      Unfortunatley Morals are like common sense and it seems that the USA is a lot like Aus in relation to humans lack of both. The good thing with the USA is you can defend your land as much as needed, here we are forced to bend over and take it.

    My son and I LOVE to fish..and I look for places that aren't generally fished in. There was a farm on the out-skirts of town that had probably a three acre "pond" on it. I had been told by a friend that he snuck in one evening and first cast caught a 5lb large mouth. I don't do sneaking around crap so one Saturday I drove up the guys long driveway and knocked on the door. I ASKED the guy for permission to fish with my then ten year old boy. I told the guy we'd take any trash away we generated and told the guy that he would have first pick of any "keepers" we caught. The guy thought about it for a minute and said ok. He then said over the years he has chased many people out and that we were the first people to ever stop and ask permission. A couple hours later he road down to where we were on a horse to see how we were doing. We had three large mouth bass each over 5lbs. He drank a soda with us,declined on taking any fish,and told us we were welcome back anytime we like,just don't bring anyone else with us! People,all you need to do is ask permission. nine times out of ten,if you are polite and cordial it will be granted!

      Yep happened to me once. A great place to fish. It is not that hard to do. Just go up and ask. If they say no and walk away. If they say yes, then respect their property. They work hard for it and out of the kindness of their heart they let you have the Privilege to be on their land.

      My step son and I did that back in San Jose, old farm. Only lasted around a year, property sold and there’s a Bass Pro Shops there now...

      For as big of a deal as this drama queen made about, I doubt he would grant anybody permission. He took a two min story and, between the 2 vids, turned it into an hour rant. Imagine how long it would take this drama queen just to give you a yes or no answer. I wouldn’t risk it

      @@teddylong2167 plenty of variables. I had some teens walk through my property and when confronting one pulled a knife. I brandished a 19x and they took off. Half an hour later deputies showed up with guns drawn and detained me until I showed them the video of the kid pulling a knife while standing in my back yard. I’m not a fan of showing a gun if I’m not using it. I don’t want to shoot kids, they also should walked armed on my property. That’s my job.

      Amen to that! We bought 38 acres between two friends. They asked my husband is they could cross the property to each other's house. Husband said okay, but only to cross. Next thing we knew, a teen son and friends made jumping ramps on our property. And the other friend's grandkids built a stick fort and placed a bunch of Halloween decorations to make a "Haunted Trail" on OUR property. Mind you, our son and grandson hunt on our property. Thank God there wasn't a tragic accident with these kids! I had to be the bad guy and kick all the neighbors off. Went to the sheriff's department, put a ton of signs around, and put the purple ring around dozens of trees. (Purple in our state means no trespassing.)
      The lesson learned... if you give an inch, they'll take a foot! Always say, "NO!!"

    I would gladly trade my neighbor for you. Twice I caught him cutting my trees claiming it was his ground. I told him it was not and just stop. The third time he put his septic tank on my land. I did a “Clear Title” lawsuit against him which also becomes a public notice to every one that my title is accurate and clear of any possible future claims. So now I own septic tank.     We have a 100 acre very remote ranch in Eastern Washington. We've owned it for 30+ years and have a little cabin on it. We go up there every year or two. Our neighbor bought a 20 parcel next us about five years ago - a very grumpy old man. He actually has a sign on his gate saying "No Seconded Chances - You Have Been Warned!" We had our land surveyed because the other neighbors started cutting through Our land off a public dirt road easement instead of going around. We put signs up.... yet they kept using the "road" they clears through our land .. without permission. They even tore off the no trespassing signs I put up. So we put back the ~500 rocks they had cleared off... and put signs back up. Problem solved so far with them. Then the guy who bought the 20 acre parcel put up a barbed wire fence between his property and ours. All the parcels are perfect squares or rectangles with 90 degree angles on pretty rugged terrain. He decided to install the fence straight for a 100 yards or so, then veer it on to our land to his benefit... he doesn't live up there full-time btw. As our family (including 2 teens) were walking the line, he came "charging" up the hill from his cabin to toward his new barbed wire fence. We were VERY respectful and nice until he Wasn't! He started cursing and said "If you don't get off MY land, I'll put a hole in you!" My nephew actually caught that on a 1 minute he decided to capture … good boy! Since the fence was between us, I told him Not only are WE on OUR land, so are you and your fence. We left. We called the police and informed them … they said it was a private matter and suggested a survey. We told them we had a survey on file with the county. Anywho, a couple weeks later my brother and his buddy went back up and chopped his fence in pieces and through the posts and barbed wire fence (his junk) back on His land. He discovered this about a week or two later and called the cops … they suggested he get a survey. They called us and said we were allowed to remove other people's property from our lot.

