We own a house in Ibiza and have been travelling to the island for over 40 years, the development is dramatic. The island is a victim of its own success, it simply has too many people, often the wrong ones, and the growth is driving up prices and damaging quality. it's a shame
Exactly the same in Northern Cyprus. Building everywhere and prices have gone through the roof in the last 18 months, both to purchase and rent. Lots of Russians and Germans buying which have driven up the prices. People that have lived here for 20+ years are leaving because of costs and utility shortages. Our water is on for maybe 2 hours per day and regular power cuts plus the occasional shortage of lpg gas. This is only going to get worse with 1000’s of new units coming in line.
Hi Dwayne, have followed you for awhile. I’m an architect and real estate developer and have been coming here for most years since 2003. One of the key issues…the island is limiting housing construction….there just aren’t enough housing units for everyone who is here. This ties back to water and infrastructure…there is enough fresh water supply for the projected growth of the island. There is a proposed desalination plant but to my understanding (you know more than me) it hasn’t been approved yet. Btw, happy to buy you a few beers or dinner when I’m there in August. Can also explain why housing has gotten so expensive across the world….not just Ibiza but the UK/Ireland, rest of Spain etc. Has a lot to do with the failure of attracting younger people to the trades and also Russian sanctions impacting the ability to make still, since steel requires nickel to make and 30% of the world’s nickel production comes from Russia.
Wrong there is not enough water. Actually there is a drought. And desalination is NOT the solution. There are currently if I remember correctly two desalination stations working already and just today out of the many companies that sell portable water were completely dry. None had water to sell except one company. I know as I am currently on the island and know hotel owners here and farm owners. The ocean needs its salt water. The answer is not to destroy more of our beautiful nature and environment with more development just to fill these small islands with more people. What a terrible idea. I am a real estate investor and would never agree to that solution. There is a limit to everything. We must preserve places like Ibiza. Not over develop them to make a buck. Imagine if everywhere that more water is needed we would just start building more desalination stations…typical at one moment we would consume and destroy the oceans that are already suffering from all the pollution.

I live in Arizona now, and have lived in Miami, Dubai, and Saudi Arabia, and all four places thrive on desalination, and they manage much greater population growth than Ibiza. Phoenix does just fine on desal as the fastest growing city in the US. There are a variety of ways to handle the effluent, which I think is the problem you are raising.
Came here in summer 2004 with the boys. We were 19 & it was brilliant. No posers, no-one loving themselves by constantly taking pictures for social media. Just people out to have a great time, get on it, dance the night away without giving a shit. We stayed at the Bahia which is next to the now ridiculously expensive, poser paradise bar. I went there in 2015 & it was horrendous. Me & the boys managed to get a packed out BayBar to all take a massive photo of everyone, was epic.
Enjoyed the video Dwayne. I live on the Portuguese island of Madeira, same thing happening here with property prices. Tourism spiked as a result of the island being accessible to travel during covid and many travellers started visiting that were not the traditional demographic associated with the island. That trend is still running away from us with the island being increasingly on the radar of outdoor / adventure travellers. Prices for a T1 in Funchal are now in excess of 1200 a month, I've heard rooms in shared houses going for 700 a month, T3 prices over 3k. Wages are not keeping up with the inflated market. Just seen an article this morning saying that 45% of property purchases are from foreigners, and nationally 37% of rentals are from foreigners, so guess its happening everywhere. While we do have lots of new construction, I don't see the amount of new hotels going up like you seem to have where you are, most of ours is refurb on existing tourist units and then high end apartment builds, 400, 500k+, well out of reach of the average worker here! I'm trying to think what I used to pay for my hostel accommodation in Ibiza during the '97 season. I'm recall it was around 3 mil a night, that was like 12 quid! That was for a private room with sink, but shared toilet and shower facilities. A shared room was less. That was a good chunk of change back then, and you had to put some punters through the doors handing in your flyer for admission discount to earn enough to make rent! 6 nights a week always get a couple of shit locations on rotation during the week and worry if by the end of the week I'd have a roof over my head. Slept on some floors during my time I know! I could go on forever with stories. Years ago my ex wife used to say i was to Ibiza what uncle Albert was to Only Fools and Horses. When I was in Ibiza....

