      I'm at the point where I'm starting to feel sorry for the people living next door, because for like a year now they have a Filmset next to them where one person is making noise with tools.
      My point is not that this in itself is bad, but I had people next to me who also thought that it's no problem if they spend their weekends making noise, so ANYTIME I thought "it's a nice day... lets enjoy it" all i hear is "bang, bang, bang, bang".... then nothing... and just when you are about to relax it starts again. I had that for 2 months... they did this all summer to the people living next to them. I dont think they will become friends in the future...
      Just be honest:
      Can you imagine having your weekends ruined for a year?
      Imagine you work all week and come home to....this.
      I want to see the finished house and "learn about the mindset of people who do this", but over all I have to say that you're lucky that you're not living next to me, because if you make my life hell I would escalate it to a whole new level, so you never forget the time you did try to mess with me and thought you would get away with it for cloud.

      Unlikely you will be able to move in "unfinished" issue is that when you work on the interior, dust & materials will be every where. Really you have to at least get all the drywall hung & painting done before you can have a chance of moving in. From what I see you have a lot of work to do before even dry wall goes up: electrical, plumbing, HVAC. That is going to take a long time to do by yourself, especially since you never done those things before. Maybe if you sub it all out, you can get it all done over the next year, but finding good contractors that won't take shortcuts\poor workmanship, use low quality products, is going to be a problem.

      In regards to flooring, if you’re considering having children in the future it might be worth factoring that into your decision making. We had tile flooring when our youngest was a newborn, and something I had never considered until experiencing it was just how badly it impacted my mental health and post partum anxiety, and how much more harmful any bumps and falls would be for him once he started moving! We ended up laying those eva foam tiles over everywhere to keep him safe (effective, but not exactly the aesthetic we would’ve liked 😂)

    I had to pause the video at 15:00. Please, before you decide on tile, check out cork floors. They are AMAZING to live with, they are soft so help with sound in open spaces, they are warm and sturdier than hardwood when you have animals. My parents have tile throughout their home and they hate it. We all have to wear house shoes now because standing on the tile to make dinner is murder on your feet and knees. Tile is slippery so your pups may wipe out if running. I have dropped dishes in my kitchen and not broken them, that will never happen on tile. Oh, btw, cork is also period correct for MCM 😉

      I'm so glad you mentioned this! I always forget about cork, but it is a great material. REALLY saves on the heating and cooling bills as well.

      I had a cringe moment too when they mentioned tile. I can never imagine it feeling warm. Cork sounds like a great idea, especially in the vein of a mid century modern esthetic. My parents put it in my brother's room in the 50's.

      I got a baked cork board floor and I love it. So easy to clean, pretty soft and the design is so warm and beautiful.

      My husband (also a Nick) was the same when we built our house in the Northern Territory in Australia years ago. Every weekend for 6 months was spent making mud bricks & then every weekend was spent building. We had a 2 month baby & a 2yr old when we started 😂

    My husband and I have built a couple dozen houses over the years in the Northwest. We always prefer wood flooring (over any type of tile) in the main living areas. It is cleaner, more temperate, and softer on the feet. When we do use tile (entry ways/laundry room/bathrooms) we ALWAYS use floor heat. Once you live with it, you’ll never want to be without it!

      yeah, was going to comment this. My parents even put wood flooring in their bathrooms and it's great. Sooo much more comfortable than tile. And it's no issue with water getting on the wood and ruining it.

    Don’t do tile everywhere just in bathrooms. Grout is the worst to clean and never stays clean. Tile also cracks after time and it’s harder to repair.

      You can get bathroom walls as sheets that last as long as tile but so easy to clean

      Totally agree. I had a tile kitchen countertop once and it was an absolute nightmare to keep it looking clean. Made me anti-tile in general-it’s so much work.

