    I decided to payoff my mortgage with the investment that I had, that increased my cash flow and I will be able to help my son go to college and don’t worry about getting in debt with student loans. I will continue to invest. God is good.

      @ just a brokerage account. I have 15% going to retirement but beyond that I’m starting to think the brokerage account will give me more options! Im 28 for context so I think my life will likely change a lot over the next 10 years

      @ gotcha! not a bad idea. maybe consider a Roth IRA before a regular brokerage - just something to think about. Whatever, you do - just keep investing. 10 years from now, even 5 years - you will be so glad you did.

    Currently have a mortgage @ 9% I owe $160k, should I pay it off? That would put $1835 per month on just cash flow every month or keep making the payment for the next 30 years? It would take me 7.3 years to get my money break even without reinvesting the cash flow.

      Yes, that’s a guaranteed 9% return if you think about it.

    Pay cash for the upgrade house and hold onto that sub-3% rate mortgage for dear life 😂 Rent that baby out and if you don't enjoy the first 2 years being a landlord, sell while you're still capital gains exempt. 🎉

      @@LOLZHAHANOTFUNNY yes! Thats some great additional info - if you lived in the house at least 2 of 5 years - there is no capital gains tax for married couples up to 500k profit if you want to sell (but confirm with your tax guy- not financial advice lol)
