I lived in San Diego in the 90s and would never go back. It's very expensive but the real issue is the lack of affordable housing, even for renters. Everyone seems to be turning rentals into AirB&Bs for tourists, which prices out locals who can't afford to buy a house. Homelessness is also on the rise (not compared to PDX, of course).

I live about forty miles north of Austin, TX. People are actually moving north of Austin to the burbs. The areas with housing developments going in are Leander, Liberty Hill, Georgetown , and Jarrell. With it is the infrastructure. Roads, schools both public and private, grocery stores, shopping centers, gas stations, banks, eateries, car washes, and everything else.
When I moved to Gtown just over six years ago, they said within the next ten years that there would be one hundred thousand new homes off Ronald Reagan. That covers Leander, Liberty Hill, and Georgetown. The east side of Georgetown is booming with shopping centers and housing developments everywhere. I live in the NW part of the city, and they have gone crazy out here. That area is also off of Ronald Reagan. We get updates almost weekly about how everyone is leaving Austin and heading north to the burbs.

It's the entire I-35 corridor in Texas. The Killeen-Temple metro is approaching 500k people and growing quickly, but don't live close to Ft Cavazos (new name for Ft. Hood); though, rent and home prices are relatively cheap there if you're willing to deal with drugs and booms from the artillery ranges. Austin was saved for now by voters re-instating the homeless camping ordinance and electing a moderate mayor that brought in state troopers to help with the crime.

My motto is "Buy high sell low!"
Ive lived in the following cities just before or during a boom:
Vancouver, B.C. in 70's. LOW rentals both times
Seattle - slight rental problem in 80's
Calgary - 70's boom town. If you live on the westside or west suburbs you are only a hour drive from one of the most beautiful places in the world...its Calgary's playground
Portland, Or. boomtown from the 90's on until 2 yrs ago when crime shot up, murders, riots. The riots involved Black Lives Matter and while they were supported by the urban population, white, people are fleeing in the many thousands now. Turns out that slamming their police force caused a huge increase in crime both property and people, who could have guessed that??!!
L.A. born and raised. Crime and violence while i was growing up. I left in 1971 when i was 19 and have never been back to that hellhole. 2 great aunts and my grandfather moved to L.A. when it was a beautiful paradise - 1920-1950 all down hill after that.

My only experience with Charlotte, NC is with it's airport which is grossly inadequate for the amount of humans that pass through it. It appears to be somewhat newly renovated/added onto, but is sadly already grossly inefficient and overcrowded. Recently spent a few days in the Cary, NC area outside Raleigh only to find the heat and humidity even more insufferable than my area of SW Florida...at least we have Gulf breezes here. San Diego is one of THE MOST boring places I've ever visited, and, in this day and age, I'd avoid California like the plague for MANY reasons.

Just bc the homes are listed around $700k doesn't mean that's what they're sold for. The average sfh is going to cost you closer to $1M. Chula Vista is very nice but is starting to be taken over by the homeless population since they recently passed a law banning them from camping downtown. We are thinking of moving to NC since we are getting priced out in the Denver metro to buy a home, we just want the ability to go hiking but without insane housing costs. Unfortunately, San Antonio has a lack of good city planning and developers have flooded the outskirts with new housing developments without really considering the increased traffic density on the roadways or the additional infrastructure that would need to be provided for all these new people. They keep gaining people who cost them more money and losing the gainfully employed, tax paying citizens that used to make up the bulk of their population. Employers have left and continue to leave for other states and their employees either go with them or leave shortly after anyway just to get away from the hellhole this state has turned into.
We have the highest housing costs that are increasing every single month, the highest gas cost thanks to a $.75 per gallon tax, and the highest prices on goods, food and services. All that in return for roads that don't get taken care of, overcrowded schools, subpar healthcare services and increasing homeless and crime taking over even what used to be the safest suburban neighborhoods. Even the few things CA had going for it (weather and the ocean/coastal towns) are turning into bad things like the 100 degree weather for six months on end and the coast that is no longer a nice escape but has now become tainted by crime and homeless as well. Taxpayers will continue to leave the state and they'll quickly reach the point where the remaining people living here will be the lazy who don't work, the lower income on costly assistance programs, the refugees on costly assistance programs, the homeless and drug addicts on costly assistance programs, and a few ultra wealthy that never pay taxes anyway. Good luck covering those $5 million reparations payments.

