We take a drive out to a very nice area in south Reno called Damonte Ranch. It was amazing out there. Tons of walking trails and parks for kids, pets and bike riding. Small lakes and ponds everywhere. Greenery everywhere. Some of the best schools in the county all within 5 minutes. Shopping mall just 5 minutes away. There is a reason why this area has higher priced home $400k and up to start. Living here is more than just living in your house. You actually go out and live in the neighborhood. I have never seen so many dog walkers and joggers before.

I’m amazed that this was the only home builder I found that had a fireplace. Planning on a second home for 9 family members for the winter. Nice price.

The family and I were out there in March, we didn't get to see the model homes though. Our kids played at the park at Diamonte Ranch in the snow. Reno is definitely coming up but a different pace for sure from Vegas.

I agree. We are not happy with Clark County School District. It's a big factor in our move.

Packed in as tight as a drum, might as well live in an urban core, Reno is expensive for what you get in other mid sized cities.

Yeah we passed on these specifically because the lots were too small. I dont need a farm but a 2k house on 3000sf of land is not worth $450k. We found an used house in Sparks on 8k sf of land for $380k....nice wide streets with fully grown trees everywhere. We love it. These new homes are not worth it to me even if it's in Damonte ranch.

Damn, $400K. Those are almost Cali and Hawaii prices. I would rather just cop a piece of prime hunting land and put a 30K Smart Home from Passiv Dom that is off the grid which means no: mortgage, utilities and zero maintenance.

I agree. We are factoring in schools for our 3 little.kids too though. I found several acres in gardnerville next to a river I would buy in a heartbeat if I were single.

Median price for a house in San Jose California...is about $1 million! $600 per square foot on average. Insane that people choose to live there.

@LFC Legend Reno has gotten outrageous. You can't get anything for under 500K in southern Reno. Toll Brothers homes in southern Reno are all above 600K+. I don't know what happened. I guess they think they're California and can charge California prices.

Ah ok. If the kids wer already grown and out of the home, how about cop a Deuce and a Half for $2,500 from GOVPlanet or Ironplanet then toss on the Smarthome on the bed of the Deuce. Have a mil spec modern motor coach.

Mix... move out here to Texas and get a 3000 or more square foot home for that price.Your a cop. Ft. Bend county Sheriff's dept. is hiring. We downsized to a 2500sf home on 1.25 acres for 259k. Come on down.

I have a cousin and aunt who sold everything in California and bought a mini mansion in Texas. They love it. I would do it but my wife probably would not. She oddly enough always wants to be near mountains lol. Plus I'm 11 years into a 20 year pension. I'm locked in lol.

Gotta beat the heat, it's a red state, lot of obesity...no where will you find that little city feeling, nothing comes close to UNR events, hiking, Reno Aces, Little City Int. Fellowship, and soo much more...TX is good only if you want to make big money but you will lose so much on the flipside.

@@donbanti7734 luckily the snow is light. No one owns a snow blower in Reno/Sparks. It's enough to look nice but doesnt shut down roads or schools because it melts soon. Tahoe and truckee are a different story....but we be living up there. That's the playground lol.
I'll tell you what gets old....Vegas summers up to 119 degrees.
