    So with all things outside of my control, the issue with renting out my place is security of my home. What do you do with all of your personal items? How do you secure the premises without spending a ton of money on security measures?
    Once you’ve surmounted those obstacles, how do you find and market to a desirable client?

    So we're going to rent out the second floor and we'll put soundproofing between the floors. However I I am concerned that the soundproofing won't be enough and I'll feel like people are tripping over head. Our goal is to have our monthly mortgage paid and have enough left over to do some traveling when we retire in a few years

    Love the new do! We do not own a sticks and bricks; we essentially full time RV but I still found this interesting. I always think you are so thorough no matter what the topic.

    Hi Leslie! I am looking for a good property in my area because my HOA will not allow ST rentals. My goal would be a duplex that would provide income for travels & support partial retirement.

    How to discern between what to keep out ot not move in my house prior to a booking? Like what recs or lists do you have so we can be sure to hide/take down/store, etc... thanks!

    I have a house here in Northern California. There are laws prohibiting short term renting from a ADU. I am considering having a ADU built attached to back of my garage but I’m fearful that I’ll end up with long term rentals. My other option to put stairs up to back of my house leading to a balcony patio which has access to a master bedroom and bathroom. I could wall of the doors from the inside of the house and make the back of my home with the balcony a studio. But I only want short term rentals for Airbnb and not sure if any of this will work.

      Hi Mari, That's a lot to consider. As I don't know what an ADU is and I can't speak to your local laws, I'm not much help. But I can tell you that YOU control if you host short-term or long-term guests or tenants. You can establish a limit for short-term guests - say, 30 days - and simply not accept bookings for longer than that.

    As a college student who needs the extra cash and has the property available to rent I am very interested in renting a B&B. My main questions stem from the legality of this all. I read a lot about STRs and stuff like that, could you run down the bare minimum requirements as far as licensing goes for renting out say a townhome or apartment?
    What's the best way to get started? First steps? A good basics video on topics like this would be amazing

    I live in a HOA. Homeowners Association. I own my house but not my lot. My neighbor across the street rents their house out for several months in order to leave on vacation during our hottest months. I am wondering if the “office” will for id Air B & B type rental?

    I have given tho't to renting out my home for about 3 months during the winter so that I can go down where you are. But, since I'm retired and wanting to get out of the cold and severe snow storms, I'm wondering if there is any sense to even thinking of doing something like a B& B or if it would be better for me to just rent out the house thru' a local realtor for the whole time period I'd be down south. I have done B&B rentals myself in place of renting a hotel, so I know a little about being the renter, but I know nothing about how to get into the program of renting to others. Ideally, I'm assuming one would have to be in a real popular resort area for it to really work, or are there enough business people who would be interested? I am up in the Lake Erie area and we have many people come here on vacation for fishing. Others like to come here for our wonderful hunting during those seasons, and others like to Ice fish, so there is a pretty good attraction to the area, but not like that of Florida. I am about a mile and a half from Lake Erie in a small suburb. One big question I would like to know is, how do you keep things in the house private to you? Where do you put personal things like family photos, important papers, all kinds of things along that line so that strangers aren't getting into any of that? I'm sure one would have to remove from everyday view anything personal, so how does one keep from losing their own personal lives in a case like that? Where do you put all your clothing and everything which isn't going with you? I have a nice home in an attractive subdivision, but I have no garage. So, does that mean renting a storage unit and going thru' that repeatedly, and if so, wouldn't that eat up most of the profit? Also, what about water bills etc.? Here water & sewer is very expensive, and it goes by consumer usage. If I had a renter who was cautious, bills would be low, but if I had those who use far more than average, I'd be on the short end of the stick. And is it even worth trying to do if the house isn't on a lake, or in some extremely popular resort area? Too many questions, I know but perhaps you can keep some to use for a few different videos. I'm sure others have many of the same questions. Thanks, Leslie!
