I’ve slowly done all the things you’ve suggested to get my home ready to sell, and thanks to you, I decided to list at a bit less to get a bidding war going on, and I did! Yesterday, I received $5000 over asking price in one day on a $280,000 condo!

I painted a portion of my hallway in my condominium Miss Go Litely, turquoise type color and I installed a cute little cream molding across the top, it is a featured wall with pretty art decor & yellow cabinet, colorful decorative rug. The rest of my place is a Conservative, sea salt pale grey that looked green but is pale grey with green tone. Everyone loves it. It is beautiful. I might do a little wallpapering in the forrier or bay window area, or the back bedroom, I'm applying a beautiful "tiled" wall paper to the base of my peninsula, up my side wall & stove backsplash. My taste is exceptional, so even if somebody doesn't care for something, I don't see them not wanting the property because the upgrades are hard to pass up & who's going to pass on non-taste versus no inventory or dumps!?! I think what matters is effort, if people see an owner cared about a place, that is what is going to stand out!!! Not that I didn't paint exactly to THEIR demands. An owner should have the right to enjoy their property to at least some extent. I don't agree to having to paint it to appease others, unless it's really bad, offensive, but cosmetic stuff is to be expected for the buyer to change up once they are in the place. That's my OP an being a house I know houses!!! 🏡💟☺️
I realize this is anecdotal, one person's "preference", but if there's one thing on walls that I don't want, it's wallpaper. Sorry. Most of the rest of your ideas seem appealing, but wallpaper is such a nightmare to get off if it isn't exactly right. Again, highly subjective, but paint I can paint over easily. Wallpaper, not so. Best to you, hope it works out. You sound like a wonderful person who has attention to detail. I'm genuinely trying to help.

Get my new condo in 3 weeks - I appreciate your candid presentation for BOTH buyers and sellers. I am doing a 20k remodel. Seller did nothing to fix up the place and walls avocado and pink - uh huh.. The place next door (identical view / layout) WAS cleaned up. I told seller either drop the price to my price or I am buying next door which is move in ready. She did. Your points in your videos are honest - even if not always easy to hear from BOTH buyer / seller perspective.
I will never again allow a kick box on my door. Last time i sold my house, it damaged the door. That aside, my agent should be showing my house and present for every showing, so they're able to answer questions about the house
We’ve bought and sold 3 homes with the worst realtors who did NOTHING but open the door. Last sell, I INSISTED I wasn’t leaxving and stayed out of the way packing up a garage, pleasantly saying if there was anything I could help with , just ask…….THEY did….and the brought objections, which I made suggestions for easy solutions for. I was able to explain the makeup of the neighborhood and why we’d loved it, etc. THAT was the showing that SOLD! Our last buying exp. WE found the listing ourselves, the agent met us to open it and walk around w/us……saying NOTHING. Even when there was an opportunity for her to make a good suggestions, even when there was clear chance to ask if we had s y concerns, could we see ourselves living there, would our furniture fit……yadda yadda….sales BASICS!! I believe many realtors don’t TRY to sell other agents listings …if there is any chance they can double dip on one of their own. FSBO this time for us. BE THERE…unobtrusively. Put on your nicest appearance and kept a bright smile on your face at all times. PEOPLE WANT THINGS OTHER PEOPLE HAVE IF THEY VIEW YOU as more successful or affable then they may be. I was able to engage the buyer on a motorcycle we were selling…’imagine’ coming up your drive after a nice long ride!’ I actually offered to include it in a full price offer…which they gave us but didn’t ask! 🤔. There is no replacement for interacting with owners when they polished , pleasant, and can tell buyer (if they ask) what they loved about living there w/o being pushy. Just a nice conversation.
Again... WOW! I am so sorry to hear about your experiences with Realtors. Every industry has good and bad apples. It always comes down to the individual and how they practice. Just because someone is part of "big name brokerage xyz" doesn't make those agents any better than the small brokerage. It all comes down to the agent and how they practice real estate. That said, that is why it's SO IMPORTANT to Google an agent to scope their online ratings, reviews, and past sales performance and to also check out their Social Media so a buyer/ seller has a better idea of what an agent does and does not do. You probably already know this, but statistically a FSBO will net less money to the seller than if they worked with a Realtor. The current real estate market is also changing which makes the job of selling homes more challenging. Something to think about. In any decision you make, I'm sending you positive vibes everything goes your way!

