There's an apartment block coming up in Ruaka that will house 55 studio apartments on 5 floors. We had a discussion with Rafael, the architect of the project, where he explains what the project is all about. The project will use precast panels for the walling and slab, for a significant cost saving to the client. Enjoy the August update as I try to keep you posted on a monthly basis as the project continues. using precast wall panel for floor slab is indeed a good idea. In this video, the placement of I-steel beams under the precast panels as support is a key factor. In this way,the building safety factor of the entire floor slab is indeed increased.
Hello Nick, Architect Raphael has mentioned a few projects that he has done using the precast technology. One in particular was the 90 studio apartments. Would you kindly post the finished project? As a future client, this would be highly appreciated.
Please address safety issues with the workers. The workers need Helmets and safety harness lopes just in case. We do not want anybody to get injured. They should have these safety devices whether they like it or not. We want all the workers to go home safely to their families. All the same nice job.
Im a Ghanian watching this too, im trying to learn different options for my future house. I have seen some beam and blocks producers in Ghana. They might do this too
Im here to appreciate good work of Nick and Engineer Rafael , you guys are doing amazing keep the spirit moving. on matter concerning the sewer system i didn't see any form of plumbing work how comes ?, the second thing is about those steel i beams may be you can give us a rough estimate how much they cost ,how much you can save compared to concrete columns for a 1 story residential unit .please lets us know in the next video .thanks
Bwana architect the purpose of soak pit is to drain the septic tank, how do you put a soak pit inside the building since the water in the soak pit percolates in the soil this might weaken the soil stability hence the stability of the building.
Hi Nick, many thanks for the great work you do to show case possibilities in alternative building technologies. Will appreciate if you can ask about costs per sq meter and breakdown of costs, cost of foundation and cost of each floor. This will be useful for a landlord who wishes to construct one floor at a time. Thanks
A new subscriber , and you have me glued to your Chanel with the precast ! I love the consistency, the versatility and the viability that you showcase . This building herein has encouraged me that a hybrid is way to go as I was contemplating either a brick bottom and panel top floor . But given the way the engineer has explained it this is great . Question 🙋🏾♀️ to date do you know of a construction that has reported issues or compromise !? Reality is with a new product that is inevitable . Secondly if I would like much higher ceilings, can much longer panels be made to accommodate such higher heights or . The standard height is much lower having being exposed to high ceilings and I think it just adds a bit of pizzaz to the space ! So how do panels accommodate much higher ceilings !? Thank you 🙏🏾
Looking at this design, I have been debating whether there is a real saving as appearing in 7:57 compared to a precast T-beam of 150mm and a hollow core slab of 100mm or with a hollow block of 150mm. If you take it that both systems will require a suspended ceiling, especially to allow for plumbing works, this hybrid design leaves a bigger space and such it has advantages. However, where no works are constructed under the slab, the beam and block appear to give a superior finish.
I have previously asked you the following, review Kenya railway worker's precast houses, what happens when precast house joints crack and today's question, what happens when uchannels rust eg in high humidity areas.
@skyshooter4009 no construction at all. I paid but akapotea na pesa zangu na hakujenga..aliweka foundation tu na iyo aliweka vibaya. Na ata ivo nilimlipa hakulipa suppliers wake, walikuja kunidai..
@@zippynjeri8984 Dang! That's messed up. Sorry it happened to you. And, knowing the extremely corrupt kenyan government there are no protections in place to protect people from shady contractors! Lots of untrustworthy contractors. Going forward get supplies on your own and only pay the contractors on daily basis on the work they do on that specific day. I am currently constructing a home in kenya. I am overseas and won't be able to see what they do day-in day-out, but have family members supervising their work. Came under these videos because i went with the beam and brick roofing and wasn't familiar with it. But, apparently it was a cheaper option than the traditional roofing.
Structural I would not advise as the structure will lack robustness at the precast beams and steel beam connection. The structure will fail incase of lateral forces such as earthquake for such highrise
It's not a structural concern as the idea of using panels is to reduce the volume and cost of pouring fresh or ready mix concrete to make a slab. The steel I beams, concrete beams and columns do all the load distribution of the slab to the foundation
In structural engineering, we have air cracks and settlement cracks and other cracks that come up due to elements merging and earth movements more on this later

I would love to have a house using this panel but looking at the careless of this guy with sandals on construction site beat me.who on earth does that? I saw another one on kenya going on site with suit, try that in western world and you are fired.
Safety? Open toe slippers on a construction site? Is this how it is done in Kenya? Please advise the guy in the video to take safety very seriously. You can not protect your head and leave your toes to cut.
Love your channel. However in this site there are no helmets, no safety shoes, no yellow vests, no harnesses. This construction site has no basic PPE. The 'Architect' is wearing sandals to site! Safety is paramount in any construction site! This makes me question the integrity of the 'Architect' and by extension the integrity of the building.
Don’t judge the quality of the finished product by the safety standards of the “Developed World”. Here in Jamaica we had a 5.7 earthquake 2 months ago, and only 1 building collapsed and another (built by Chinese contractors) had structural problems. RARELY will you go on to a construction site and see everyone kitted out as you described, but we build some pretty strong structures….
This was my first concern.... hard hat yes, but sandals...No! then the lack of safety equipment for our construction workers. God have mercy (and I'm certain they have no life or medical insurance. PREZO Ruto, kindly regulate.
@zippynjeri8984 It is so unfortunate that someone took your money and is now not responding. Nick sounds like he is a genuine guy and I am sure he does not want to tarnish his reputation. Have you contacted him for help?

The guy explaining also needs safety shoes. How can he wear open toes slippers in such a hazard area.

I'll ask about this in the September update

Hi Nick. How good are precast in terms of sound insulation between rooms verses normal 6x9 stone wall and concrete floors?
It's fairly good as the hollow cores trap air which acts as a sound barrier

Trust but verify always. Buyer Beware of your hard earned 💰
Can you use steel ibeams instead of the concrete columns ? ?
It's possible, but that is the decision of your structural engineer