Ibiza is out-pricing itself, it's being stripped of its soul for the VIPs. Yes, the drinks in the clubs have always been expensive but we were prepared for that. Now the Local Spars are 4x more expensive for pre-drinks. Looking at Jet2 and TUI some hotels are an extra £2000 peak season this year on previous years! But we still go for the love of the island! I lived in Ibiza for over a decade, much of it in San Antonio. I left in 2021. I miss her of course, more than words - but seeing this reinforces the feeling I could never shake that the Island will end up exclusively a VIP (add more V's as you go) playground, bereft of the beauty, spirit and people who made it special in the first place. I truly feel for those struggling, I know what it means to call Ibiza 'home'. Good luck one and all x
Great video! I'd still wanted to add something based on my experience. If you plan on only working/living on the island in the summer your accommodation options will consist on basically what's available then, and therefore you'll be paying peak season prices. If you live on island 12 months a year conversely, the accommodation market is fairly different (you'd be looking at about €1K-1.5/month for a small 2 bedroom apartment. I'm a local (born and raised) and I've got lots of friends (also locals) that can afford to pay rent on really 'shitty' jobs (supermarket, warehouse...). It's not super easy to find something, don't get me wrong, but totally feasible.
Was there last June,was there 28 years ago, only 2 times I have been ,it has not lost any of its charm for me something magical about the place, will be going back again. Kicking myself for not going back every year

Its always been a dream of mine to live over in Ibiza, but the whole Brexit thing pretty much put a stop to it all, and 6-months of the year, people must struggle to makes ends meet over there, as it really is such a seasonal island. I think unless you can find ways of earning money outside of basic bar work, you're going to struggle. Bar work is OK up to a point, and for 6 months of the year, but its not always guaranteed. Keep up the good work mate - i'll be making a purchase of the guide very soon.

Had to leave due to that reason and looking for a way to continue on this beautiful island somehow. It became impossible to find a place whats nice to live and is affordable. Will be in Ibiza in July think it will be the last time I visit. Better places to visit now even though I had some brilliant times there in the 90’s. Just too built up and expensive now

Great to see a return to the longer format. The tourist perspective is less immediate but still worrying. It is getting harder and harder to find affordable holidays on the island and, if it continues, the time will come when the whole of Ibiza is an exclusive resort for the wealthy. At that point, the whole character of island will be dead. Tragic.

From a San Antonio point of view, the amount of empty bars, shops and that gigantic skeletal hotel in the Bay - How can owners be happy to sit tight for years until the right offer? They’re clearly well off to be able to do it. They could be converted into living areas. There should be presssure from local authorities to use it or lose it.
Good vlog Dwayne, you have certainly hit it on the head with the accommodation problems here on the island, not just for bar/restaurant staff but also for the professional sector. I speak to a lot of people, friends offer family etc, with the same problem, affordable accommodation. Well done. Dwayne having been to Tenerife twice this year (after a gap of 25 odd years) I can’t say I’m in a rush to return to Ibiza. You can get a pint overlooking the sea for €1 and a 3 course meal for €10. I only really go to Ibiza for the odd trance event but am just as happy to attend an Irish bar with a decent band knocking out covers. I hear Dave Pearce did a show here at Tramps last year, more of that and it’s a no brainer for me. Also there’s a nice mix there with the young and the old and weather is good all year round. 🤔🤷♂️
Biggest difference to me is the accommodation in Tenerife. I Ibiza in high season I spend £10,000 for 2 weeks in a relatively small hotel room compared with other countries.That is not even the cost for an upmarket hotel, just pretty standard in San Antonio. In Tenerife for £6,000 I can get and entire duplex apartment within a hotel complex with so much space, various bathrooms and kitchen etc at nearly half the cost. I'm off to Tenerife in 3 weeks for a week out of season. £600 for 6 nights including flights, in a 4 star hotel bed and breakfast. Nowhere is as good as Ibiza other than the Greek Islands in my opinion but the value for money I get elsewhere now means I can holiday more often for the same budget.
I said last year, ibiza is going the of places like cannes, marbella and similar places. Only the rich will be able to afford to go there. They'll destroy the ethos of the place if they carry on.
The trouble is that the venues being built will rely on volume of people. Once it gets too expensive those places won’t stay open. On top of that, if the place can’t attract people to work in services such as police, healthcare etc as well as tourism, it will no longer be an attractive destination for the rich either. Someone somewhere needs to find a balance but that will mean a lot of concessions from a lot of people.
Can’t out price people to much as the music industry focus will have to change and it wont ….Marbella is a posh commercial vibe mainly for southern English with their little funny shorts on 😂 ..This vid is about accommodation for workers , it’s always been bad just not this bad but loads accommodations for tourists,they can’t stop building hotels ..