Having planned on FSBO, We did recently did interview 3 agents so far….fully unimpressed w/a supposed top agent’s, manner, personality, lack of basic professionalism and ethics (“Don’t get a pre-inspection or you’ll be legally required to disclose. Better to say ‘you don’t know”) and highly doubt they had any serious sales skills, other than unlocking a door. Starting to wonder if my expectations are too high? 😵💫. We are in no rush, so we are changing our time line to list for now. Maybe you could advise pro/con to just list ourselves -for now- on Zillow, minus MLS…everyone we’ve spoken to go check there first. (owe have our own pics which the 1st agent loved said they’d use and give us a sellers credit. Last one said no b/c they wouldn’t be the right resolution to upload….which I just checked on the Zillow owner dashboard, just to see. & they uploaded fine and look great! Even compared to ‘pro’ pics I see on other listings they are infinitely more engaging. This is why, combined w/past dealings…it’s making it hard to trust a realtor again .🤦🏻♀️🤷🏻♀️
@Andrew potential buyers have told me to NOT even consider staging my condo I will sell shortly because they want a clean empty slate to imagine how THEIR stuff would work there. What say yee?

This verification of buyers is very important what I have run across Buyers Agent won't do and get mad when I ask for it. But as a buyer 2x's i had my doc in order and ready to proof i had the funding in place and so should a buyer b 4 coming in my home for sale I love your videos keep them up you speak reality subscribed

If a buyer agent gets upset that you require POF/ a buyer's loan pre-approval letter then that could be red flag that they, themselves, may be showing a buyer your house without one. A fool's errand from my POV. You keep doing you that way you have and you'll continue your real estate success! Just happened in my neighborhood, one worked hard remodeled himself, sold in a day for $420,000. Around the corner, same square footage, he did no improvements, sold for $430,000! The other guy was disappointed because he did all that work and got 10k less! You never know!
Hi Andrew!😊We have ended up in difficult situation selling the house. The realtor was insisting on an narrow customer niche , did not handle neither the water body / river as a part of the property as the buyer insisted on their own inspections obtaining flood insurance nor she could not handle assessors unit which used to be for our close family only but could be rented out as the law changed just before the house went on sale.
I tried to give my neighbor this advice that I learned from you and my agent friend Kim . Kim did all this as you advance se, and got me top dollar, and I wanted to see my neighbor friend do the same. Sadly, the neighbor just sold it FSBO , and now they have flipped it with inexpensive renovation and it’s now on market for 40% more than she sold it for. She could have done those small things you advise and at least gotten 15% more. Excellent advice, Andrew!

Having the house professionally cleaned for the new owner - YES! My daughter and son-in-law just bought a three thousand sq ft gorgeous home, but when I helped them move in, the previous home owner left it filthy - trash bin drawer had layers of gunked up filth, chocolate chip cookie chunks in the cookie sheet cabinet, kids handprints on everything, public hairs in the shower, toilet bowl with pee drips. I was appalled. Soooo rude! The sellers got their asking price and rewarded the kids by leaving them a filthy mess.
Hey, I like you! How can I list a review of a highly unethical realtor we got stuck using via inescapable contract - she literally poached a buyer another agent had shown the home thst morning…..as well as numerous other shady things …can they sue y9u for liable of anything?