    Do not worry about what these people say! You protecting your children and your own property, that you spent a lot of time and money on, is the right thing to do. I'm thinking that these people most likely would not give up their property either!
    I only have a half acre yard but, I feel the same way about my small yard as you do. Kids always run through my yard, stepping on my grass and flowers. People need to be teaching more respect to their kids and practicing respect themselves.

    I imagine half of the rude comments came from "people" who don't own property, or if they do, it's in a neighborhood in a city. This is great info that obviously interests thousands of people. HUGE responsibility to know your rights and limitations when owning acreage. Fantastic video and you're the kind of neighbor I would be proud to have!

    I was using trail cameras for security at my rural property. Last year, someone cut a lock on my gate, and stole all of my cameras along with about $15,000 worth of equipment. I got some RING spotlight cams. We got them installed and set up the following week. We left the property, and an hour and a half later received a RING alert. I watched in real time as a strange truck pulled into view, pulling OUR utility trailer.
    I called our local sheriff deputy. He headed out to our property, and was nearly to our gate when the thieves were done looting our place. He arrested them. The next day search warrants were served at the homes of the two who were arrested. A small sawmill that had been stolen a week earlier was found in one of the men’s garages.
    Get cameras that allow you to watch what trespassers are doing in real time. I can’t wait for the jury to watch the video of the thieves that hit us ransacking the place to their heart’s content.

      Damn bandits!😡 Thank goodness for technology and a quick sheriff. Hopefully all your gear is returned and is in working condition. My cousins dirt bike was stolen and recovered but was never the same after theft. Since the theft was only 60 days old the judge granted restitution and thief was ordered to pay for repairs or new one, justice......

      Peter Schryver I use spartan cameras. They are cellular connected. Batteries last about 6 months. I get real-time texts immediately. Sometimes it’s just deer and raccoons. But often I catch people trespassing in real time.

    Whenever you own property, someone always thinks its public and they have no idea of how hard you worked to get it. I have 115 acres and every few years someone challenges me . I worked hard for it , as I am sure you did too. I wish you the best. Praying for you.

    i totaly agree, i acsedently trespassed on somones property. (me and my then gf set up a camp and a fireplace) he came whit an rifle, sayin it was his property, i politley asked him for time to pack up, and clean up afther us before we leave, he told us we could stay there for the time we wanted (2 nights) on 1 condision, that we made sure we cleaned up everyting afther us. i gave him a beer, said thanks, and 2 nights later clean up everyting, and left, walked past him on our way out told him thanks, and said he had a wonderfull camping spot, but also said we wont come back widaout premission again

    Same people who dont respect no tresspass signs, are ones who dont Honor keep gates closed signs....nothing worse than coming home to property to feed livestock, and find them strewn across county because a hunter came thru and left gate open..

