You are right only 40 Sqft low hieght washroom is allowed is rear space as per LDA Building and Zoning Regulations....But, this is on site plan and after construction LDA will take fine and will regularize this double bath....
If nakasha is not profitable like this then you can take 5 feat bathroom waid not 6 one feat take from bathroom and one feat take out from bedroom s and one feats you take out from back living room three feat space you can put frant side then you can make 3 feat frant garden and will be go big car space

Very nice house dizan need to put wall for safety frant room door put outside one think more you make small bathroom make 5 or 6 feat one side and other side 7 feat you put bath sat or you make back side shower then sink and toilet all dizan you made nice just you need to change which one i told you you don't need to make three bedrooms you make two living rooms it up to people if they use bedrooms or the use two bedrooms and two living rooms or the use three bedroom and one living room must people put tanat upstairs that's way the need two bedroom and two living rooms not one living room
