    Fricking jerry. You provide so much sticking value..I have hit my head against a wall for three years and just recently went back to solo shop. You hit me square in the face when you said, "you would have made more money if you stayed in phase 2". I so see that now. You can't have the "safety" and "security" of a solo shop and scale halfway. If your going to do it you have to do it.

    Man this is spot on. I've been stuck at $250 to $300k for 2 years now and I do agent deals exclusively. I can attest to it being incredibly difficult to scale past that with just agents.

      @@CHEATERSANDSIMPS profit, last year I took home somewhere around $270k. This year I'm on pace for $305k. My expenses are minimal, I have no employees yet so my only costs really are my systems. Which cost me around $600 per month in total.

    I’m literally doing all of this but it’s not structured like this. PPC, on market, Off market. 50k min spread, virtual assistant, got dispo team, assistant, follow up habits, etc…. We’re between phrase 2-3 with a group of 3 along with a few rehabs here and there.
    Brb….gonna build million dollar business!

    Going to get my first contract tomorrow I promise, I did solar for about a year and was top rep, now I’m trying to get into wholesaling because I leave town a lot for Solar and wanna spend more time with my fiancée and family and I started about 3 days ago got a contract signed but I didn’t sign my part because I got advice and was told that market was trash so it was hard to find a buyer, I’ve been up since 5am almost since Monday learning and practicing this, I have 7 leads to call tomorrow and I will get one! Just scared about finding an investor :/

    Jerry, Im in the negotiation process of my first deal, but there's a discrepancy with the listing sq footage and what public records have listed. Homeowner added a second bathroom but It seems as if they failed to report the addition properly because the county still has it as only 1 bathroom.
    Besides that, the home is move in ready and after a few different offers and counters, Im about to have it under contract at about 60 to 80 k below ARV. Would u be interested in helping me get through this deal to end cash buyer in your network on a JV situation. Home is in Eastern Washington.
    Please let me know, Im so close. Just need a little guidance.

    They don’t entertain offers below asking price .Any Ideas?

      I believe agents have to tell their seller the offer regardless. However lower the number lower the commission for the agent