    I bought a small piece of land here in Michigan. It is surrounded on 3 sides by farm land. My neighbor told me how the previous owner (a lowlife druggy deadbeat) who fought in court for 3 years to keep the property he refused to make his payments on. Told the farmer he could no longer drive his pickup on the 50 foot corner of both property lines so he could check his field. So the first thing I did was drove strait to that farmers house telling him he had every right to use that corner of my driveway to access his field. That's 50 feet so he doesn't have to spend thousands on a driveway in a deep ditch. In your case you would be giving up almost a acre of land that you still have to pay taxes on to a man who disrespected you off the bat. I wouldn't do it either. Now given this guy never comes out there.if he would have stopped and been cordial I see you allowing him access if he notified you first and remained respectful. But not as a normal easement. All you haters on here need to understand just because your hotel room has a adjoining door to mine doesn't mean you have the right to walk through my room to get to yours if you can't open your door. Think of it that way

      no one sane can think of it that way, because the space issues and proximity to your person and personal living space are so extremely different it is hard to imagine anyone coming up with such a similitude. do you have some boundary deficit mental problem that has you equating your own body and person with every inch of maybe even desolate ground you own? sheesh.

      I keep getting overnight poaching hunters in my backyard. They are firing their guns less than 5 feet from my house and shooting at everything that moves. They drink and use drugs while leaving their trash in my yard. They bang on the door demanding to use my bathroom. I refuse to let them inside because it's a "stranger danger" thing. I have no idea if they are thieves, rapist, or serial killers. They do not live here. They do not pay the bills here. They do not pay the taxes. They have zero property rights. They got to go. Game Warden, conservation officers, police officers do not care about my safety.
      I should not have to wear orange 24/7 inside my own home and in my own yard.
      They do not have permission to hunt because it is private property.
      So it is a zombie hunter apocalypse in my backyard.

    Have the same problem with deer hunters, I solved the problem by allowing the game warden the only one with permission to hunt, he has caught hunters on the land without permission and fined them.

      joe tiller - my elderly parents had people trespassing saying they were tracking deer. It was posted. Game warden said he'd have to catch them in the act. Really? I told my mom; tell them you lol follow them to help them track the poor deer. That will stop them.

    Another point: you dont want someone going through your property who has already shown that he will help himself to your possessions (timber under tarp). He has shown a serious lack of moral credibility and bad character. Again, well done. 👍

    I know what you're going through. 40 years ago I had the same experience. The moron that own the lot that had no Street access decided to build his own Road with a D12 bulldozer across my property and start building a house when we weren't home. Our lovely neighbors were afraid to call us and let us know what was happening. I came by one day when all the contractors were up the road working on the house, I ordered two 50 ton loads of 3 inch River Rock and piled it on my side, on my property and block the road and they could not get their vehicles out for months. I had every one of his contractor on my side willing to help and testify so they could get their pickups out of the job site. He sued me and lost, it cost him a fortune. Every contractor countersued him, every Insurance Company of the contractors sued him and I purchased his property at a bargain price... good luck

      Another example of an asshole. If he had talked to you BEFORE he bought the land....and been a gentleman about it.....you probably would have allowed access. But he was an asshole.....and would have REMAINED an asshole for the rest of the time he lived next to you.
      Goddam....what a horrific story. Betcha that guy became a future student of "Trump University".....where you learn how to cheat in business....and life......from the Master of lying and cheating.

    I am a real estate title searcher in the state of Connecticut. I am the one that goes out for the title company and actually looks at the maps and the deeds and the easements etc.
    I found this video to be absolutely fascinating.

    Don't give him or anyone else an easement. It just causes problems and lowers the value if your property. He started off on the wrong foot by not coming to you before trespassing. Do you have an update on this? I had to put up fences to keep trespassers off.

      we bought landlocked land.....however we had an agreement set up with the adjacent landowner to BUY a transferrable easement if we bought the land......worked out well..... we got our land....got easement recorded.....paid the other land owner......no problem......it now has a small road on it to get from paved road frontage to the back of our land.....
      the upside of this is that we got the land pretty darn cheap because it was landlocked and no access made the land worth less.....but we worked out a payment to the adjacent landowner for the easement that was fairly inexpensive. Now we have access to road, power grid, municipal water.......if we need it.

    not that property owners are anti social assholes but the problem with allowing people to be on your property is that if they get hurt, even through their own actions, the property owner is at fault. if you post no trespassing signs and refuse access then if someone comes on property and gets hurt it is their fault. my understanding of an easement or right of way, is that the owner is no longer liable for injury of user. at least here in PA. we also have very nice stand your ground and trespassing laws and a great castle doctrine.

      good. i know if your land is posted and they dont have permission then the owner is safe for sure here in PA. but ive heard horror stories from people in WVA and CA and i think FL as well. a lady in WVA a robber waited for her to leave for work then climbed on roof to break in and fell through skylight injuring his back and sued her for a ton of money and won.

