The main reason agents try to talk you out of selling as-is is they lose major markup on all the BS they can rack up with the contractors. Cuz you know they always have their house flipping team that uses the cheapest repair jobs at a premium price. $30k in repaired when in reality the agent only pays out half that.
I sold my house as-is but I gave them a lot of money off the price of the house to do the repairs! I disclosed the repairs needed, I actually put in a lot of money myself but am just done, few things left and I am really going to lose out here but I don't care anymore!

Why would a buyer be concerned about your confidence? Your value system isn't the same as someone else's. Besides, a buyer should be automatically untrusting and discerning so taking your word for anything is meaningless.
A local builder who worked on our house has offered to buy it. Thoughts? We were very happy with the work they did when we had an insurance claim. Thoughts? Trying to decide if it’s worth the hassle of doing Reno’s if the end net return is close to the same. No major issues with the house, but it’s dated and needs a long list on repairs and a Reno.
I am in the exact same way... I "Flip" houses have for over 40 years... but now, I, and my two brothers have inherited our parents house after our mother died... half of the house is 1933 and the other half is 1977... Today... I'm getting ready to PAINT the outside of the House... on ANY "Flip" I have done... if possible I repaint the house (OUTSIDE) Curb appeal... and today mowed the lawn, (hopefully since it is October, it will be the last cut... The Lawn looks great. What I have found... that you can only do so much with what you have... and if YOU already know you're not going to get that much money from fixing it up even more... then sell "AS IS" If you paint walls (REFRESH) that is great... a coat of (light color is best) paint makes it feel Clean... Also... in this day and time... REMEMBER... a lot of people are trying to find a 2nd house to make an AirBnB.... I will strongly word this in the description when I sell this house. My advantage to this house... is that it can be made into Commercial in a heartbeat, since across the street that man took Farm land (yes, we're out in the country only by a block away from "City". Just by saying... "This (house) could make a Great Airbnb" it strengthens the buyer with thinking about an extra income.
Get the inspection, disclose all the items that are small. Fix anything that would be a deal breaker, roof, AC, etc. Foundation issues...just give up. Mold, just burn it down. I've had requests for "repairs" on a home that were actually downgrades based on some home inspectors "recommendations". Naturally they were refused. Let's downgrade a home for no reason to appeal to a buyer that might end up bailing anyway...not.
@@R-BURQUENO I had someone want to change from ceramic tile roof on a patio to a rolled roof because some inspector said the pitch was not correct for ceramic. Granted it showed no signs of leaks in 20 years. The entire roof on the house was ceramic tile. Stupid inspectors.
I sold my property as is it was a triplex I had a lot of leverage as my property is in Southern California. Gave 2 empty units and had tons of offers. As is gives me ultimate control. Every counter offer after inspection was am not doing nothing as is you signed oops 🙊. Am not an agent and still screwed the buyer by not giving in. It’s all about winning.

I bought pos houses and left them all in better shape than what I got from lazy cheap homeowners. House inspectors are useless as well. They didn't find bad roof sliding off, broken propane fireplace, water softener system not hooked up, mold in walls, creosote in fireplace, leaking window and French door, tree roots growing into side of house, kitchen vent not working, hand rail improperly installed. We fixed everything. I'm the kind of home owner you want!!
@@aslmad1, then don’t own a home. It’s like pets, don’t have pets if you can’t afford to feed them properly or take them to the vet when needed. Same with children don’t have kids if you don’t want to raise them properly.

At this time, yes that is correct. At the same time, it's also changing right on pace with the 2022 predictions video I created. I won't be surprised if the real estate market ends the year slightly negative in 2022. (depreciation)
Yep, my wife and I just looked at home being sold as is. It's a really nice home and I love it but she does not trust it. I really can't blame her 🤷 plus the home is overpriced and other homes around the area have been going for $30,000 to $40,000 over the asking price. DEFINITELY NOT A BUYER'S MARKET RIGHT NOW!!!!
@@sct4040 The BUYER can Pay to have an inspection... too.... if they want it bad enough selling AS IS... the seller does not need to PAY for an Inspection. That is another $600. or more out of pocket for the seller.
Geez, not money they already get 6 percent or half that in selling your home. Maybe a referral or a Thank you card but the money they get a huge portion already. Trust me not all realtors are equal. I actually found my house on my own after firing a relator when I first bought as she was simply lazy on things and then when I tried to sell my house years ago market not great, the relator lied and just wanted my listing in the area as he was not in.. Learned the hard way and took advantage of me not being savvy enough about what he was doing. I asked him what should I do to help increase the interest in my house example like taking the old carpet off the porch and painting it. He said nothing.. We ended up doing things anyway and improved our interest.. As I said he only wanted his name in the area he was not listed yet.
Just so you'll know, it's "As is" not "Uz is". My very good friend became a realtor and did just fine at first and then not so much. I used her to sell my house and buy a new one. She kept saying "escrowl" instead of "escrow"; why the "l" on the end I just don't know. I finally mentioned it to her and she had no idea she was saying it wrong. She had trouble saying it correctly, but soon got it right. After that she slowly started doing better. It's not "uz is"; it's "As is".

I can't say escrow correctly, because I had my two front teeth knocked out and have CAPS on my teeth... so I'm sure you would feel the need to "Correct me too... which can hurt someone's feelings. You need to look in your own backyard and find out why YOU need to be in Control all the time... Please... Think... before you "Correct" someone... maybe they just can't help it. There is a difference between being a "Know it All" and helping someone with constructive criticism. When I SEE someone misspell something in a post... I post back... agreeing with them (using the correct spelling) hoping they SEE the correct spelling without me hurting someone's feelings... just because I can.

Like even some small regions in the U.S. say certain words different even while most others words are pronounced like they would elsewhere. But yeah, I seriously thought maybe it's just a real-estate term way of pronouncing it. :-P

If you lie on the property disclosure or to the buyer or agents, you may or may not have committed fraud, which can be the basis for a lawsuit. These issues can vary widely from state to state; consulting with legal counsel is very important to make sure what the rules are. The last you want to is have a court reverse the sale, meaning now you have to refund the buyer's money, plus court costs, legal fees, interest, etc. AND you now own the house you tried to sell.
todays market there is no reason for a seller to get an agent...the buyer has to have "due dilligence" in getting their house...you just sit back and let the buyers agent be your agent when it comes to closing...your house will sell itself and you dont' need an agent