Air bnb is banned here in ibiza and estate agents have still found their loopholes to charge astronomical fees because they know the worker tourism lot have saved all winter to chip in with strangers to share overpriced apartments for the summer and leave again without even fighting for their deposits. This looks like the model now where estate agents aren’t even offering places to residents anymore.

Ibiza was good in the past while bohemian,artist and global hedonistic travelling crew were in Ibiza. Always the bohemian and adventurous types arrived on the place and charter tourist follow. With mass tourism places get spoiled,not only Ibiza.Goa,Nepal Cambodia Koh Samui and many similar places.
San Antonio area was spoiled by drunken youth coming form north Europe for weekend. They got drunk,Trush the places and hotels with bed drunken attitude.
I live in the Canary Islands and there are new laws that will be enacted in June. Ibiza government will be watching how these effect the price situation. Canary islands have the same problem as Ibiza right now with staff but it's 15 times the size so there's more room to fix the problem in the Canaries and the population does not spike as hard as Ibiza's. Airbnbs are a big problem.
Accommodation for staff, hotels should offer rooms on a “room only” basis so its just class as low rent with hotel not really needing to be open, all them rooms empty, staff nowhere to stay its crazy. It is so simple, I am sure there are some sites that would rent rooms to staff if they could prove where they work. Income for hotels in off season with no staff required.
Same as London...It's layered the reason I think but one of the reasons is people/owners/authorities, want the high end luxury tourism. It brings more money & less issues, apparently. The high end luxury is happening in London to. This shifts & changes the demographics. Place that also thrive on Tourism in place that gets mega popular always up the prices..
Nobody or very few can afford a holiday abroad or anywhere this year. Cost of living gone through the roof in the uk. Who’s going to fill those hotels and apartments ? Everyone is skint. Trying to work out which bill they can afford to pay, or if they can even buy food. And that’s people in work..👍❤️👍🇬🇧

As a Agent for TUI i will say this… Flights to almost everywhere in Spain is being cut back … Why ?. Because holiday Bookings for the spring season is down 81% yeas thats correct down 81% , No one is booking. Even now on line your already seeing offers for bookings. The cost of living is making people stay at home. No one has any spare cash , Wait till the EU introduce the New Visas and Finger printing at all its Airports with Photo IDs Taken for a DATABASE. No one wants that . They just want to show a Passport and thats it. All surveys on this shows that 90% are against it and will not travel to the EU countries that Introduce it. Holidays to the Philippines , Thailand , India , Bangkok , Vietnam , etc is seeing more tourists. With Cheaper Flights and accommodation. I firmly believe the new EU entry rules will destroy the Tourism Industry for all EU countries… Its going to be a Bumpy ride.

Last summer i talked to girls that were living together in a pretty small house and they were paying like 2 k rent per month so 500 each, i said myself, fkin hell people that want to work the summer basically have a salary that does not even cover their rent if they want to live alone, crazy prices for everything, unfortunately it's a situation which is very noticeable in other place as well, obviously Ibiza being a pretty small place with a huuuuuuge demand it is really going to cause big big problem for the fundamental services of an Island that during the summer is basically a hotpot for everything you can think of safetywise.