    New subscriber here. I have to agree with all your views and applaud you for your self restraint in dealing with the trespassers. I hope you don't have to deal with court and/or money out of pocket regarding this incident.
    I'm in the process of buying a modest piece of land in northern Florida. Fortunately I have easement without issue. My nearest neighbors are about a 1/2 mile away.
    Your videos are instructive and a great lesson to land owners and those looking to buy land. You mentioned negativity, I understand your meaning. But, I feel there is a positive value to your message.

      Henry Van Noy I inherited 33.5 acers from my mother when I was in college. After all the funeral was done I went to walk around on the property. To my surprise someone had been dumping tires on the property. I changed colleges after that so that I could remain on my property and protect it. I live in a small town in Texas and I caught those fellows on my property. A shot gun and a couple of mastiffs will dicourage any one. I took them to court after I called the cops. They had to pay someone to remove all the tires (because they were not allowed on my property) pay a fine and on top of that pay me damages. Now I have no trespassing signs everywhere. [This property protected by Smith and Wesson. Tresspassers will be shot. Survivors will be shot again. No trespassing.]

    I'm with you. I'm a landowner, also, and have issues. It is very stressful. You really do just want to live in peace. That is a big reason why you are out there. Here's my story: I get pretty upset because I'm 100% respectful of property lines and property rights. I get worked up by reminding myself that I would never presume to do X to others's property. One thing I found out was that when people find out you own land they are very quick to try to get hunting rights from you. Ahhhh, no. And then of course others want to cut wood or others ask if they can ride their ATVs on your property. I made the mistake of saying yes to one neighbor who had little kids who then grew up and started bringing their friends along and their riding styles sure changed over time. Gone were the little kids who put-putted along behind their dad. And boy do they get pissed about not having permission to hunt my land. The issue is that the kids used to come around without permission shooting snakes (booooo!) and so forth and bringing their friends. Then the friends think it is their hunting property also and they bring others and you get everyone thinking it is part of their hunting grounds. I'm sorry but the smartest thing you can do is say no right off the bat. It's easier to ease up later once you know everyone (if you want to) but way harder to clamp down. I will never forget when one neighbor in particular buried his dead goats on my property in the soft soil used for perc testing without my permission and that same neighbor towed a huge boat onto my property without my permission to store in one of my outbuildings. I kid you not. I will always remember walking with their kids in the woods on my property when we first got there and the kids started taking out the survey stakes. I was like "What are you doing??" and they said their mom had told them ON A PRIOR WALK that I didn't know about that it was okay to do that!! It just goes on and on. I remember the mother calling our property "(our last name) Park." My last interaction with the dad was when he blew past me in his pickup one day to load up a tree that he had cut down ON MY PROPERTY and when I confronted him he said that I could work out a deal with his son who was gonna to split the wood to PAY the son for some of the wood. I just snapped. He was offended which is a hoot. He removed all the game cameras, hunting stands and hunting sheds that he had hidden around in my woods. (Large property and I'm mostly focused on mowing and gardening so I'm not in the woods that much.) I'd like to get a UTV so I can patrol the property better and faster. You see, part of the problem was that I lived in town and was just there a couple of days a week. Oh, and people like to drive up on my property and then say that their hunting dogs with radio collars are up in the mountains behind me so it's okay. Ahhh, no. Some fencing and gating has helped but I'm gonna have to do more. Being out there fulltime and making everyday homestead noise (including pistol practice) and keeping your gate locked 24/7 also helps.

