    questions:
    1. normally, if there is just 4 unrelated people in a 4 bed hmo, you dont need a hmo license ? what if there are just 2, or 3 unrelated people.?
    2. if there are 5 or more unrelated people, then you need both a license and planning ? but can you put the 5th person in, and then apply for the license and planning ?
    3. if it is an article 4 area , then you need both a license and planning ? is that even if there are only 2 or 3 unrelated people ?

      In answer to your questions:
      1. That will depend on the local authority. In Scotland and in certain UK cities you will need a licence if 3 unrelated people - but not 2.
      2. 5 or more unrelated people do not need planning unless in an article 4 area. In an article 4 area, all HMO's require planning
      3. Correct. 2 unrelated people do not require a licence or planning. 3 will depend on the local authority

    Hey, how do I check if my landlord has a HMO licence or not?

      The local council maintains a register of licenced HMO landlords. This is usually available online on the council's website but can also be inspected at the council's offices

    this is so confusing. my conundrum is this. buying a house with the hopes of having three lodgers while being a live in landlord. planning permission nor a licencse doesnt seem to be required.
    but the problem is this, what additinal regulations come from the fact is a hmo? when it used to be a live in landlord with two lodgers. thats what im struggling to understand.
    and then what about if the loft, the one id stay in, but isnt deemed to be a bedroom. does the building need to be compliant for lodgers and including me, or just lodgers? do you see why this is complicated. easy example why loft wouldnt be appropiate for a tenant is that the headspace isnt adequate. as im you cant vertically up without bumping your head at the sides.

      Even with lodgers, you still need to comply with HMO regulations

      @@propertymasteracademy i have to get some legal advice on it. i plugged a few results on chatgpt and it seemed to be more concerned on the safety of lodgers. my plan was to stay in the loft. And the lodgers can get the best bits to themselves, as in, adequate rooms that hit the legal standards for living.
      Lodgers can stay in the two big double bedrooms upstairs, then a giant bedroom in the lounge, in the would be family home. all the while im living in the loft which isnt as good, but still habbital for my standards. As in stairs to up stairs. door. wool carpet. plastered ceiling.
