Bhutani group is zero litigation, zero liability/ loan, fully paid up land . 2. All assured return is in the form of upfront discount which u can take while purchasing, so no matter of cheque bounce in future. After huge discount of roughly 30-33% the price is also reasonable and its quite safe and perfect to enter & invest at those price point. 3. It is surronded by many residential sectors n is close to metro station so location is good. 4. I totally agree its a delayed project but look at the global circumstances. Corona & NGT is not letting any builder work in full speed. They r helpless. I have also invested very good amount in this project and I am sure of getting decent returns of around 10-12% per annum on my investment. Which according to me is quite good.

Moreover there is no assured return allowed now as per RERA guidelines. CYBERTHUM builder is giving discount at the time of first installment . Also providing assured rental in written till three years or the time unit is leased out. There is always a risk in real estate investment even if you purchase a plot. It's a humble request to study the project again and review properly.

Deepak, Virtual space is always bad and you will know in future because when you sell your property you will not get any capital appreciation. Even you can't sell easily this type of Virtual Space in Secondary market.
So many things depends on builder also. Bhutani has delivered so many projects successfully and no assured return cheque has bounced till now in any of its project. Bhutani is zero debt and zero litigation company.
A bhutani sales employee told me last year that they are unable to pay the monthly return to many investors and wanted me to adjust all the amount upfront to avoid this. I know there was no assured return for me. They just quoted a much higher price and deducted around 2.5 lk saying that was assured return.

Great, review I got many calls, I tried this with migente sales people and i ripped everything. And concluded not good . Similarly I went to see alphathum and it was not good either. Even the location was not so promising. Atleast 10-15 saal to bhul hi jao.... Vo bhi jb COVID na ho....
So many customers called me from Alphathum Project who haven't received the return and they gave excuse that they will adjust in the last payment. Don't worry wait for your sister time, you will get the answer.

Real estate will improve in next two years. But i would suggest to move some of investment in stock markets. Real estate in India is mess due to govt regulations and builder fraud. With wfh most Indian IT guys are moving to tier-2 cities like Chandigarh, dehradun, hardware, meerut, Lucknow. There they can own a house in 60-70 lakhs and live with better life style.