You always retain the option to reach out to the agent's broker in charge to discuss your concerns with their broker. IF all else fails locate the local Realtor Association and Real Estate Division to see what options you might have or you can reach out a real estate attorney in your area if you prefer. Unprofessional or cheap photography can make the house look haunted. My husband and I are looking for a new home and when the photos are dark, fuzzy, difficult to see clearly we usually move on to the next home on Zillow or whomever. Get good photos! Do you want people to think your house is haunted or worse.... filled with cigarette smoke?
So my house same layout as Nextdoor neighbor should be priced the same???? they are too cheap to maintain the home. Back yard is a sewer from broken pipes, roof leaking. I replaced my HVAC, metal roof transferable lifetime warranty, new insulation, new plumbing, new water heater up to code with expansion tank, remodeled kitchen, removed wall to give open concept. I am only house on block with swimming pool, fenced in yard, both bathrooms remodeled. Fresh neutral paint, did not cover up terrazzo floors & having them polished! When people buy a house, they don’t wanna have to replace the roof the AC the plumbing I could go on and on. I have the right to price it appropriately to the upgrades. my real estate agent will defend this. In addition, I will have a home inspection done on my property. And I will have the agent show this list to the buyers, letting them know upfront what is wrong. And it is priced to sell. We are not taking any reductions for things on the inspection report.
I have to laugh on the subject of cleaning when you leave your home. The house we have our eye on is similar to our current house (mid century home in serious need of restoration) We will have completed our restoration (restoration, not remodel) when we list our house. But, our next house is a complete disaster. Nothing has been done for literally DECADES, including simple cleaning. It is pretty awful We are not put off by this because we really enjoy old home restoration. But, it has been on the market for almost a year at this point because of this very issue. It's filthy, smells awful and so no one is willing to take on the mess.
2:19 - Really……..billions of people?!? Billions of people want to live on my street of 20 houses or neighborhood of 400 houses or city with a total population of 55,000? smh

Having the house professionally cleaned for the new owner - YES! My daughter and son-in-law just bought a three thousand sq ft gorgeous home, but when I helped them move in, the previous home owner left it filthy - trash bin drawer had layers of gunked up filth, chocolate chip cookie chunks in the cookie sheet cabinet, kids handprints on everything, public hairs in the shower, toilet bowl with pee drips. I was appalled. Soooo rude! The sellers got their asking price and rewarded the kids by leaving them a filthy mess.

Hey, I like you! How can I list a review of a highly unethical realtor we got stuck using via inescapable contract - she literally poached a buyer another agent had shown the home thst morning…..as well as numerous other shady things …can they sue y9u for liable of anything?

WOW! That's insane! It really depends on your contract though it's not likely. You always retain the option to reach out to the agent's broker in charge to discuss your concerns with their broker.
IF all else fails locate the local Realtor Association and Real Estate Division to see what options you might have or you can reach out a real estate attorney in your area if you prefer.

Unprofessional or cheap photography can make the house look haunted. My husband and I are looking for a new home and when the photos are dark, fuzzy, difficult to see clearly we usually move on to the next home on Zillow or whomever.
Get good photos! Do you want people to think your house is haunted or worse.... filled with cigarette smoke?

So my house same layout as Nextdoor neighbor should be priced the same???? they are too cheap to maintain the home. Back yard is a sewer from broken pipes, roof leaking.
I replaced my HVAC, metal roof transferable lifetime warranty, new insulation, new plumbing, new water heater up to code with expansion tank, remodeled kitchen, removed wall to give open concept. I am only house on block with swimming pool, fenced in yard, both bathrooms remodeled. Fresh neutral paint, did not cover up terrazzo floors & having them polished!
When people buy a house, they don’t wanna have to replace the roof the AC the plumbing I could go on and on. I have the right to price it appropriately to the upgrades. my real estate agent will defend this. In addition, I will have a home inspection done on my property. And I will have the agent show this list to the buyers, letting them know upfront what is wrong. And it is priced to sell. We are not taking any reductions for things on the inspection report.
Yes the pictures can be rather horrible online.

I have to laugh on the subject of cleaning when you leave your home. The house we have our eye on is similar to our current house (mid century home in serious need of restoration) We will have completed our restoration (restoration, not remodel) when we list our house. But, our next house is a complete disaster. Nothing has been done for literally DECADES, including simple cleaning. It is pretty awful We are not put off by this because we really enjoy old home restoration. But, it has been on the market for almost a year at this point because of this very issue. It's filthy, smells awful and so no one is willing to take on the mess.
