Lovely home, I would make two changes. Change the dog shower to a closet for guest coats, and move the two secondary bedrooms down toward the kitchen and put the study at the front.
Agree like people think they want to get on their knees to wash their dog that should be raised up it's very difficult I don't even have a dog but I can imagine but bending over would definitely kill my back or they could just make it a regular shower with a pull-down for your dog
Can’t move bedrooms. No windows on the interior of the house. Garage is there. Fire safety laws require a window or another door.
In other words, you don’t like it. 😂

Have the garage closer to the kitchen, no need to walk through the house with groceries.
I have this recipe from America's Test Kitchen for Cowboy Cookies, for which it's the best cookie I have ever encountered however my point you need counter space in a kitchen to cook prep and enjoy yourself.

Just one tiny thing. Having had been married to a master drywaller for many years, I doubt that interior walls have stucco on them. I could be wrong, but I suspect it's more likely a textured mud/plaster over drywall.

House is gorgeous without a doubt. I think it seems crowded when you walk in. I am not a fan of a lot of little rooms, I like open concept houses, but this house is absolutely beautiful, just not my style. The basket weave tile is fantastic!
Laundry and bedrooms at the FRONT door?! I don't think so, Tim. . . .but I won't be living in it. I'm sure some people like that; I've seen a few layouts like that in various open homes. Nice appointments, though.

Loved the little cozy Office besides the Master Bedroom. Got confused with the Laundry direct at the Entry- so noisy! The big Office is Amazing!

Lots of great upscale features in this house, even though it doesn't like like a huge house. Very nice.
I love the idea of the dog washing station but the way dogs shake would make that location not optimal. It would be better at the back of the house near a dog door to the back yard for zoomies afterward.

This is a beautiful home at a decent price. They did a great job with the decor too (I’d want to keep it all). I would have to get a dog or two just for the pet washing area…the cats would definitely NOT approve! I liked the little wine bar area (I live in the Napa Valley) along with the small desk area plus a separate study…and the media room. You scored on this one!! Thanks for another great video! Sad thing is that this home would be 1.5-2 Million in the Napa Valley.

Hey Tim 👋🏽 Happy Easter Sunday. This home is nice. I'd get rid of the study and add that to those smaller bedrooms that sit at the front. Especially since there is a small little space outside of the OWNER/PRIMARY suite. I just wish the secondary rooms were a tad bigger. I can't afford it 😂 but it's inspiring
Yes! The imagination of the architect deserves acknowledgement for their cupboard, robes, niches and studies. Excellent layout; I did not easily anticipate the internals form the external and I liked that surprise!! The only item that stuck out for me was the extraordinary 'loooong' Dormer windows - what is that about - purely a stick on feature...as it does not look functional.
Thank you for the walk-through. It really lets us see each angle of each space. I am not sure about the media room. With only one entry and no windows, how do you air it out? To me, that is a difficult space to live with.

Pretty house but to modern for me. I like more character, like crown molding, board and batten in places. I guess I just like farmhouse style or cottage style, French country things like that.

Hi Tim, I agree that you can get more house for the money in Texas! The best part is that you are in Texas!! Awesome state and although it’s been a long time since I lived there, I miss it.
BTW I believe the walls are finished in a “plaster”finish, rather than Stucco.

I just have to say that I love how you take the time to show us all the perspectives in each room and your camera glides across as though were walking in it ourselves. So many times I hate watching these videos that zoom through and get you dizzy without seeing all the little things!

The finishes are nice, but that has little to do with the quality of the build.
OMG❤❤❤❤I'm in love with this home. I absolutely really love the layout of it! There are a few changes I would make, however. I love the bay windows in the master suite! I also love the ensuite in the master bedroom with the walk in closet.

Since there is a powder room, they should have made the bathroom between the two bedrooms a Jack & Jill bathroom.
And why are the bedrooms and laundry room at the front of the house? Seems odd to me.
This home is designed to take advantage of spectacular rear yard views. That’s why guest bedrooms which may be rarely used are at the front of the home.
I like J&J, but alot of people don't like pocket doors, which are usually needed with a J&J bathroom.
@@discoverthemetrookc I love pocket doors, but a J&J bathroom is potentially less private than the present arrangement here.

