There is some truth to that, the lessee (Louis) will be charged for space that is not usable, like columns, walls, stairs, elevator shafts, etc. This is standard operating procedure for commercial leases, some inflation is to be expected. If the listed square footage is inflated, the price per square feet will be lowered, or the listed square footage will be the actual usable square footage at a higher price per square feet. One way or the other, the lessee(s) will pay for the unusable space in the building, directly or indirectly. At the end of the day, the lessee has to do their own due diligence and budget accordingly.
As a Broker, I’m stunned that this clown is stating on film that it is customary to misrepresent square footage!! Square footage, right behind property condition is one of the main points that are the basis for lawsuits. If she were MY agent, she’d be booted faster than she could blink!
@@juliorojas4384 it's true.. it would be very hard to prove she deliberately misrepresented the size. You would have to record her saying, "yes I knew it was smaller". @@auditorofauditors862 George stated he's a broker and this isn't customary. Also, if you state an incorrect square footage in a lease (a contract), you can bet there's a basis for a lawsuit.

Just because something is usual does not make it correct, and Louis has found places and brokers that are less shady than this lady. The attitude "that's just the way it is" results in nothing ever getting better.
@@Vistrus There is a term called usable sqft. But in commercial unlike residential. As long as the landlord allows it you can take down and redo the walls to be a thin or thick as you want. This is why you need to go by building department records for the building but even those could be off in NY in my experience. Due diligence is also required by the buyer such as what he is doing right now.
@@MBisFrenchy Maybe in New York - but in Kansas City, if you advertise a space is 2500 sq. ft. - then you better be able to measure all of the spaces together, from interior surface to surface - and come up with that number. If you round up from 2495 or something and you are clear about it, no biggie. But if you are off by even 100+'? Then people can file complaints with the city, and if you are a repeat offender, you can get your building permits pulled and your real estate license pulled. You will be reduced to 'for sale by owner' and the banks won't even deal with you up there because the city cranks the rates up. It's the one way they have slowly started getting all of the housing cleaned up in the city. It's done really well over the last decade. All the shady big-money people that used to just buy up whole blocks, then charge rent and let it fall apart are mostly gone. No more mr. nice guy.
@@MBisFrenchy Even in residential real estate (I'm a residential landlord), we typically market the overall square footage of the house based on a tight measurement of the outside of the building. So, you definitely 'lose' the thickness of the walls (say, 10%?). However, I would argue you're still GETTING the walls... they keep you warm/cold and protect you from the outside world. Nobody but you gets any benefit from those walls. So, I would accept a slight reduction for retail space for the same reasons as well, but less so. Why? Because these units share at LEAST 2 walls with the neighbors, possibly 3. So, let me pay for half the shared walls and full price for unshared walls, and let the neighbors do the same. Regarding office space, I can definitely see the argument for 'shared' lobbies, elevator shafts, stairwells, etc, so I would probably accept more of a loss factor in that situation.

This is fascinating for its rawness. I'm witnessing a slice of life from a New Yorker trying to run his business. There are characters, conflict, drama, but it's all real. I'm peering into another world.
It's not just NY. There are a lot of states where this happens in. Now if people wanted to just be fucking honest, and price according to SQFT, sure fine great. The problem is, a lot of places focus on well it's $1.25 per sqft. So for some people to be comparable, they fudge the sqft to fit the comps in the area.

When a salesperson can tell you're unsure, they will assault you with a long, well rehearsed, emotionally appealing spiel that won't mean much but is just meant to make you trust them. It often starts with "Look, you just want..." or something. Watch out for it, don't buy shit you don't need or is overpriced. If you're not one of those people it's not even a conversation worth having. Put in your "insulting" offer and move along. Unless they're desperate, that's usually what they want you to do anyways so they can find a new mark to spend the time on. So yeah, she wants to sell something expensive to get the best % out of it, but when measured in an equivalent of hourly wage she makes the most money by getting her client the thing that he wants as quickly as possible. Louis' time isn't free but neither is hers. Also, I think Louis might be a bit wrong here on the price thing. Reading the "request" at 31:07 it says "when paying $10k-$20k for commercial space". And then at the bottom, the part he marked in red, says the estimated location, amount of space and the pricetag of $12k-$15K. Its clearly so they can list something at a lower ~$100 per square foot price, despite the fact that in reality they want to squeeze ~$110 per square foot. Honestly I feel as though measured against the building plan, if this is not the correct amount, there should be some basic level of enforcement around advertising. If the number is different that number the landlord reported to the council/city/government, it's false advertising. As you can see, mass retardation in this manner results in "thats how its done" responses and the listed $X per square foot price will always equal $X+30% in reality, which is way, way different so to assume ~+10% is normal would appear to be extremely conservative.
It's free real estate.
As a Broker, I’m stunned that this clown is stating on film that it is customary to misrepresent square footage!! Square footage, right behind property condition is one of the main points that are the basis for lawsuits. If she were MY agent, she’d be booted faster than she could blink!

A certain percentage is lost to the walls in commercial but still this is ridiculously off.
@@MBisFrenchy That amount should be factored into the listing

@@hajimeyamasakivukelic7235 Yeah.
She makes a % on the *deal* and she is essentially using her time to check places out and then take Louis to see them, which means the money she makes is essentially the % of the deal divided by the number of hours spent on the client to get to that deal.
It's not entirely unreasonable to interpret that as what he wants and the price he's willing to pay for it, but the upper budget limit is actually $20K. And so she is showing him stuff that is closer to the budget threshold but is also exceeding the other factors he stated. IE this is better than the approximate you gave but still within budget and you get a lot more for that extra cash.

Hustle is real.

At that point, she should say: "hopefully the next place will be better for you" or something and move on.
