The answer is simple. If u are Malaysians living in JB, to buy to live in is better to be in JB but for Investment then buy SG properties as it’s more certain of capital gains.

I sold my apartment in 2008 and made a tidy profit of MYR 2.5 million. My friend's property in Kuala Lumpur had also appreciated but the margin is much lower.
Totally agree. I vote 2 as well. Iskandar was so badly hit during pandemic, compared to SG rentals hitting peaks. Even those who invested in KL, Penang condos, there is capital appreciation but MYR weakening erodes your gains if you convert back to SG. My comparison is private condos in both countries, since HDB is Govt subsidised housing so not apples to apples.
I am a property agent. In Singapore, there are many Malaysians applying for PR. The PR status is good as they can buy HDB and condo if the requirements are right. Singapore properties have a lot of potential for capital appreciation and SGD is strong. When they retire, they can sell Singapore properties, take out all the CPF money and go back stay in Malaysia.

There are quite a number points: 1. In recent years, JB has more and more projects for new housing (condo, landed, etc) but alot of those projects dont really have people and becoming ghost town. 2. As a foreigner buying housing in JB, how is the security there, even for condo, there is chance of burglary. This is very bad even there is security, I saw it myself staying in 1 of the condo previously 3. When u own a property in JB, if u passed on, how can u transfer the ownership to your kids, etc, i think there is alot of restriction on the will and potentially could not transfer at all.

JB got over supply of property, in KL , Penang is 2 million to buy n Sarawak n Sabah states r protected n special to Malaysia gov ! I bought a property in Malaysia n regretted immensely!
Buy properties on both sides. Renting out in Singapore while living in Johor Bahru. The rental income from the Singapore property should be able to cover the mortgages for both properties.

JB properties ~ have $ can buy; but when you want to sell??? No buyer=oversupply of condos, there is no subsale market and Malaysians want landed only.(Malaysians do want to pay for maintenance charges every quarterly).

Seremban properties ~ 100% not suited for Singaporean in aspect of capital gain = very unlikely, because of location n lacking buyers(especially selling to Singaporeans only because Malaysian preference to landed). KL ~ must only be in “Orchard-Malaysia” = Bukit Bintang vicinity. Best choice for capital investment in Malaysia. JB ~ suitable only for own stay.
If you are a Malaysian staying in Malaysia buying Malaysian property for raising a family due to the much bigger space than SG then by all means cos your family will be happier with a big house rather than a pigeon hole. But if you are buying property for investment, it's obvious you can't make money with Malaysian property. Malaysian ringgit keeps falling. It used to be 1:1 to SGD. Now it's 3.5:1. My prediction is it will be 4:1 and beyond in the near future. Whatever capital appreciation is lost to depreciation of the currency. Singapore has scarcity of land. With limited land supply, there is very little downside risks. For investment purposes, SG properties will hold its value. In fact, so many foreigners are snapping up SG properties cos SG is a safe haven for their money until the government had to step in and introduce 60% ABSD to stop the buying. Frankly this move speaks volumes on the attractiveness of SG properties for investment. No brainer actually.

Buying a property in JB vs SG, JB property may appreciate but the RMB will devaluate. My friend bought a JB property some 15 years ago, that time S$1=RMB2.5, now it is S$1=RMB3.4. Convert back to SG$, you still loss money. You think you will make money? Unless you are Malaysian, nothing to say.

