I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?
"Overall, buyers hold a lot of the cards right now, and sellers are having to give out more concessions to close a deal." All the best, buying on sale is actually one of the best ways to invest in stocks, and advisors are ideally suited for such task
Until the Fed clamps down even further I think we're going to see hysteria due to rampant inflation. If you are in cross roads or need sincere advise on the best moves to take now with financial markets will be best you seek a fin-professional with fiduciary responsibilities who knows about mortgage-backed securities for proper guidance.
The best investment one can do right now is investing on real estate though stocks are good but ever since I swapped to real estate, I've seen so much difference.
Again, my daughter's account. I am a RE agent in Vancouver. Things I have learned (I've been licensed for 4 years). 1. I never open and close pocket doors all the way. Once, in an open house for a townhouse a buyer went into the kitchen, then asked me if there was a door. I said yes! Pocket door! Pulled out the pocket door all the way and it jammed on the track. For 15 minutes I was trying to get this buyer out of the kitchen! 2. Although realtors may need to use the restroom during an open house, I avoid at ALL COSTS. You do not know the condition of toilet in an open house. This may be TMI, but once I had to use the bathroom (SO NOT CLOGWORTHY), flushed once, and the toilet OVERFLOWED onto the newly renovated marble bathroom. You think as a realtor this will never happen to you, but it can! THE WORST EVER! The toilet was likely not working properly to begin with. But never again will I take a pee while hosting an open house because of that! YIKES!
The biggest thing I learned from this video was 50% of investing is buying good companies at good prices and the other 50% is controlling your emotions when . market is moody.I realized that the secret to making a million is making better investment. I always tell myself you don't need that new car or that vacation just yet and that mindset helps me make more money investing.

I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!
One strategy for protecting against a recession is to buy equities. Investors, especially during a recession, need to know where and how to put money in order to make money while avoiding inflation.

Hi Monica! Long-time fan of your channel but I don't think I've commented before. In part thanks to your journey I've been inspired to consider a career change to real estate. One of the things that is the most intimidating to me though is prospecting. I'm curious how you approach it? Thanks!
17 deals in 10 months is decent. Would you say you got that mainly from your team or did you self generate? Also, It would be really interesting to know what kind of deal you have with your team if that's not too personal. Like how much he takes from you per deal
I put an offer on a home and want to add an escalation clause. I had a realtor write it out and don't like the way it looked. My escalation goes from 670000 up to 682000 but at the top of the contact it says "purchase price: 670,000" then only mentions the escalation clause at the very bottom of the contract. Is this standard? I don't want my offer to get over looked because I didn't format properly or in a way that catches the sellers eye. Any info would be helpful. Thank you.
I'm a real estate agent and it doesn't get overlooked. Contracts are standard for every state regardless of agency, so the all agents are familiar with the contract and are suppose to explain that to the client.
I've been an agent for a while now (10 years) and for me the worst is when you either get to a house and there's no key because the agent accidentally put it in their pocket and left OR you get back to the office and you have the key in your pocket because you accidentally pocketed it! I've done this a couple of times and had to run immediately back out and put the key back in the box. Luckily nobody has tried to show it and notified the agent that I did that yet. I just get involved in talking to my clients and do it without thinking!
I have a tip for you! When I show a home I put the key on a wristlet key chain I got from ace hardware. That way the key is always on my wrist so I wont lose it and when I go to drive away, If the keys on the wristlet still I see it right when I go to put my hand on the steering wheel.
@@natylights2394 I would say the hardest part is remembering to do everything when you have 2 or more deals going on. Keeping everything in order and making sure you complete tasks in the time frame you have scheduled.

My advice for agents working in a major city such as Boston where I am is to take advantage of public transit. Driving in most major cities is such an aggravation. In addition to that, I don't trust other drivers especially in Boston.

BTW, in this market, everyone is doing an escalation clause when there is a bidding war.
Did you join a team right away ? Like how did you get so many leads to close 17 deals in your first year ?
I’m almost able to take my real estate license test. You inspired me to go into this field. I hope you keep making these videos!!
Oh no! I’ve never done that but definitely see how easy that could be.
I have a tip for you! When I show a home I put the key on a wristlet key chain I got from ace hardware. That way the key is always on my wrist so I wont lose it and when I go to drive away, If the keys on the wristlet still I see it right when I go to put my hand on the steering wheel.
What’s the hardest part of been a real agent ?? If you don’t mind me asking😊
@@natylights2394 I would say the hardest part is remembering to do everything when you have 2 or more deals going on. Keeping everything in order and making sure you complete tasks in the time frame you have scheduled.
I’m not involved in real estate, but this is still really interesting to know! I also enjoy hearing from a native Seattleite as well
Real estate's not my area, but I think a lot of the lessons you learned and shared can be applied everywhere. Especially time management stuff. And actually, if you ever share more tips/information on time management in a video, I'd be highly interested!
My advice for agents working in a major city such as Boston where I am is to take advantage of public transit. Driving in most major cities is such an aggravation. In addition to that, I don't trust other drivers especially in Boston.
thanks for sharing.
I love your video it's so helpful however, I want to know how long it takes to get your license? also what was the name of the school you attended for real Esate
I think my one uncle was a realtor. He's very outgoing. A people person.
Where did you go to school to get your realtor license
New video idea: things your realtor wishes you knew about buying/selling houses
Congrats! I am at 7mo. Would love more of this content. What is it like working on a team?
Great tips. ♥️
Great video!!
Okay, I thought I was crazy for giving myself 20-25 mints lol I like to be there before and look around the area
LOOKING SO BEAUTIFUL
Thank you!!
Lol. Ive been working at my course since November. It's March. 😬
You look so happy!
I’m currently studying for my license in TX, and binging all your videos. But my situation is a bit different because I’m a stay at home mom of a 1 year old right now and I’m nervous that I won’t be able to manage my time the best way possible :(
Where in Texas are you located? Welcome to parenthood! We have a 18mo old and you can do this!
@@mclemoreteam9716 Austin! My daughter is 15 months :)
I'm currently afraid of this too. I have a 15 month old and I also have 3 school aged kids.
I need a “oh now your a real estate agent” what now? Beginner tips pleaseeeee
Great points
THATS WHY ITS A RECONKING TO ACTUALLY SEE HOW MUCH BETTER YOUR LIFE IS AS A RUclipsR INSTEAD OF DOING AN ACTUAL JOB WORKING FOR SOMEONE ELSE
Love this video, out of curiosity will you be dedicating this Chanel to real estate ?
I don't think is a good idea to hangout with a client ever not even after a sell .
How do you say no to a potential client?
you don’t! haha… That’s the hard part of the job. My Dad’s in real estate. Some clients you show 20 houses to & they never buy. Some come out of the blue & buy something big sight unseen. It levels out but it’s a lot of work & frustration
@@davisneves how do you handle it mentally? I’d think I’d be hard to keep showing houses and keep a positive attitude
@@xoxjelloxox I don't do it, my Dad does & he's in a pretty rural area. I was surprised Monica said she does say No. I guess that's an option. You could also recommend the client work with someone else if you're not finding what they need. Or you could just act too busy... haha not sure. That would be a good topic for a future video... how to say No. I find it hard IRL but I usually send people hints by not being available. I think my Dad has always said Yes :D I'll ask him about it
Hi, Monica! I hope you are doing well with RUclips and real estate.
