Currently going through this dilemma and one hurdle I struggled with was most mortgage providers required the property to have already be converted to be eligible for a HMO mortgage. Any advice
You’d need to get bridging finance to refurb the property then once it’s HMO ready, pay off the bridge by refinancing onto an HMO mortgage. A broker will be able to help explain 😊
Thanks for the quick reply. Yeah my broker advised the same, just more expensive etc short term. Decided the first two will be straight forward let's and then when I come to remortgage make a decision to change to HMO then. Keep up the good work with the videos too, great quality always and very informative!

If someone buy cash ( no mortgage), do they still need a planning permission or license for HMO?
Yep - Planning permission required & license (depending on size) regardless of how you buy it :)
