Id swap the tub for a shower. Swap the island for a small dining set and squeeze in a washing machine and linen cupboard where the shelf is in the lounge. Hidden behind cabinetry.
It's a simple, practical, cute, easy-to-maintain home esp for a single like me! I don't mind having no laundry room or the backdoor - as long as the air circulation is good enough like this one. Bravo cozy Woodnest! ❤❤❤
Each bedroom needs an exit. The big windows would be a good place . A saferoom is needed. Wooden shutters on interior windows would make me feel safer.

I have to ask a question. What is with the virtually universal lack of basic knowledge about safe and functional kitchen design in tiny and small homes? I look at this and see a built in oven, separate hob, sink, and refrigerator all jammed onto one wall that looks not much longer than 10 feet. There is nowhere to stack dirty dishes, pots, pans, and utensils while washing up, nor is there anywhere to put a draining rack. There is nowhere to set a hot pot or pan down unless it is in the sink. With the hob, there is nowhere for a pan handle to go safely when using the two left burners. There is not even space for a cutting board near the hob or oven.
@@cozywoodnest That does not address the safety concerns about pot handles needing somewhere to go nor does it address the lack of work surface around the sink. You need a minimum of 18 inches either side of the sink plus another 12 inches on either side of the hob. The latter is a safety issue.. Not only do pot handles need somewhere to go, but is something boils over or starts to burn you must have somewhere immediately beside the burners to get it off the heat. These are the very basics of safe kitchen design.
@@michaeltutty1540 There is a better way to get your point across rather than putting others down and being rude. Perhaps adjust your attitude and share constructive suggestions in a positive way. If you can’t/won’t shove off, make your own designs and grow up.
This is basically a Craftsman without storage, an oven, cabinets, bookshelves, a family sized fridge and room for a table for a growing family or company. Add a bookshelve up on one extended wall in each room. Add two feet on each side of the house, to add a laundry and mud room. If you are going to put a roof over it and a slab under it, add some freaking walls! Put this on top of a full, completed basement, with a family room, pantry, and laundry room.. Good to go...
It's not meant to be a huge home though. Space for a laundry wouldn't hurt though. This would be perfect for a grandparents home in your backyard. They get to live their own lives but are close by if you need an urgent babysitter or if they want to spend time with the grand kids. Also handy to keep an eye out for them in their older age. Be a great starter home in the backyard for your adult child while studying or starting a family but needing their parents help. Swap houses when they outgrow the small home.
I only saw one exit door. If I were to go with this house, I would make the house balance with a porch on the back of the house. The bathroom can become a hallway to two full baths and a laundry room with side by side machines. It will also have a hot water heater. The front porch , I would have it become a room with lift up halfway windows with screens. It would be great for us to use all year. Now, on the sides of the house, I would add a picket fence to the length of the side measurements to be coming out the same. In other words, a balanced enclosure for pets, children, and / or a garden. It is a great design to enlarge for space.
I really like the design especially for a small or tiny home. the large windows make it airy or more open. I would change a few things, like pocket doors for the bedrooms. It looks like the hot water tank is behind the black marble in the kitchen, but I would want a full counter across, eliminating some cupboards above, possibly hot water on demand (less space). I could live with a small convection oven and no microwave. It does have an apartment size fridge which is a bonus! Nice bathroom, bonus a tub! Most have only a shower. Very nice! Is there room for an apartment size stackable washer/dryer, maybe in the master bedroom, loose some closet space though! Beds frames could be built like in a 5th wheel (storage). Very few cities here (Canada) allow tiny homes, minimum is 93 square meters, which we consider small. Tiny homes like this one is a solution to our housing shortage/costs but they've added even more building codes: fire retardant materials (siding etc) sprinklers, environmental materials, extra insulation etc which increases costs, many new homes now have hot water on demand, etc. My house is 75 years old and 84 square meters, and similar design! I'm retired and I would prefer a tiny home or this one as I love the design (no loft to deal with another bonus).
I love the Floorplan but for me I'd ditch the 2nd bedroom, & expand the kitchen, bath & 1 bedroom into that space. I would also widen the entire footprint by 2' to gain more living room. I love small but not claustrophobic & stuffy feeling.
Overall, it's a good layout inside. Honestly, the outside design is a mismatch. You have this small shack-like feel but with a high-end stone look and high-end windows. It's like wearing heels with sweat pants. Also, I have to agree about the lack of surface space (and storage) in the kitchen. Must mention the obvious - nobody wants a glass door for a bathroom door. Lastly, tiny houses really don't work with dark colors. The dark colors in the bedroom tightens up an already small space, and mismatchy color designs make houses look cluttered. I would go for lighter colors in warm tones, regular windows folks can open and close, and more counter space in the kitchen.
Very nice. I would cut a door in the 2 ND. Bedroom put a screen porch that leads to my car port. Laundry in the 2 ND. Bedroom . I'm packing ready to move.
How is this house heated/cooled ? This house looks like its designed for Three People ( presumably a Couple and a Child ) I don't see much closet space , or kitchen storage space .
I see a microwave but no actual oven. All paned windows seem inoperable??? It would also be nicer to have operable clerestory window along the back bedroom wall to be able to see the back yard. No blindsided action from behind.
Could be a combo microwave/convection oven. I thought the back side would be a good spot for a covered car port. I wish there were more builders who offer these homes/communities.