      I grew up i a city, but went hunting with my parents all the time. If we tracked a deer to a private property we went to the owner and requested permission to finish tracking and receive the deer. If the owner said no then we left the deer there, even if it was a foot on their property. Never once were we told no, but we also hardly had to track a deer very far.

      Yup. I have found rolled up deer skins, arrows, shotgun shell casings, etc on my land. And I see huge marks in some of my trees from people shooting on my land! Two different neighbors have hunting stands that face INTO my land! Geesh. I always think "Would I do this to anyone?" and the answer is always no!

    I fixed my own trespasser problem with road spikes. After a few flat tires, the trespassing stopped pretty quick without courts, lawyers, sheriffs, etc. Problem Solved.

    You seam like a cool dude. I own 20 acres and it has been work to keep trespassers out. But all fenced up with 2 anatolian shepherds protecting my sheep. An for those who cross the fence now, better be faster then my dogs.

    I have been down this road with the same guy on my deer lease 3 times finally had him arrested and charged. He was charged with criminal trespass a felony. Now he’s a convicted felon and crying the blues. Tough shit.

      Most the time, there is an access, but it runs across family land, and no one thinks they need a "legal" right of way. Then several generations down the road, someone sells a parcel to an outsider who blocks off access to the other heirs

    I was raised to be a civilized human being. No trespassing signs are just as important as stop signs. I respect people's private property. Those who think that they can just jump someone's fence and then scream that property rights are non-existent should live in an apartment their whole lives.

    When my dad looked into the law we discovered that the easement does not permit motor vehicles. They can cross our land to get to theirs but we don't have to let them drive.
    imo the guy who bought the land should sue the seller for fraud if the land sale did not say that the land is land locked.

      He bought it at auction though and usually anything, including land is considered "Sold as is". They usually have disclaimers pointing out it is up to the buyer to do any and all research and due diligence with the land. But then again, if he paid a lot for it, trying to sue both the previous landowner and Auction Company (many have to be Real Estate Brokers to sell land at auction so they are required to disclose many things themselves), might be the best option. If anything, he gets his money back and the deal is discarded. At that point, the landlocked issue is known publically (obviously the seller knew it was landlocked) and must be disclosed no matter what in the next sale.

    It’s really important that you posted these two videos. I’m in southern Oregon and we have a lot of homeless tweakers moving in from California. I live 20 minutes out of the small city and those dirt bags are coming out in the country now, which makes me furious! I don’t want to worry about a bunch of weirdos camping on or near where I live. I’ve been financially supporting myself since I was 16 years old and those losers can just get their act together and stop sponging off society.

    How dare you actually want to protect your own land and family. There is a reason you moved where you did and it wasn't to put up with a "Land Bully".
    You NEVER "GIVE" an Easement. You can "Sell" an Easement, but why would you ever want to "Give" an Easement? It sucks that some Judges in some States will demand you give up a chunk of your land or a "Right" to part of your land and "Give" it to someone that was stupid enough to purchase a chunk of land without a Title Opinion and has no way to access it other than a helicopter or airplane.
    The thing is, I have seen family members give other family members an "Easement" to some landlocked property and then they sell it later down the road and some "Undesirable" types of people purchase it. These are the people that don't respect the fact an Easement has boundaries and feel all the land they can see, including all of yours, is there for them to use to access their land. As a former Real Estate Broker, I ALWAYS recommended people to put a Sunset date on an Easement and never to "Give it", but to Sell it so that way you are establishing "VALUE" on that Easement. The sunset date could be 20 years or when the property transfers (NOT Sells), to another individual. Then it is up to them to negotiate with you for an Easement if you so wish to grant or sell them it. It still allows you to retain some control over your land and you are not giving up that control forever. You can also require a First Action on the property if he ever decides to sell it which would mean you have first right of purchase for it so he has to come to you first. It's a little unsettling for them as they lose some "Rights" to their property as they have to offer it to you to purchase, first. You can even say it is at the Legal Assessed Value of the property (which is usually, but not always, much less than the appraised value), not what he thinks he might be able to sell it for. There are lots of things you can ask for if you are required to grant or sell an easement by the courts and sometimes, the Judge will agree with you on some of them.
    Another thing is if a Judge requires you to grant an easement, petition the court to allow a value amount and a sunset date. That way, if you ever decide to purchase that land yourself, you are not going to have to resurvey or have the title changed to remove the Easement from the title. It's just a cost saving thing for you.
    Overall, it appears you don't have much to worry about but your neighbors might. I would just raise your pigs and start drooling over all that sweet ass bacon you will be eating in a year or two lol.

