but they somehow think they shouldn't have to pay their costs.

    I owned a home in a townhome community. They had leaks in the water system and decided to fix all the roofs. A special assement of 250.00 per month for 1 year was added. I sold it and moved into a house.

      $250.00/month for a year or $3,000.00 doesn't sound great but to fix your single family home's roof isn't cheap either.

    The word I'd be looking for is Bankruptcy!! From this day forward, if a condo falls on me, it will have to chase me down. Y'all can keep those things!!! Roach motels are looking pretty good right now. The tiny ones. Bad thing is, condos have pretty much shut down a lot of the small hotels. We have screwed ourselves. Guess I'll find a new favorite vacation spot.. 😢

    I suspect we're about to see a humongous wave of Florida condo listings hit the real estate market.

      I just saw one listing price drop by 25% overnight. Only the beginning. The building that collapsed was selling from $600,000 for a small one bedroom to $2.8 million for a large penthouse. These are not asking prices, they are actually recently recorded sales. Listings for nearby buildings that are newer go to $20 million. IMO they are only worth 20% of what they have been fetching. Even if the building lasts for 50 more years an apartment is not worth $20 million. What are you planning to do? Hand a death trap down to your children?

    Maybe reinforced concrete is not adequate as a buildings structural support. Perhaps there needs to be additional structure of steel beams so that if rebar in concrete starts to corrode the main weight is still carried by the steel beams.

    In Japan, home prices deprecates with age due to earthquakes. Florida should be the same, no building should be over 40 years old.

    Why is it different for those downtown office high rises in Brickell? Do they only last 50 years? If not, then Florida needs to overhaul its building codes so that residential condos are just as fortified and resilient as the office towers.

    A major problem arises when a condo Board is run by people who hold a grudge against Germans or Italians or Irish or Polish or French people. They are made to pay more than others. Why should some have to foot the bill for others just because of this or that?

      Where do you get this? Your monthly condo assessment, or HOA, is calculated on your square footage. All owners in the same tier will pay the same assessment. Same with special assessments for large capital improvements.

    So basically rather than buying a condo that you think you will own. Rent, and this way you won’t have to deal with assessment, at the same time. You can’t refinance because you don’t own the property. And it becomes so hard to sell a condo sometimes.

      Certain fast food chains plan that their restaurants be torn down & rebuilt periodically. Changing consumer trends mean customers want the latest & bright and clean dining areas.

      cheap prices? i read two of those condos were for sale for nearly $800k. that isn't cheap to me.

      I doubt they will pay since the engineering report from 2018 said building was UNSAFE structurally and Electrically . Residents did no repairs. Insurance will claim you knew this yet did nothing . They will never pay.

    Building sit on a salty water saturated wet soil and facing higher level of salty air daily no doubt will suffer higher corrosive effect off from its' unique surrounding , owner should realize that wanting to have a scenic vista view of ocean by living next to the beach always come with a cost. 🤔🤔

    In my own personal opinion, Florida is a total scam. I would not only, not live in a Multi-level Condo (even if it was brand new), I wouldn't live near one. Anything more than two stories is not for me.

    Look. at that. So many skyscrapers you cannot see the Ocean. Too many people in Florida. It was too built up in 1961 when I was there. My father was there in 1941 and told me it was much more open view then and he was astounded at the change over 20 years. Less people less garbage,sewage,and pollution. I hope we do not run out of fish. Look at China. Too many people and way too many Men. I feel very sorry for Condo owners in Florida. I liked Disneyland that was in 1988. Glad our hotel was ok and no sinkholes. That was good.

      Concrete and rebar are a wonderful combination at first, but eventually concrete cancer strikes. The rebar rusts and expands breaking off chunks of concrete. Once it starts, it gets progressively faster. Continual maintenance helps, but isn't practical for condo buildings, since much of the concrete is hidden. Basically, a rehab often involves vacating the units and tearing them apart to make repairs throughout. At some point, it's more cost effective to demolish and build new. Ideally, with something else other than concrete and rebar slabs alone, if seeking 50+ year lifespan, but the cost will be far higher.

    As i can see, condo may not sell as often as before after all is said and done. it gonna be somethingelse get homes, apartments, studios or whatever. unless u more inland and feel like paying more then condos may be off urlist of what to get anytime.

      It's not about It being a condo. It's the materials used. A company in Mexico apparently makes a wrap for concrete columns that keeps moisture and water out. This isn't a single issue. Rusty rebar inside the concrete is the problem. And someone said that there isn't much concrete or cement in these columns either. That's kind of scary. Lol

      Only high rise condos, the good one are surbubs, they are just like single family homes only in a gated community. I live in one and it's a normal house not like an apartment

    the copa bella is a nice condo how is it holding up? mobile homes cast alot less too bad there arn't too many to choose from. if you own a condo like the copa bella then you probably already have a house too. problem solved.