Sounds like the island would benefit from the creation of a second property market, as there is on my home island of Guernsey. The 'Local Market' is reserved for people who were born on the island and people who've been issued a license to work on the island. The other market is 'Open', allowing wealthy people to buy or rent properties at inflated prices, then they are given the right to live on the island by virtue of what they will contribute to the local economy.
@@DwayneMuffin To be honest, it hasn’t worked out that well on Guernsey, because a lot of local people are employed by offshore banks, so the local market prices have also become inflated. Only way to combat it is for everyone to collectively refuse to pay extortionate rent.
it's the way it is sadly. no incentive to build social housing to offer reasonable rents,, too much profiteering driving prices of everything skywards. i don't know what the answer is outside government regulation to enforce affordable housing. but when your economy is built around tourism will the do that?

It’s not that prices are going up. The value of property has not changed, the ecb is printing money the value of the euro has declined for 20 years straight. You need more euros to pay for the same things. Inflation is theft.

No doubt, Ibiza is a beautiful island and an amazing place, but unfortunately, there seems to be no 'middle ground' between the islands rapid growth, popularity and success over the decades, and it becoming an economical victim of that, impacting those who keep it spinning. Looking at some of the backdrop in this, there seems to be more cranes per square mile, than in London at the moment.
That is how a lot of the best places have changed and why i am leaving california. its very sad that so many people thought it was ok to have so many children. the narcissism of it all. having one child is best for the child! and no children is best for the universe.
We’ve said it many times on your videos, Ibiza has got way too expensive and it is now either a few days break for the youngsters and not a week or 2 like it was 15+ years ago or it’s the rich influencer mob pouting at o beach…….. Not once have I considered the workers and the house rentals etc. without that great group of people the island cannot survive, fact. On the flip side, when the local property owners see the astronomical prices being charged by hotels/clubs etc - they can increase their income. I do not want to see the island implode because it’s unique and one of the best places on the planet, but hopefully this can serve as a reset button to make it affordable again. It won’t happen overnight but hopefully over the next couple of years. Hope you are ok Dwayne

Prices for a T1 in Funchal are now in excess of 1200 a month, I've heard rooms in shared houses going for 700 a month, T3 prices over 3k. Wages are not keeping up with the inflated market. Just seen an article this morning saying that 45% of property purchases are from foreigners, and nationally 37% of rentals are from foreigners, so guess its happening everywhere. While we do have lots of new construction, I don't see the amount of new hotels going up like you seem to have where you are, most of ours is refurb on existing tourist units and then high end apartment builds, 400, 500k+, well out of reach of the average worker here!
I'm trying to think what I used to pay for my hostel accommodation in Ibiza during the '97 season. I'm recall it was around 3 mil a night, that was like 12 quid! That was for a private room with sink, but shared toilet and shower facilities. A shared room was less. That was a good chunk of change back then, and you had to put some punters through the doors handing in your flyer for admission discount to earn enough to make rent! 6 nights a week always get a couple of shit locations on rotation during the week and worry if by the end of the week I'd have a roof over my head. Slept on some floors during my time I know!
I could go on forever with stories. Years ago my ex wife used to say i was to Ibiza what uncle Albert was to Only Fools and Horses. When I was in Ibiza....

Ibiza is out-pricing itself, it's being stripped of its soul for the VIPs. Yes, the drinks in the clubs have always been expensive but we were prepared for that. Now the Local Spars are 4x more expensive for pre-drinks. Looking at Jet2 and TUI some hotels are an extra £2000 peak season this year on previous years! But we still go for the love of the island! I lived in Ibiza for over a decade, much of it in San Antonio. I left in 2021. I miss her of course, more than words - but seeing this reinforces the feeling I could never shake that the Island will end up exclusively a VIP (add more V's as you go) playground, bereft of the beauty, spirit and people who made it special in the first place. I truly feel for those struggling, I know what it means to call Ibiza 'home'. Good luck one and all x

If you plan on only working/living on the island in the summer your accommodation options will consist on basically what's available then, and therefore you'll be paying peak season prices. If you live on island 12 months a year conversely, the accommodation market is fairly different (you'd be looking at about €1K-1.5/month for a small 2 bedroom apartment. I'm a local (born and raised) and I've got lots of friends (also locals) that can afford to pay rent on really 'shitty' jobs (supermarket, warehouse...). It's not super easy to find something, don't get me wrong, but totally feasible.