    FYI for anyone who doesn’t know the Greater Vancouver Regional District (GVRD), it is incredibly expensive. All the land that could be built on already is built on and is limited by mountains, rivers and oceans. That makes the price soar so there is no way they would be able to buy that size house with that view. I know that in parts of the states and around the world that isn’t the case and you can just expand outwards and have less expensive options. The natural topography makes it a gorgeous place to live but it is a double edged sword.

      For real. There are houses in Abbotsford, with no view and less land for 1.5m or more. The Vancouver/fraser valley area is so stupidly expensive. There’s a reason I don’t live there anymore lol

I am in Ontario, but used to live in BC, housing prices have exploded since 2020, for many reasons, but in highly populated areas where there is no more land to build, and building permits are incredibly difficult to get with MANY restrictions, all of these things get factored into the price of a home. A builder I know told me a few months ago, a house he could build for his cost of $400k in 2019, today that exact same house on the same plot of land is now $650 minimum. Things like scarce skilled labour, scarcity in supplies, and huge increases in permits (he said for a build in 2019 he might have had 20 permits he had to complete, coming in around 50k, today that same house same land is 60 permits and more like 100k-120k just in permits. Housing in Canada right now is absolutely insane, so what they are doing absolutely makes a whole lot of sense and is going to be a VERY good financial decision as they will reap the sweat equity big time down the road.

    As someone that is currently doing a DIY whole house reno... HIGHLY recommend having the drywall installed, mudded and sanded before moving in :) The dust goes EVERYWHERE! Love following along!

    I have to agree with another's comment, dont do ceramic tile, at least everywhere. Hardwood is so much easier to clean and replace if it cracks or gets damaged. I absolutely love this. I am so invested.

    We built 3 of our homes from the ground up. The first one was when we were 19 and 20 years old. Took us 1 1/2 years. Only we two worked on it alone. One day of shingling help. Electrical, plumbing, heating, all wood finish work, mud and tape Sheetrock, laid oak floors. It was a 3 bedroom one bath home. This is how we started our marriage. We built a house and had 2 kids by the time we moved in. It has cemented our relationship as we celebrate our 56th wedding anniversary in a couple days. I started watching you, Jenna with all your crochet and creativity and really was excited to hear about the house remodel. Brings back so many memories. God’s richest blessings to you both.

    I am impressed. Your tenacity is to be admired. You are learning and continue to move forward anyway. Most people do not realize how difficult a construction project like this is. Many moving parts. Weather seal the house first so your new work won't be ruined. Plywood delaminates quickly. A certificate of occupancy may be tough unless your house is finished. Plus, insurance usually needs the building to be completed also. Keep up the good work. You guys are the best.

    hardwood is warm to the touch/feel. Tile is very cold. (esp real stone). hardwood can get scratched (esp by big dogs/kids) but can generally be refinished. Tile doesn't show little scratches, but it can crack or break. (esp for example moving heavy things across it). HTH

    I've said this on a lot of my favorite channels. You can have the best cameras, mics and editing and have interesting content but if you are a dud on camera or are boring to listen to you won't be successful. Personality is the #1 ingredient for a great channel and you guys are very enjoyable to watch.

    I’ve watched a lot of your videos since you bought this house. I can really empathize with you. My wife and I bought a mid-century modern house and it took us one year to do all the work and finally move in. During this time, she got pregnant our first child. 9 months of carrying him along while swinging a hammer. So, my advice to you Jenna is-please don’t go in that direction! 😂 It was the most stress she and we have ever been through in our lives. Although, when the baby was born we finally had a habitable home, but we also had to put up with all the stuff that we didn’t finish.
    Sixteen years later, it was all worth it.
    Don’t lose hope.

    I love that you didn't "just buy a house" because this house was so big and fascinating and unique, and much more fun ( not just for You Tube) but to live in, knowing you preserved a peice of history and are honouring the oringnal design like with wood panelling choices you mentionef. That is something so special. And the mid century architecture, once restored, is going to be so cool to actually live in compared to a cookie cutter modern or recently renovated house.