    I received a letter that I had to allow easement to the property on the top of the ridge above my property as the owners were going to build. I responded with they can build a road on the far north side and pay me for the trees that would need removed and they would have to build a fence all the way up the property to prevent my animals from getting out never heard from anyone and no one has built in 4 years.

      It will happen..always get in writing exact requirements, and place On No Excusse clauses to prevent encroachment or things like destruction to road at cost to them, improvements must be approved and final approval of you at no cost to you...and restrictions to time of day and type of vehicle they use durring constructuon..dont want jackhammers at 2 am

      Find the total price for the build, the projected price they want to sell property..and take 2-10% of totals to charge for access..,you have them over barrel if they get to projected cost and sale figures stage.

      You are so wrong... a half sober attorney can write language for a recorded easement so that it is strictly for a specific use only... such as vehicular and pedestrian travel to and from specific points along a specific route such as: a 20 foot wide easement for ingress and egress only. Then add a description of the route. Preferably the route is one written by a registered land surveyor. All of the above should cost around $2,000.00 TOTAL including attorney fees, surveyor fees and cost for recording the actual document. A good land surveyor could do it all for you, and including the language. I have done many of them and most land attorneys have too. Just don’t hire a ambulance attorney or a criminal attorney. Like doctors they specialize for a good reason.

      John January, you're right that an attorney CAN write that kind of language, but it's land you paid for. Once you record an easement on your property, it's VERY difficult to get that easement removed. Every subsequent neighbor can claim that he purchased his land on the basis of your easement. It might be the neighborly thing to do if an easement wouldn't interfere with your plans for your land use and if the neighbors are long-time family friends. But it's easier and (legally speaking) safer to just grant permission to access your land on an individual basis.

    You hit the nail on the head there with your approach. If the fella's going to be your neighbor, it doesn't pay to start off your interactions on a sour note. You were definitely the adult here, while for whatever reason he and his agent decided to act like children. I'm hopeful that after what started as some really bad behavior on his part that this is really all a misunderstanding.

    Lesson learned. Advice for ALL prospective land purchasers....Title searches are CHEAP. NOT just for the one you are wanting buy....ALL of your neighbors as well. The info is PUBLIC record and available to ANYBODY that wants to pay for it. Buying ANY property that MAY be subject to court action to provide easement/access to a "land locked" property behind is a risk to consider. ALSO, "change of use". You can learn UP FRONT what possible changes are "in the works" on neighboring properties. Imagine learning years after you buy that a neighbor has been going thru the process of legalizing a race track. Just sayin'..... Ignorance is expensive. Do your research. KNOW your rights. And buy WELL informed.

    I REALLY admire that your two videos on easment were so informative and peaceful. I am definitely proud that you explained more about easements, and increased my understanding of easements. I admire the reasoning behind your feelings behind not having easements splitting your property... ideas that I had never considered or experienced. Now, I have your experience to give me food for thought for my future experiences. :)

    We have this issue on our land all the time. We recently began posting guard donkey warning signs. Unfortunately, the laws here favor the trespasser. If they are harmed while trespassing on our land, our insurance covers their injuries. Even if they were stealing or breaking and entering! Crazy!

      🤤🤤 in michigan if you have posted Trespassing signs then trespassers take th risk of being shot on sight. Trespassing is harmful intent according to our courts.

