    Great video! My wife and I are 28 and 26 and have 25k in savings and are currently in the underwriting phase. All these videos have me scared but I think we should be good since our finances are in order and verifiable 🙏🏾

    I just bought my first home and moved 80 miles from my previous home, 90 miles from my job for affordability, I work remotely 4 days a week and had to present a document from my job stating that I only work in the office 1 day a week, what helped me also was a commuter bus travels from a pickup spot 43 miles from my home so I don't drive the 90 miles to get there.

    This is exactly what I ran into. I saved for a good down payment, fico was great, have worked for the same place for 4 years. I called a loan officer that also does educational videos online to double check I wasn't missing anything. All was good until I said the house I wanted to by was in a different town than I worked. I had no clue this would be a deal breaker. I work from home most of the week and drive in once a week. The new house would be about 2 hours away from the office. I'm not officially "remote" but my boss has allowed me to do this. I was so bummed. I have enough saved to buy a house in cash but had hoped to save a lot of that for retirement. But it may have been a good thing with rates right now. I'm 58 so I had planned to pay off the house by retirement anyway. Just have to find a nice house within my budget. Great info!

    Great advice, and so true! Same with condo financing here in SC! It’s unique in comparison to single-family homes, and lenders often catch primary residence “untruths” LOL.

    They will also send something in the mail, a verification letter and u can't pay the mortgage without that letter, that is their way of verifying residency too. That's what happen to me, even though everything was good with me

    My mortgage with NACA has an owner occupancy requirement for the life of the loan. I can refinance to get out of it, but I got an amazing rate under 1% lol so refinancing will never make sense. The only other option if I ever decide to move on would be to sell or pay off the home.
    We'll cross that bridge when we get there, but I purchased a modest townhome as a single person with no kids, I really love my home, but I may need to upsize one day!

      ​@@tonylevine2716My timing was very fortunate! NACA typically has below market interest rates, so the base rate was 2.125% when I went through the process on 2020. NACA also has no closing costs or down payment requirement, so I used my savings to buy down the rate, 1.5% reduction.

    Looks like im going to have an issue. So my curent home I plan to allow 2 of my adult children to remain in. The home i plan to purchase will be 2 hours away. Planned on keeping first property as legal residence for better tax rate. My second home will be a manufactured home which is less in taxes. Current job is located near first home. Until i transfer

    In the closing documents (where you sign your life away) there's an occupancy affidavit that states something like the borrower will occupy the property within 60 days and that will be their primary residence....if they're caught lying the lender can call the note. Babyyy, who got hundreds of thousands lying around to pay back upon request?!

    But what if you buy the property and you’re gonna renovate it before you move in? Does that still count. I live in Michigan with my husband. I’m considering buying a home in Kentucky next year that will be my primary residence because I will be moving there, but I wanna renovate that house somewhat prior to moving in so how does that factor in factor in?

      That should be ok, the expectation is that you will move in within 60 days. I would just keep my renovation timeline, receipts, etc. Just in case. @andreadouglas8581 Thank you for watching

    Dows this also apply to a conventional loan? Work in NY want to locate possibly to NC or SC?

      Yes, it does. You will have show employment/remote work or retirement to get an owner occupant down payment and rates. If not, you will have to put a higher amount down and likely have a hgher interest rate.

    Or if your a 100% disabled veteran with P&T statuses. You can live anywhere an your income is provable

    11 months ago I got a conventional mortgage for my first home, in NY state,,I live in nyc,,they said it didn't effect my rate but I did have to put 25% down instead of 20%

      Most homes in New York do not have garages and driveways. You will have to park your car in the street. lol