Yeah, I just can't trust Briggs after hearing about San Diego for the second time from him like this. I bet he is getting paid to mention certain cities...
Like to get a freaking burrito 2 mins drive away from us, we had to look for parking for about 15mins on a weekday evening on a typical day. We got used to just one of us hopping out of the car to get the order, while the other continues driving round the block until the order is ready... Sure there are some amazing places to go, but the traffic and crowds make it just not worth it a lot of the time. It's just an exhausting place to live.
The beaches are often over crowded, and a lot of them have serious parking issues too. So get ready to drive your kids around for 20minutes before you can park at Belmont Park beach on most days and times of the week. Then you will get a parking spot from which it takes crossing a busy major road and then walking 10-15mins before you finally make it to the beach. Good luck trying to park at La Jolla beach, that's near enough impossible. The beaches themselves are overcrowded and sometimes get closed down because of pollution from the Mexican border. (I'm not sure it's always the cleanest even when not shut down, as the authorities are trying to make money and pressured by the tourism industry) Good luck trying to relax with small children, around as you will have to watch like a hawk they don't get run over by the constant beach guard trucks driving around.
Did I mention that with so much piercing sunlight much of the year, most of the childrens playgrounds don't even have any sun shade?
Ok this is like 2% of what I can actually say about real life in San Diego having actually lived there for eight years. Moved out of state a year ago and still feel like venting, it was so horrible! I was hoping Briggs would be a trustworthy source of information since we are looking to buy a house. The weather is truly amazing, hills and little canyons everywhere to bike/hike; I used to think it was expensive while I was living there, but after 20+ years in the Bay Area, it is much more affordable. It will expensive if you want to live blocks from the ocean/beaches.

Not sure what you guys consider expensive, I looked up the home prices , it's fairly close to Toronto market, only difference is you guys paying 1.3 - 1.5 million for a nice big single home ready to move in.
The condo market is around the same, 2 bed room condo is hovering over 700 k
Toronto, 1.3 million will geg you a small semi detach home ( depending on area, it'll also need renovation )
1.4 - 1.6 million - entry level to a single home with renovation.
1.7 + entry level ready to move. depending on area, and size , most will need some updates and the smaller ones will usually be renovated.

I'm wondering where some of these stats come from. A home in San Diego for around $850K? I guess it's possible. I just asked Bing AI what kind of home I could get in SD for $850K. Her answer: a 2-bedroom, 1-bath home, 612 sq. ft. I watch a lof of YT videos, and San Diego is always described as insanely expensive. Who wants to live in a cracker box for almost $900,00. Some may. I don't.

I lived in San Diego for 35 years and you couldn't be more wrong with your reporting. Not sure how you did your research but the homeless situation, traffic on the I-5 and the price of housing is outrageous. A typical 2 bedroom apartment is north of $2500 a month. Do a Zillow search and you'll find the only housing you can buy under $500,000 is a mobile home.

Sorry to report that San Diego is going downhill the last 7 years in my opinion. Over 2K for a studio apartment with people camping in tents at the end of the block. Highest utility rates in the nation I believe and being raised again next year to make rates more “equitable” for everyone. If you want a one bedroom in a decent neighborhood, its closer (or over) 3K a month in a lot of the desirable areas. Yes, it’s beautiful in a lot of areas but it’s starting to turn into LA and not worth it anymore in my opinion.

Completely agree. We were paying $600 a month for electricity for a three bedroom, while using major appliances off peak-hours and no AC. With AC it was over $1000 per month in the summer months, so we just decided to tough it out and turned it off. If your pregnant it's absolute torture..
$2300 per month for rent to live in the ghetto (Normal Heights), with homeless people less than 200 feet away, camped all along the freeway. Stole our kids bike... And the freeways cut through all the neighborhoods so its very hard to avoid them. Drug needles everywhere as you take your kids out for a walk around the block. Old lead painted houses peeling around you and a land-lord hiring some illegal workers to bash down the lead painted house in-front of you for renovation, without proper training or permits. You have to contact the city to halt the process so the contractor at least obtains proper permits and training on safe lead removal. etc. etc. The terrible living conditions are endless, I could write and essay. ( halve the houses are back units, i.e. in the backyard of actual houses, with no direct road access, to maximize profits for the landlord since he can charge obscene rent for the dingiest places to live)
Anyway, I don't trust Briggs anymore for mentioned San Diego, twice now, as one of the best places to live. Like who cares about Legoland, when you can't even walk outside your house without smelling pee or stepping of a drug needle ?!
We moved a year ago out of state without looking back. What a huge relief.

I grew up in Austin during the 80s and 90s to see it go from "the small town feel" to something that I didn't want to be a part of. There are sooo many people who moved to the Greater Austin area from California for various reasons.

I also lived there. It’s so crazy seeing all the shiny, new buildings being built left and right. It surely went from a small “suburb” of San Antonio, to the explosive city it is today.
I’m sure growth will subside, though. I remember when El Paso was the 10th largest city in the U.S., so that’s telling my age.

It was the fastest growing city back in the 90s but there is still lots of construction here and the new homes and condos fill up fast. And I constantly see license plates from other states. So I expect to see it keep growing.
