      Honestly who would want to swim and try to relax there when the train line goes right past the pool window?
      Even worse with the 4,000^2ft patio, at least the pool has windows to stop the noise but you have a snowflake's chance in hell at stopping the train sound on an exposed patio

      I Sincerely believe these spaces are not Pleasant to live in at all. Low Ceiling heights, Radial Planning, Artificial Cooling and No connection to the Freshness of the nature. This could be a good place for a One day visit but not as a Home.

      majority of residents in this building thus far are chinese immigrants (mainly students) and a *LOT* of them come from money. I was talking to a few NYC natives (i'm also a native) and this hispanic ones said they felt unwanted due to what they deemed "judgmental stares" and the baseless complaints they got while living there. Didn't happen too often (because everyone works) but the times it did they felt uncomfortable every time.

      Looking at their web site, I see you can get a 437 square foot studio apartment for $740,715. Tiny doesn't even begin to cover these apartments; even the penthouses were small and cramped. What probably shocked me most was that the building had a communal laundry room; you're paying that much and you don't even get a washing machine?

For substantially less than the price of the cheapest studio apartment in this building (in which even the penthouses are small and cramped), you can get a 4 bedroom house and garden just a few miles outside of New York city.

    One modest apartment unit having a 4,000sqft terrace (5:05) is so wildly excessive that it seems more of a building design flaw than perk. Would also be weird having hundreds of units towering above and watching down on you lol.

      It's due to NYC building regulations. The buildings have to get thinner as they get higher because of sky zoning laws.

      That unit would be excellent for a caterer to use as a business purchase to stage promos, gatherings, groups and the kitchen would be used for catering/heating food and I want to add if you purchased the apartment next door or on either side of this one as well, there would be much more space and it could be a mid level penthouse at a much cheaper cost with massive outdoor space.

      Well I'm used to call condos and lofts home. Unless you are a true billionaire the sheer size of a single family house can actually be a huge burden, like lawn mowing and snow shoveling. In those luxury condo complexes you'll NEVER have to do that. The management got u covered. Not to mention usually you'll have to live in the far flung suburbs to afford such a huge house, which means no walkable amenities nearby. If u actually come and visit the neighborhood you'll be shocked by how convenient this place is.

    Does anyone else think it's weird that they gave one apartment so much outdoor terrace space? It would've made more sense if that level/section was a communal outdoor space with fake grass and a variety of seating and plants. That way it adds more value to every apartment, not just that one.

    Choosing the right industry to invest is very critical, Most times, it amazes me greatly how I moved from an average lifestyle to earning over $83k per month. Utter shock is the word.     As a construction estimator, I can assure you that these apartments are definitely not as luxurious as they make it.
    Windows aren’t full height, melamine insides to joinery, non-integrated Bosch cooktops/oven (rather than Gaggenau, Wolf, or any other remotely luxury brand), thin reconstituted stone bench tops, cheap pull-out range hood, low ceilings, engineered timber floorboards, cheap in-wall mechanical vents (they didn't even bother to hide them in the bulkheads), the toilet suite has an attached cistern rather than in-wall, doors are stock standard with painted folded metal door frames... too many to list.
    Value Management options were taken up by the developer wherever possible to cut costs.
    You're paying for the view here, and not much more

      All of it, all of the units. Made me feel better about where I live. The price of our home is not entirely on the property, it’s based on where the property is located. I would not be willing to pay that much, to live in such a small space, just to say, I live in the tallest building in queens.

    I'm an Architect and I don't see any "LUXURY" in the design of those apartments, except the reception area, especially the penthouse, It's more like a hotel room than a home :)) So the rich people who live in NYC love to sleep on the terrace than a king size bed in a comfortable bedroom, or just because the bedroom is too small so they have to sleep outside

    This building has 802 units and after looking online, its asking price is $1.090 billion which means break even per unit has to be 1.359m. For that small amount of square footage in the US, that much money can get you so much more in places even like Staten Island.

    Have to say, growing up in London in the 70's and 80's, the last place on earth anyone wanted to live was a poky high-rise that was over-promoted by a developer but ended up being awful to live in and completely divorced from their actual neighbourhood, which gradually got worse and worse as a result. It was a social policy disaster. So it is really interesting to see it pitched as the ultimate luxe for the ultra-wealthy.

    What really bugs me is that huge column taking up so much space in an already tiny room. That's such a massive design flaw in my opinion. It also seems like pretty bad advertising to tell people where they can knock out walls (on their own dime) because otherwise they're left with two tiny rooms that are pretty useless on their own.

      Usually it's around low to mid $1M. Also, as u can see this neighborhood is unlike any other part of Queens, it's completely urban and walkable. It's actually more like Manhattan, but not as noisy and messy, and even much newer.

I love you content, it would be great to see some more on the "business" side of things, if you could talk a little about how investors pool capital together to construct a building, how contractors are hired etc, how the sales process for units work, and generally the "behind the scenes" explainer for the entire thing.     I lived in New York City for 27 years. Why anyone to pay that kind of money to live in Long Island City is a mystery. The trains are jammed to hell, getting in and out of the city by car from there is not that much better and the neighborhood stinks, unless you want to get hit by a car.
    "Oh my gosh you can watch the 7 train go by!!! Being that close to the train was once just reserved for the poor."
    Greedy real estate developers have destroyed that once fantastic city.

    Yes! I've been watching since the beginning. It's crazy. I remember the video where you explain how the pipes heat up the small apartment and you couldn't control it so you had to open the window during winter to cool down the apartment. Also remember your bike commutes. Do you still go to that sushi place you always use to go to?

      This building is selling pretty well. So the answer is yes. People still 'clamor' to live in NYC. Especially for those ppl who are sufficiently rich but not super rich. (That's y UWS/UES is still pretty much DEAD in my mind).

    Yo I'm curious about those really high terraces... Is it difficult to breath up there like it would in a high-altitude area up in some mountains? Also, are there powerful gusts up there? Like what if your patio furniture gets blown away during a storm? Lol. And do you have any footage of what it looks like with fog or clouds? Does it rise up high enough to break through the clouds or would they still be above you? I'm not privy on the climate of New York so maybe a lot of my questions are not applicable but I am curious!

      It just means gentrification is expanding into parts of Queens just like Brooklyn became unaffordable for most people.

      @@yesjoeri1 No, Arwen is right. High rises like these increase the supply of homes and slow down gentrification. Reason being is that if high rises like this don't get built, new residents buy existing houses pushing out poorer residents that have been there for decades. Whilst this is a very gentrified tower it helps slow the spread. The main reason there are problems with gentrification in NYC is that around 60k people move there every year but only 30k residences are added to the market each year as NIMBY types oppose any high rise development near their houses. If there were more towers like these being built, there'd be less demand and the prices would also be more reasonable.

But with 60k people coming to nyc i imagine its not sustainable to keep building houses for them. You can always build a few higher buildings but nyc is already incredible densely populated you cannot push that forever