Its always been a dream of mine to live over in Ibiza, but the whole Brexit thing pretty much put a stop to it all, and 6-months of the year, people must struggle to makes ends meet over there, as it really is such a seasonal island. I think unless you can find ways of earning money outside of basic bar work, you're going to struggle. Bar work is OK up to a point, and for 6 months of the year, but its not always guaranteed.

The tourist perspective is less immediate but still worrying. It is getting harder and harder to find affordable holidays on the island and, if it continues, the time will come when the whole of Ibiza is an exclusive resort for the wealthy. At that point, the whole character of island will be dead. Tragic.

From a San Antonio point of view, the amount of empty bars, shops and that gigantic skeletal hotel in the Bay - How can owners be happy to sit tight for years until the right offer? They’re clearly well off to be able to do it. They could be converted into living areas. There should be presssure from local authorities to use it or lose it.

Dwayne having been to Tenerife twice this year (after a gap of 25 odd years) I can’t say I’m in a rush to return to Ibiza. You can get a pint overlooking the sea for €1 and a 3 course meal for €10.
I only really go to Ibiza for the odd trance event but am just as happy to attend an Irish bar with a decent band knocking out covers. I hear Dave Pearce did a show here at Tramps last year, more of that and it’s a no brainer for me. Also there’s a nice mix there with the young and the old and weather is good all year round. 🤔🤷♂️
Which area u recommend in Tenerife?
Biggest difference to me is the accommodation in Tenerife. I Ibiza in high season I spend £10,000 for 2 weeks in a relatively small hotel room compared with other countries.That is not even the cost for an upmarket hotel, just pretty standard in San Antonio.
In Tenerife for £6,000 I can get and entire duplex apartment within a hotel complex with so much space, various bathrooms and kitchen etc at nearly half the cost.
I'm off to Tenerife in 3 weeks for a week out of season. £600 for 6 nights including flights, in a 4 star hotel bed and breakfast.
Nowhere is as good as Ibiza other than the Greek Islands in my opinion but the value for money I get elsewhere now means I can holiday more often for the same budget.

I said last year, ibiza is going the of places like cannes, marbella and similar places. Only the rich will be able to afford to go there. They'll destroy the ethos of the place if they carry on.
The trouble is that the venues being built will rely on volume of people. Once it gets too expensive those places won’t stay open. On top of that, if the place can’t attract people to work in services such as police, healthcare etc as well as tourism, it will no longer be an attractive destination for the rich either. Someone somewhere needs to find a balance but that will mean a lot of concessions from a lot of people.
Can’t out price people to much as the music industry focus will have to change and it wont ….Marbella is a posh commercial vibe mainly for southern English with their little funny shorts on 😂 ..This vid is about accommodation for workers , it’s always been bad just not this bad but loads accommodations for tourists,they can’t stop building hotels ..
The problem is bigger in Ibiza, because Ibiza is an island while Marbella and Cannes are not.

Air bnb is banned here in ibiza and estate agents have still found their loopholes to charge astronomical fees because they know the worker tourism lot have saved all winter to chip in with strangers to share overpriced apartments for the summer and leave again without even fighting for their deposits. This looks like the model now where estate agents aren’t even offering places to residents anymore.

San Antonio area was spoiled by drunken youth coming form north Europe for weekend.

I live in the Canary Islands and there are new laws that will be enacted in June. Ibiza government will be watching how these effect the price situation. Canary islands have the same problem as Ibiza right now with staff but it's 15 times the size so there's more room to fix the problem in the Canaries and the population does not spike as hard as Ibiza's. Airbnbs are a big problem.
Accommodation for staff, hotels should offer rooms on a “room only” basis so its just class as low rent with hotel not really needing to be open, all them rooms empty, staff nowhere to stay its crazy. It is so simple, I am sure there are some sites that would rent rooms to staff if they could prove where they work. Income for hotels in off season with no staff required.
Same as London...It's layered the reason I think but one of the reasons is people/owners/authorities, want the high end luxury tourism. It brings more money & less issues, apparently. The high end luxury is happening in London to. This shifts & changes the demographics. Place that also thrive on Tourism in place that gets mega popular always up the prices..
Nobody or very few can afford a holiday abroad or anywhere this year. Cost of living gone through the roof in the uk. Who’s going to fill those hotels and apartments ? Everyone is skint. Trying to work out which bill they can afford to pay, or if they can even buy food. And that’s people in work..👍❤️👍🇬🇧