    Grandparents have a 100+ year old farm with old growth lumber everywhere. You are not kidding how ridiculously different the quality of lumber is today! It's wild. I've loved seeing some other people who really appreciate it as well

    What you two are doing is definitely the most challenging house project. Consider that you did somewhere on the order of 3x the work of, say, building a house from scratch. You had to empty the house, demolish the house, and then build it.... but not just demo and build.... you *carefully* did a partial demo, and then carefully mated the build into the remaining original structure. Very challenging and very impressive.

    Kind of can’t believe your relationship wasn’t that old before this project began. What a huge commitment to take on in the context of a growing relationship. You do put forward a united, compatible front and it’s great that everybody celebrates that. But don’t believe the hype! You don’t have to be the perfect couple to be happy, and you should expect setbacks like the ones you encountered on this project. Let yourselves be imperfect and share only what you feel comfortable with. We’re just observers who are, in our own minimal way, helping you make this project possible.

    Have you considered Marmoleum from BC floors… definitely check them out. I installed it in my apartment because I also like a mid-century vibe and the patterns and colours are so cool. And I’ve absolutely loved them. They feel like wood on your feet.

    I hope you guys don't mind but I laughed a little bit when Nick said what is coming up next isn't going to be tedious or labor intense. Sanding drywall and getting drywall ready to paint is both of those things. I am currently working on my basement and it's only 4 rooms but man did sanding the drywall stink. Mudding wasn't too bad, but after the 3rd coat I was ready to be done.

    You know, it's kind of nice that you're finding the majority of your contractors through word of mouth because then it adds to that passion project mentality like "I heard this is happening and I have the skills to help, so, here I am!" Obviously, there's probably more that goes into it than that, but I just think it's cool. I know it's frustrating when you guys don't get any responses, but that makes it so much more impactful when you do get a response and it's someone willing to devote their time and energy and knowledge into your project.

    It's all about trying out power tools - my dad bought me a power drill when I was a girl just going out to live by myself after university and let me drill some test holes in wood and the basement walls.
    And I've been self sufficient in that regard ever since - it's awesome

    Folks you need to sheet plastic a warming area where you can take breaks in. A small space heater would keep it comfortable gas or electric. I recommend a Mr Heater buddy heater with a hose and filter for a 20 lb bottle. You’ll get about 100 hours on the low setting.

    Take rest and recharge. You cant give what tou don't have! We would be devastated if you burned out. Also refocus on each other OUTSIDE of the context of the house.     I renovated a camper floor - bedroom, kitchen and dining area- with my husband and it was so fun and rewarding and so over budget! 🤣
    But it made us appreciate each other so much more and made us so close.
    Thanks for sharing this experience. My husband would never agree to be videotaped.

    This is where I say don't do tile!!!! Everything you drop smashes. I've just taken my tile floor out of the kitchen and it was a nightmare.

    I agree others who have said please reconsider about the tile. We bought a condo with tiled bathroom, kitchen, and hallways, and carpeted bedrooms and living room. We opted to use engineered hardwood for the living room, and bedrooms, but kept the tiled hallways, kitchen, and bathroom. We regretted doing that way because the tile is a killer on feet and knees. We ended up getting the hallways and dining room done in the hardwood (we were lucky they still had our wood), and I regret not putting wood on the kitchen floor. So, yeah, I recommend tile only in the bathroom. Plus, when you add wood as an afterthought you end up with lots of transitions which break up the flow of the hardwood. Hard lessons learned.     You absolutely have to hand select your wood. I once bought a new build, and while visiting the site - caught the contractors installing joists that had a ton of termite damage and active termites.

    Excellent Q & A. Great questions were asked and answered. The fact that you two grew closer through this tells you what your future is going to be like together. And it's going to be great. I agree that you can get a lot more for your money when renovating an existing house (and a abandoned one at that) over buying a new one. I can't wait to see the finished project.
