Forgotten Depression, 50% Un-Employment & women were not counted. So most likely 75-80% Un-Employment. That's why the 'great depression' was the 2nd worst depression of the last century. Now it was made much worse by fdr's policies.
At the very least, I now grasp the concept of leverage. Creating wealth and financial freedom isn't as tough as many people believe. Building wealth and remaining financially stable indefinitely is a lot easier with the appropriate information. Participating in financial programs and products is the only true approach to make a high income and remain affluent indefinitely.
Due to my demanding job, I lack the time to thoroughly assess my investments and analyze individual stocks. Consequently, for the past seven years, I have enlisted the services of a fiduciary who actively manages my portfolio to adapt to the current market conditions. Markets look like 2015-16. Probably going back to all time highs, but will probably go sideways until fed signals rate cut, Recently sold 25% of my portfolio comprising of plummeting stocks that were recommended by certain financial RUclipsrs, quite devastating!
Not their fault, the stock market seems to be more of a casino for gamblers now than a place for investors. even if you were averaging down on ailing companies, its your duty to properly research, buying the dip does not guarantee a rebound

💯 I lost so much $$$$ because the management co NCDG put a pathetic pig who cost me thousands in damages and did not pay. Rentals are very stressful....
And then people wonder why rent has gone up drastically, but they don’t remember not having to pay rent for two years
The way to qualify to buy real estate:
1.) Get out of all debt;
2.) Raise your credit rating;
3.) Build 3-6 month emergency fund;
4.) Invest in hard assets (real estate, gold, silver, and crypto)

A major factor with the Great Depression is that communities were much more self sufficient & grew their own food on a large scale & worked together & shared what they had. There were also many boarding houses. Not the case today by any measure in comparing then to now.
Dollar is not going to be the reserve currency shortly. Oil will not be traded in the dollar.

It’s time again for ‘rent to own’. Let the buyers BUILD UP a down payment by taking a higher monthly rent, but use part of the rent as down payment. THESE tenants will take care of the property, because they treat it as their own.

Realtors and agencies are far too dependent on buyers delivering all cash at closing, from the buyer's own pocket or obtaining new bank financing.
Survival depends on learning creative financing, especially seller financing with wrap-around notes.
Realtors must get accustomed to accepting notes for their commissions.

The only thing that got us out of the Great Depression was managing to get involved in WWII, and taking advantage of it.
Not sure if I could take advantage of a family with kids who are homeless because they lost their well loved home. Bad luck will follow that home. Maybe find a way to help them instead of trying to hurt them.

My parents lived thru the depression and my dad and grandparents lost everything in the 1936 St Patrick’s day flood in western Pa. They made it tho. I’m glad to have their blood flowing thru my veins

I agree with 95% of what you say. One thing you haven't touched on is the societal downfall. I believe that will make a dramatic impact on how America moves forward. That's where my biggest fear lies.
Why not use creative financing to pay monthly payments that you can afford instead of trying to qualify for a loan at high interest rates and a big down payment?