    I have done a lot of hunting in my life. Usually on public land. And even then we would check maps for parcels of private land so we could stay away from them. And we would never ever pass a no trespassing sign. You sound like the kind of easy going neighbor that any one would love to have. Good job staying calm, staying rational! Keep the fight in the legal system if it comes to that. Unless your safety is threatened. Then by all means defend yourself. Thanks for sharing.

    Don't pay any attention to these people that have no idea what it actually means to have a piece of property that you own and to have someone come on to your property demanding access on to go through is outrageous. Keep it up you're doing great!

    The only way people should cross a no trespassing sign is if you are lost and looking for directions or a medical emergency. Other than that there is no reason. And even then I'll be hunting the land owner not his stuff. That would piss me off someone just passing thru plundering my stuff

    When I was younger we used to own a 200 acre plot of woods that we hunted on. And people are ignorant and just don't care about people property or valuables. Every year we used to have to throw people off the land and would get into heated arguments with people that would say they been hunting there for years. They always lied although some didn't. But if there was an honest mistake like not knowing where they were then those people would be polite and apologize. But most people would be very aggressive and want to argue thinking that would get them access. And the bad part is if they would stop and ask we usually let them hunt for the day. People just always think they are entitled to what other people have and that make me mad. Because some people bust their ass to take care of their property and buy it. Just today's world we live in.

      When hunting, I have never found anyone making an honest mistake. Hunting on land I don't have a right to is called Poaching, so I am always aware of where I am. You are kinder than I am. I take someone on my place uninvited, and armed as a direct threat to my family.

      V Star 1300 Adventures you have to understand where my property used to be it was surrounded by gas company property and if you didn't know where the boundaries were you could easily walk right through the property. We posted it but where they used to come through at was really thick and it would be easy to pop up on the other side of the property and not know that you were on private land. Most of the people that hunted around there we're all local people so you didn't really want to get into arguments with your neighbors but the problem was is that some people from out of town would come hunt the gas company property and just take it upon themselves to walk all over it and that's whenever the arguments would incur. So we used to try to be nice to the local in the neighbors but you always got to a couple that were from out of town and didn't know where they were at or what they were doing those were the ones we used to have problems with

      I can appreciate thick brush, North Carolina in the east is like that. I use GPS when I am out on a hunt, and it takes some serious prep work to figure out where all the boundaries are. As an ethical hunter though, I consider it part of my prep work. The GPS helps too, If you see a great Deer in the area you can ta that location for a return visit. How to deal with the people that took it upon themselves to willingly walk off of one property onto yours is always an individual answer. I am not as kind to folks that are willing to commit Trespassing while armed on my place. To the folks that said they didn't know where they were...I would be far less than kind. It's their responsibility alone to know where they are at all times.

    I own property in south-eastern utah (42 acres) and I've had a similar experience but the new owner was respectful and didn't understand easement issues. This was about 15 years ago. That neighbor and I came to a written agreement and we've gotten along ever since. The main problem is that the that guy should have come to you and your neighbors with respect and shown that he wanted to be a positive influence in that area. I'm sure you all could have worked something out.

    I just dont understand why this guy didn't politely ask you if he could please move thru your road until he figures out his road problems. I bet money if they asked nicely before they stepped foot on your property, you would have had no problem with this guy. Stupid entitled people that are rude cause so many problems. Hope he sells and you dont have to deal with that kind of person living next to you.

      part of the problem is moving through the roads, from what he has said, still wont get the guy to his own property it will just get him to another neighbor or 2 that he will still need access, best bet try to sell to one of the oweners surrounding his property.

    This is extremely valuable to Newbie Homesteaders looking to buy land ...to not make the mistake of buying a landlocked property with no access..this has happened to people I know...As much as it sucks people have some nerve being disrespectful and demanding! Kudos to you for protecting your family and land from predators and trespassers!

    Wish there were more "neighbors" like you out there. Just wondering if you have given a heads up to the other neighbor that, regrettably, may have to deal with the easement issue? It truly stymies the imagination that people take an entitlement attitude and think that's the best approach. That cheap land ain't gonna be so cheap after all. Best of luck.