“还我们血汗钱!还我们棺材本!”马来西亚柔佛一栋烂尾高级公寓的大约100名苦主,当中包括好些特地越堤而至的新加坡受害业主,今天(22日)聚集新山向烂尾楼发展商讨说法,同时希望通过当地议员解决公寓烂尾问题。
据《8视界新闻网》记者了解,位于新山百万镇滨海地带的这个烂尾楼项目,原定2018年末竣工,如今却沦为废置工程。建筑承包商一换再换,许多业主苦等近八年无果。
记者今天(22日)也到新山了解情况,约百名来自新加坡和马国各地的苦主,聚集当地同柔佛巴西古当国会议员哈山卡林会面,望借助政府力量找到解决方案。
约三分之一买家是新加坡人
据了解,该项目至少三分之一买家是新加坡人。约20名狮城业主今天(22日)早上也特地从新加坡越堤而来,参加这项受害业主的集会。他们受访时诉苦说,公寓的工程虽已搁置,但银行利息还得照还,直斥发展商不负责任。
47岁的罗绍忠说,他在2016年10月与41岁妻子孙敏仪买了这个项目一个逾百万令吉(约28万8075新元)的单位,当初是因为看中这里优越的地理位置,想要用来养老,没想到如今却变成“啃老”。
“工程停,银行还是继续叫我们还贷款,现在每个月的利息是1600令吉(约460新元)。我们有询问银行,为何没建好却要我们继续还钱。他们回复说,是发展商叫我们还,如果不这么做就会宣告我们破产,到时候进来马来西亚也会成问题。”
56岁的曾国奋今天(22日)则是和妻子、小姨一起越堤前来,小姨在该发展项目同样买了一个单位。据了解,他的小姨目前已支付了约70%房贷。
“现在失望多过于生气。我们有听说,发展商在马来西亚政府那边放了一笔钱。如果发展不成功,那个钱会拿来赔我们 ,但是不知道这个钱要找谁去要。”
用养老金买楼 苦主:不知多久才能赚回
同样来自新加坡的56岁苦主蔡先生则透露,自己在买房时用上了养老金,原本是为养老,如今项目成为烂尾楼,坦言日后不知道还要工作多久才能把这笔钱赚回来。
“全部都是辛苦赚来的钱,作为一个普通的打工族,对我来说真的是很辛苦。(房子)你看得到,但却住不到。“
54岁的Eunice受访时也说,自己曾咨询过律师,想通过法律途径解决问题,然而律师无奈告知,过程将非常漫长,而且最后可能会没有结果。
马国议员:助向部长反映问题
柔佛巴西古当国会议员哈山卡林今天(22日)约3点抵达烂尾楼现场,并在附近一家餐馆与受影响业主会谈,同时也答复了业主询问。
他在接受媒体访问时表示,会把苦主的问题视为自己的问题,并承诺将把问题反映给马国地方政府发展部副部长阿克马。
“这是我第一次会见业主。我作为国会议员,将会向负责烂尾楼项目的副部长反应事件,我也将促请政府委任新的承包商,并对政府负责。”
不过他也提醒业主,如果委任新的承包商成事,可能需要面对罚款问题,屋主若想看到工程复工,可能得考虑放弃对发展商追讨罚款,与此同时,发展商可能会提出新的附加协议书,这些都是业主必须考虑到的。

Make sure you add the person you want to transfer to eg son or daughter as a co owner, then should not have problem with inheritance.

符合在新加坡買政府組屋的,我建議考慮出租一間房間。假設月租$600~$800,那就等於有人幫你還房貸。但屋齡不要超過50年,不然住了二十年剩30年地契很難賣到合理價錢。

自住率
買馬來西亞「永久地契」產業是很難有短期利益的,外國人買的房子已經比馬來西亞人貴一倍多。租金比分期付款少20~30%是正常現象,地點差的更別指望了。
如果是投資就認認真真做功課。如果是留產業給子孫就沒問題了,犧牲你的生活品質換取兒孫的快樂!誰能說什麼?
最後重點:馬來西亞過百萬的公寓庫存有很多很多,十幾年內是消化不完的。有底住宅才是考慮重點。至於新山不會因為RTS房價就亂亂漲,90多萬去新加坡打工的人也不會全搬回去住。騎摩托的照樣騎摩托。

如果是有钱的马来西亚人,房价不是问题,问题是ABSD。有PR的话第一套5%,第二套就30%了。外国人第一套就是60%。如果ABSD也拦不住的土豪新加坡的房产肯定是比JB值得投资的。如果是普通家庭估计都是在新加坡生活,拿了PR买hdb吧。那时候就是比新加坡的组屋和JB的各种房子了。而新加坡人肯定是在新加坡有房才会去考虑投资。新加坡人第二套是20%ABSD。投资JB的新加坡人并不少。

如果是要自己住的,我觉得可以在新山买,然后把新加坡屋子租出去。
如果是投资的话,很多新加坡人过去都投资了,有些买一间也有些买三四间,价格现在也有起了,算起来应该是赚到了,但兑换回新币就不是那回事了。
新加坡人喜欢新山的屋子并不是喜欢那些公寓,而是喜欢有土地的排屋或独立式房子。
现在新山屋子也不便宜了,如果有车的话,可以考虑买偏远一点的,价钱会便宜很多。
如果可以的话,我还是觉得买土地最合算,一两依吉的农业地种种果树假期时带孩子去果园玩玩,那就最理想了。

你买房是来自己家住,还是投资很重要。马来西亚的房产过去资产回报率普遍比较低,连负的都有。如果不是柔佛人,买个小中型或组的比较实惠。

JB properties ~ have $ can buy; but when you want to sell??? No buyer=oversupply of condos, there is no subsale market and Malaysians want landed only.(Malaysians do want to pay for maintenance charges every quarterly).