Just come back from a month in Ibiza….I’d already booked a week in October but after that I’m not coming back….in the past 5 years it’s got noticeably worse.
Same thing with a lack of housing is happening on the Island of Britain, though it is bigger, it is overpopulated and getting worse by the day. Ibiza should be a forewarning to Britain!

The accommodation problem for locals/workers is prevalent on most Spanish Islands... wages in Spain are very low in comparison to those of the visitors.
As a Agent for TUI i will say this… Flights to almost everywhere in Spain is being cut back … Why ?. Because holiday Bookings for the spring season is down 81% yeas thats correct down 81% , No one is booking. Even now on line your already seeing offers for bookings. The cost of living is making people stay at home. No one has any spare cash , Wait till the EU introduce the New Visas and Finger printing at all its Airports with Photo IDs Taken for a DATABASE. No one wants that . They just want to show a Passport and thats it. All surveys on this shows that 90% are against it and will not travel to the EU countries that Introduce it. Holidays to the Philippines , Thailand , India , Bangkok , Vietnam , etc is seeing more tourists. With Cheaper Flights and accommodation. I firmly believe the new EU entry rules will destroy the Tourism Industry for all EU countries… Its going to be a Bumpy ride.

Last summer i talked to girls that were living together in a pretty small house and they were paying like 2 k rent per month so 500 each, i said myself, fkin hell people that want to work the summer basically have a salary that does not even cover their rent if they want to live alone, crazy prices for everything, unfortunately it's a situation which is very noticeable in other place as well, obviously Ibiza being a pretty small place with a huuuuuuge demand it is really going to cause big big problem for the fundamental services of an Island that during the summer is basically a hotpot for everything you can think of safetywise.

These types of vlogs are great! Would love to see the site of Privilege when you’re next up in that area. The housing crisis is very similar in most parts of the world. But I hope businesses can partner up with hotels etc and get some discount accommodation for their employees.

Sounds like the island would benefit from the creation of a second property market, as there is on my home island of Guernsey. The 'Local Market' is reserved for people who were born on the island and people who've been issued a license to work on the island. The other market is 'Open', allowing wealthy people to buy or rent properties at inflated prices, then they are given the right to live on the island by virtue of what they will contribute to the local economy.

@@DwayneMuffin To be honest, it hasn’t worked out that well on Guernsey, because a lot of local people are employed by offshore banks, so the local market prices have also become inflated. Only way to combat it is for everyone to collectively refuse to pay extortionate rent.

It’s not that prices are going up. The value of property has not changed, the ecb is printing money the value of the euro has declined for 20 years straight. You need more euros to pay for the same things. Inflation is theft.

No doubt, Ibiza is a beautiful island and an amazing place, but unfortunately, there seems to be no 'middle ground' between the islands rapid growth, popularity and success over the decades, and it becoming an economical victim of that, impacting those who keep it spinning. Looking at some of the backdrop in this, there seems to be more cranes per square mile, than in London at the moment.

That is how a lot of the best places have changed and why i am leaving california. its very sad that so many people thought it was ok to have so many children. the narcissism of it all. having one child is best for the child! and no children is best for the universe.
We’ve said it many times on your videos, Ibiza has got way too expensive and it is now either a few days break for the youngsters and not a week or 2 like it was 15+ years ago or it’s the rich influencer mob pouting at o beach……..
Not once have I considered the workers and the house rentals etc. without that great group of people the island cannot survive, fact.
On the flip side, when the local property owners see the astronomical prices being charged by hotels/clubs etc - they can increase their income.
I do not want to see the island implode because it’s unique and one of the best places on the planet, but hopefully this can serve as a reset button to make it affordable again.
It won’t happen overnight but hopefully over the next couple of years.