Call me old school from Georgia- but the “formal” dining right at the kitchen and living room, would be a deal breaker. I do not like that.. my opinion obviously lol. I do like homes with open floor plans, but sometimes, to me, “too open” is “too much”

home prices in Tennessee are just awful. I'd pay for New York City metro area or even San Francisco before I pay that much to live 30 miles outside of Nashville. yikes.
Kitchen is kind of small

Nearly my perfect home. Just needed built-ins in the master closet. But really love this house.
Outrageously small home for $650k, especially with the cramped bedrooms and no formal dining. Maybe this is what spec homes look like today but, certainly runaway pricing. Worth maybe $500k, especially with the standard shotgun layout.

The house is lovely, but something that just rubs me the wrong way, If the dining room table is RIGHT there, why do you need a kitchen nook and eating at the island. To my mind a Kitchen nook and formal dining room makes more sense.

Pet-washing stations are silly. Its just an extra shower and that looks hard on the back to lean over. I’ve always showered with my dogs🤷🏻♀️

@2:19 the doggy door into the garage could be a fire code violation - the 90 minute fire protection rating between house and garage might have been compromised unless an approved pet door has been signed off by an inspector.

Totally hate powder rooms by the front door... welcome, do you need to wiz before you come farther in? Also hate powder rooms anywhere near the kitchen/dining room, just gross.

This is a’ frankenhouse’ in that it doesn’t have a cohesive aesthetic or style. It has lovely finishes but they’re sort of wasted on the odd layout and clunky exterior lines. It’s a mismatch of various features clumped together that just don’t flow well. The entry is so boxed in by walls and the narrow hallway. Way too many doors crowding it. And walking through the dining area to get to the living space is just weird and feels messy.
Tim, the interior walls don't have Stucco, they have orange peel texture on the walls, my house here in Colorado had that type. I like this house, BUT! THE KITCHEN COUNTER SPACE AND UPPER CABINETS ARE MUCH LESS THAN MY 1300 SQ FT HOME HAD PLUS I HAD ONE MORE KITCHEN DRAWER. i used every inch of cabinet space and drawers and would like to have had more and this home has less than that to start.

I had this same kitchen in my new house. It was half as much space as any of my old houses. Looks great, is not. Dishwasher in island, but where do the dishes go? All the cabinets stuck out at odd angles. This house drove me nuts.
Who is designing these houses? Master off the living rm the pantry is to small the laundry is as well. You have the children's rms off the front door? Oh and the rm off the kitchen is that not a maids rm? The floor plan is terrible

Hallways, swinging doors. and nook rooms everywhere you look. There's enough wasted space for another house. Just a guy raised in a farm house where rooms were simple and designed to really be lived in!

Looks pretty but anywhere that gets snow is going to be a hard pass. Have to walk so far into the house before you can take slushy, wet boots off.

Beautiful home, however, why do builders put a sink in the island? It’s so silly. I like a clean free island counter that you can use when entertaining. With a sink, you ALWAYS have a dirty dish, or cup…
Putting the office near the kitchen is a recipe for problems, especially if people work from home.
You're wrong about Texas - it's not nearly as affordable because the property taxes here are outrageous -- I'm moving to Tennessee!

Pretty home but what a hilariously terrible layout. Imagine having to listen to everyone using the kitchen or being in the living room the entire time you are trying to sleep in the master bedroom. I've seen people pay good money to remodel their homes so the living areas and main entrances aren't right atop the bedrooms so every delivery guy or guest isn't peering right into your private space. This one seems to think it's a feature.
Totally bizarre to see a floor plan with bedrooms just inside the front door, at the front of the house. Also, to have utility rooms, like laundry and a pet washing station at the front door. Certainly not practical entrances for a winter, cold weather climate.

Why do builders insist on plopping a sink in the middle of all the island counter space? Such a waste.
The garage is too far away from the kitchen. The main thing you carry in from the car is groceries.
Seems doorways are too narrow...
