I'll give our 2024 US purchase (by whole family) information for comparison: * PI: 14ha at 60 P/m^2. * US: 48.5ha at 71 P/m^2. The US ground we bought is in Missouri state (middle of US), 78% flat loamy 'bottom' (next to old well-bedded stream; no irrigation but moist). Key issue on agricultural land price is how much money it yields. The US ground rents for about 0.9M pesos per year (after all land tax, income tax, insurance, & fees) for a return (ROI) of about 2.8% yearly....but perhaps you could say what the rented income would be on the 14ha in Bohol PI. This US ground is probably a bit more cropable (soy, corn usually) than the PI-Bohol parcel, and 9km from town with grain elevator & railway.....but these two PI and US parcels are fairly close on price-per-area.
We are now completely 'dry' of funds for next years-&-years, so I am not a buyer for your nice Bohol ground. Rather, I provide the comparison just for your and my interest. Salamat.
For comparison on rural municipal water: * PI: 100P per month. * US: About 1000P per month. As you said for the PI, in the US this is also too expensive for agricultural use, and we don't use it. In the US it is drinkable(potable) but only used for people. Also, we have to bury it about 1-to-1.5m deep due to the cold which would freeze the line in the winter (and burst the line). For outdoor lines, northern US people a special 'no freeze' tap(spigot).
