Buy cash only….today’s rates are killing this market
You know what’s ironic about that, when the rates were super low (2.5% ) a lot of the cash buyers were using financing and holding on to their cash, because all listings were selling over asking regardless of cash or financing, and those that were using financing had to pay cash over appraisal.
Now that the market has cooled off a bit, the buyers that don’t have cash, are actually able to submit financing offers and still negotiate favorable terms.
My advice would be: always buy what you can afford, you can refinance in the future.
There are several lenders that now offer a no cost refinance within a year and a half of purchase.
@@AFRICA4AFRICANS I'm here to tell you, based on my mortgage activity in Southern Utah, rates are only a hurdle. As a lender, we offer temporary buydowns (including Jumbo) and no-lender-fee refinances to help buyers refinance when rates improve. It's an eb and flow thing. If rates hit 5's or 4's, you will see a flood of buyers enter the market and the old complaint will return, "these houses aren't worth this much!" because demand would, once again, drive prices back up.

All of that home and you could high five your neighbor. Especially for the area. Nice home I just wouldn't want to be on 1/3 of an acre or less.
You really couldn’t, average lot size in that area is 1/4 acre and that particular property backs up to the bureau of land management land, so no rear neighbors. But you could most certainly buy a 1/2 acre or larger lot starting at $550k and up just for the dirt
@@stgeorge It's amazing how much land values have gone up everywhere. I don't see it lasting forever though. Nice home though!
@@JB-zu5gb They don't make land any more, and I dont see the demand dropping signifficantly. But the home values have already adjusted and it is a great time to buy provided that the buyer has the means. The sellers are becoming a lot more negotiable

No it was filmed in February, but I didn’t get a chance to edit it until just a little while ago. Light jackets sound awesome right now, we are currently mid last week of 100°+ temps