Seremban properties ~ 100% not suited for Singaporean in aspect of capital gain = very unlikely, because of location n lacking buyers(especially selling to Singaporeans only because Malaysian preference to landed).
KL ~ must only be in “Orchard-Malaysia” = Bukit Bintang vicinity. Best choice for capital investment in Malaysia.
JB ~ suitable only for own stay.

If you are a Malaysian staying in Malaysia buying Malaysian property for raising a family due to the much bigger space than SG then by all means cos your family will be happier with a big house rather than a pigeon hole. But if you are buying property for investment, it's obvious you can't make money with Malaysian property. Malaysian ringgit keeps falling. It used to be 1:1 to SGD. Now it's 3.5:1. My prediction is it will be 4:1 and beyond in the near future. Whatever capital appreciation is lost to depreciation of the currency. Singapore has scarcity of land. With limited land supply, there is very little downside risks. For investment purposes, SG properties will hold its value. In fact, so many foreigners are snapping up SG properties cos SG is a safe haven for their money until the government had to step in and introduce 60% ABSD to stop the buying. Frankly this move speaks volumes on the attractiveness of SG properties for investment. No brainer actually.

新加坡就这么大,土地除了填海就不会再长大了,马来西亚反过来还一堆的未开发森林。如果两边的需求一样你们自己认为那边更值得买?何况现实需求两边都不一样。买房子不止得看房子本身还得看周边环境,看工作机会。

新加坡的组屋很难有99年~
大家都会卖旧买新。
强制收回如果成真~也是因为这是危楼了~政府也会用市价跟你买回~拿这钱去买另一个组屋,政府也会给你选择买有经贴的新组屋~或者你也可以不要经贴~选择在公开市场选自己喜欢的成熟区域买转售组屋。

屋主住了五年以上,随时都可以买卖。
屋子最后也可以传给下一代~如果只卖不买~从公积金用到的数目就会回到公积金~剩下的的就是现金。

1。新币强劲,未来10,20年可能1兑4,10年后卖掉新加坡房子兑马币,房价赚,货币差价也赚。
2。新加坡廉政金融安全,就业机会多,货币大工钱高,世界从商人精英到工人都往这里进入赚钱,房子需求量大,所以房价会涨,单单出租房间就赚1千新币一个月,而且很容就能找到住客出租。马来西亚房间租不到这个价钱。
3。新加坡是移民国家,只要你是精英都能拿永久居民,拿新加坡国籍。房子需求量自然也提高。
马来西亚以上3点都没有,不适合投资。但是你是想要享受生活住洋房,马来西亚房子适合。

Buying a property in JB vs SG, JB property may appreciate but the RMB will devaluate.
My friend bought a JB property some 15 years ago, that time S$1=RMB2.5, now it is S$1=RMB3.4. Convert back to SG$, you still loss money.

One will need proper n valid documents to reside in Malaysia, customs will Question your purpose of visit! even if it’s 2 weeks of stay , your entry n exit will reflect on your passport! even if Singapore has agreements with ASEAN for 30 days stamp ! buying a property in Malaysia does not equal a visa ! Foreigners pay 500 thousand SG n above for property or condo , Malaysia gov take a slice of property market State consent! condo facilities like swimming pool gym etc r charged per square foot of your condo unit , the bigger your unit u pay more , property near or around CIQ is very noisy with huge lorry’s horns throughout day n night , heavy traffic jam , foot traffic! a 10 mins ride back to my condo took me 3 hours back home ! different states got Different laws KL , Penang is 2 million to purchase, Sarawak Sabah r protected special states ! if Singaporean want to buy SG HDB u have to surrender all Foreign property before buying HDB SG Law in case u didn’t know ! if buy Malaysia property it is to live n not Hope to flip n make money ! Malaysia property got no resale value it’s called sub sale in Malaysia! I bought a property in Malaysia n regretted immensely!
