- This will be our biggest, most informative series ever!
The room we are building is approx 5mtrs x 3mtrs and will have a integrated storage area.
ask as many questions as you can or want, we will try to answer them all.
All the info is in the videos, it may be boring to some, others will find it extensive.

Ive been in the garden buildings business for 25 years and I really have to say that Liam and crew really are The Bible when it come to building these !
If you want to start your own business then go for it. If you can get the quality as good as Oakwood and a competitive price than you'll do well.
If you are young then dont forget to get a pension too. Good luck !
@@fencer39 Yeah they really are would be nice to work with people who care about top notch quality and not about the speed, too many people know care about how quick they get the job done and the quality ends up shite, I’ve always taken pride in my work, I build houses how I’d build my own
When i built my garden office (video in my channel) - I discovered this, Wicks - Toolstation, B&Q - Screw fix - and the prices varied massively between. But there were some stuff 1/3rd the price in one shop for one thing, and the opposite for another. I found a lot of things like Wood, was great in wickes - as some weekends they have sales. But your local timber shop - (i have tippers near me) it was cheaper on certain things.
In the end i had to basically drive to one place for sheet wood, and to another for 4x2s and then another for screws... etc.
Also - Wicks, funny thing, one store will have some stuff - and another store will have similar and more, but not all the same. It was really weird.

Liam. I haven’t read all comments to see if somebody else has already suggested this but either you or customer should of advertised the garage free on marketplace and let them take apart and remove. You would of saved the cost of skip and time take to dismantle. Cheers mate.
Me and my partner have almost finished our garden room and it’s surprisingly quite easy atleast interms of understanding and process

Great work Liam and the team, Bought the build pack last year, along with the videos managed to work everything out. The only wastage I got was when I didn’t follow the pack over ordered on some timber and flooring for wastage that I didn’t need. Saved myself a fortune over getting someone to build it for me and learnt loads in the process.

Next question then, PPE, mainly due to Jen not wearing knee pads, but also firm l from the point of view of people either being complacent (yes, I've lost the tips of three fingers after a power planer incident) or not knowing the risks because they are novices or simply because they don't realise that the walls are going to be heavier than they thought

Garden slopes down towards the house, if garden dug down to be level and retaining put in, would the 2.5 be from the top of the wall or the new ground level which will be about 700mm lower ?

Q - With building up to a boundary, can you talk through “constructed predominantly of non combustible materials” rule for permitted development. As in, just external finishes or internal needs to be fire proof too?

Those concrete section weigh approximately 80kg each, I once weighed one to estimate the weight of the building while we were demolishing it

If I needed to go higher I would have needed planning permission. How long does the planning permission process take? Please and thanks. Great work guys.
Q. Permitted Development - We understand the height is 2.5m but what about overall size as you mentioned we stick these builds close to the boundry line, or there abouts. Does having a floor space over 15 Square Meters make a difference?
Liam, another great video, keep em coming. Great content as usual, I’ve watched most of your videos and looking to start mine in a month or so and follow your specifications. If you wouldn’t mind bit of advice please. I’ve just had a 8” reinforced concrete slab put down which sits slightly higher than than ground and has a membrane underneath. It’s 12m x 6m, but I’ll be building it 5.3m x 12m to give an overhang at the front of 700mm. So two questions, what would be best to build up from the slab, two 4x2’s laid flat on a DPM? Also thinking of using 225 x 75 x 6m for the roof joists? (I haven’t got to worry about 2.5m permitted height).

Excellent as always Liam. Can you explain what timber is pressure treated and what isn’t? Also, what’s your take on providing ventilation or airflow to prevent moisture and mould? Haven’t seen many builds where this is provided. Cheers
do you need to put a rebar inside shuttering that you fill up with concrete? I plan to do a base like that, aftter the concrete is set I woukd put 7kn condense concreate block and build a timber frame on top of them. thanks for all the hard work. voted for you and also entered the raffle !!
Using your own concrete mix for rods, ratio 3:1 ballast and cement. How much (rough estimate) 26 holes?

Think I've worked it out. 9 cement and a bulk bag of ballast.
Could you explain more about the electrical installation when you get round to that stage please. How do you mark and cut out the downlights positions? How do you plan out the rest of the electrical install as well? What LED strip lighting you use and what materials do you choose for the controllers and wiring etc. Cheers

Walls question, Liam. I'm doing a 7 x 3 as per the build pack but with some updated methods you guys use today. Do I need to support that back wall until the roof goes on. It'll be a massive wall one the OSB goes on to square it up to stop the racking. Ant
Question: If I was to start my own business in building garden homes, how much do you think I would need to start off?
Pu glue... when installing the egger flooring...I noticed that you don't apply to the joists, just the the tongue and groove why is that?
Another question regarding base guys. I'll need to use splicing plates for mine, given its size. Should I stagger these so they're not all joining at the same point on the front, middle and back 4 x 3s? I assume I'll also need to use for the front and back trimmers when the roof goes on - though will this impede the fascia? The build pack suggests buying 8, but I can't figure out where the other two will be used other than in the base. Ant
Got a question about jointing the main 4x3s.... I have seen in other videos using gang nail plates... is the strong enough? I suppose that when all the joists and floor are added it will help?
Will the rod system you use handle the weight of an 8 x 4 building with a pool table or jacuzzi in it. Great channel. Keep up the good work.

Great videos. Question on your kits you are looking to do. To what finished standard will they come, Will you still be able to install your own lights and electric points?

What size timber do use
As my garden is on a 30 degree slope would you recommend building a breeze block wall as a support for the timber base to go on at the lowest end of the garden or could I use longer rods instead. What is the maximum length of rod I could use and how far down would I need to concrete in.

Your experience of Toolstation prices is very different to mine. I've found that, for 90% of things, Screwfix is way, way, cheaper. Everything from power tools to screws, to dpm to nearly everything.
Google says toolstation is generally cheaper 🤷♂️ maybe we buy different products
@@thegardenroomguru You're probably right. There's definitely a lot of stuff in TS that is cheaper than SF - and, yep, it's stuff I've not had any reason to buy.

Unfortunately, my question about 2.5m height was not read out fully. The question was "Why so much fuss about 2.5m permitted development? I have applied for planning permission and granted within 3 months cost around £300 for everything. Why people afraid to do that?"
Basically, garden room materials only cost roughly up to £10k. Why people greedy to spend extra £300 to get desired height? It doesn't cost much and does not take so long to wait. People could get 2.3-2.5m internally and get a warm roof. Also, peace of mind, as is legal development, approved by Council. Maybe they don't know about it?

Another great video mate, I’ve watched a few now. I want to buy one of your build packs soon, the only issue is I need one for (3.5m X 3.5m) and there isn’t one. Would you recommend I buy one of your (3m X 3.5m) or (3m X 3m)? Which would be easier to do the maths to extend from? Hopefully that makes sense?

I have a tiered garden (1.4m drop)... does the roof height for PD start on the level of the Garden Room tier or the higher tier (2m away)...

You say you are governed by 2.5m height but if you use a single pitch roof you can go to 3m so I have read anyway. Why have you chosen 2.5 flat roof?
