    We just moved from Phoenix, AZ to Irving, TX and even though the online reports showed things were more expensive in Phoenix, It's the opposite for us. We spend about $30-$40 more per week in Irving in groceries for a family of 3. Fruits, vegetables and meats are more expensive here. Also, I don't take the bus, but it is more expensive in Irving than in Phoenix, $6 dollars in Irving for all day to $3 in Phoenix. We went from living in a1500 sqt ft small house in Phoenix to living in a 800sqt ft in Irving and the electricity bill is $181even though we barely use the AC, in Phoenix we paid about that in the Summer when we used the AC all day.

    I live in Dallas and my rent for a one bedroom is 1,024.00 per month. This doesn't include utilities, toiletries, insurance, gas, nor groceries. Once you add all of that up its 1500.00 per month. Plus the city is crowded now. The traffic here is the worse

    I spend 40 dollars every 3-4 weeks on food. I can go to the store and get just 20 dollars worth of groceries. 200-350 a week is INSANE on food.
    Anyways, am considering the Dallas/FTW area. Arlington and Irving included also.

    Gas prices in Oregon are at $3.19. At least where I'm living. How is the economy in the DFW area? Can't wait to move back. My dad lives in Cleburne, TX. I have a blast every time I visit.

    Here in Seattle we don't have a state tax and our property tax is a lot less than what I see around DFW. But along with that we have the Seattle freeze and our homeless have more rights than taxpayers :)

      We do have it here, but I wouldn't say popular yet. I'ts still not cost-effective yet.

    Dana, I would suggest you to put down the break-down figures by items after you finish elaborating each of living cost using your own case instead of just talking and then your Vlog watchers have to take notes by themselves.

      @@movingtotexas I want to give you another suggestion. Obviously, the accommodation (including Property Tax) is a significant portion for the investor or buyer so you can be a little more transparent to reveal in your case; such as your house is located in what township (optional) in Dallas and purchased about how long ago with around how much money and the Evaluation Price by the local government is how much for year 2020 at what rate of property tax (you give a range of 2.3 % to 3.1 % means not much sense becoz it is so much concerned with the Age of the House and regional dependent) plus how much is the HOA per month. If your house is 10 years old or so how much you have spent on Roof replacement due to Hail attack and also as you mentioned there are very few houses in Dallas with Basement (however, I saw few with Basement in Houston) therefore so far (and how frequent) does it cost anything to make enforcement of your house foundation?

      @@accoladeconsulting9628 sure, we just bought a new house in 2020 in Fort Worth. Our tax rate is high in a new development at 2.8% and our HOA dues are $650/yr. the neighborhood has a community pool, parks and walking trails. We bought right at $350K. Most people replace their roofs about every 10-15 years (maybe 20 years) and just pay the deductible of their insurance on it. Most people have a 1% deductible.

    Hi Dana we are a family of 5 moving from Louisiana to Texas. In a price range between 220 to 250 thousand dollars. Which areas Should we be looking near Dallas that we will also be in a nice school district but not in a high traffic area?

    Wow not bad for 179k @ 9:22 in. I have a hard time believing everything costs 300-400k. I am not rich, I would be someone on a lower income trying to start a new life there, I might even rent a 1 person place or 1/3rd of a tri plex if they got those so you can have your own space. I am from the Northeast originally, have primarily lived in higher cost areas of the country with the exception of FL and Pennsylvania and 700k is considered luxury if you can buy that or pay a mortgage flat out. Not the ones where people paid 170k and could never afford it, where their house just happened to appreciate to that. Even where I'm from, 700k new homes are considered yuppievilles. And the average house often goes for 500k or so but many of the people are lower working class and their properties just went up. I am in this category, only I own no home to have it appreciate and I am 40 almost, not boomer age. I can email more if I think I can talk to you about my decision.

      Yes you can. Depending on debt, a $300-$350K home.

    Propertytax is a killer, but that goes for most states, country's etc. That last house you showed in your video is just awesome :)

    Do any of these areas within the DFW area require/ recommend flood insurance or any natural disaster insurance particular to the region?

      We all get fire and wind insurance which covers hail, wind, and tornado damage. Most don't typically purchase flood insurance unless in a flood zone, and then it is required (which is expensive). The biggest cost to insurance companies is hail damage to roofs. We typically replace a roof every ten years ish)

    Property taxes are insane in Dallas. If you are a resident who has lived in Dallas for many years and have seen your property taxes go up 8 to 10% per year consistently then you'll understand what I am talking about. My tax bill has doubled over the past 8 years. I have never updated my home. I need a new roof since mine is over 25 years old and leaking. I can't afford a new roof since I must save my money for the tax extortion I pay every year. Dallas has turned into a joke. It's no longer part of Texas. Crime is going up instead of down. Streets are in disrepair and we have a screwed up city council with an SJW agenda. They flush our money down the toilet. Dallas sucks! I've been here since the late 70's so it's not as if I don't know what I am talking about. I've got to make my exit plan soon.
