They won't sell because they are selling 4-5 times the price of what it cost to build them. Nobody is paying 20 plus million for these "modern" homes with nothing but big squared rooms of sheetrock with nice fixtures and backsplash. Better start designing those interiors a lot more complex than this and get some structural engineers to show off their work.
@@4evahodlingdoge226 this may help … According to the developer the amenity-filled floors with the sunrise and sunset pools cost $100M to construct, NOT the whole building. And for more context other units in the building have traded for more than $22.5M.

The first one is more of a real estate investment than live able home. It’s like something in oil sheik would buy and probably never see in person. I’d need full time body guards to feel comfortable living there 😂
First house didn't sell because no views of the city. For that price point, no matter how nice the house is, it has no value without views of downtown LA IMO

@@BadboyMax1986 you are on the beach with East to West view... On the 40+ floor, in a luxury project... You could probably knock 5m from it but that's about it. Imo, 1st one, the price is too high, and it feels cold, and unlivible. The house is definitely nice though. Also, I'm sure the housing market is playing a big factor in all of this. They're having to eat up the costs of running, and maintaining the property until they can find a buyer willing to take over responsibility. #expensiveart
what would be very interesting to see, is, Track the moments of the owner, living in the house for 6 months to a year and see how long they spend in each part of the house and how often they use each section of the Mansion. What % of rooms never get used? Will all of the kitchens be used regularly, or will one never be touched? How often will there be maintenance crew, I think you'll find 30% -50%of the complex predominately untouched, just a display. no value for money.
That’s a good point. I had an elderly friend that lived in a large ranch. She used her master suite, the kitchen and she took a small bedroom as a sitting room The rest of the house was unused
How many times to leave your phone on the whole other side of the house. Would you have to bring a backpack with you when walking around your own house?
That condo in SunnyIsle a.k.a lil Russia will not sell for that. She's trying to set a record. On top of the 40k monthly for holding cost, you will do better building or buying a Mansion on Mami Beach. Robert Hite has one listed in the Paramount the penthouse for 9mill and its the same size but has a 360 view of Miami, Miami Beach and the Islands!! The smarter play would be Fort Lauderdale because Miami Beach is wayy to congested.
22m for an apartment? I thought it was the penthouse but it’s only a standard 5 room one :-) It probably wouldn’t sell only for half that. The included furniture (maybe) could justify an extra million but that’s about it.
Because people this rich realize they can just buy their own rather than give the developer over 60% profit. It probably cost 10 million to build. A lot of concrete some plank flooring etc. A lot of these finishes are in everyday homes. Not in the same zip code obviously, nor SF but the asking prices are absurd for these mansions. That’s why they’ll sit until they price according to the market.
I'll take all three at a significant price reduction. I'll live in LA that area near the Getty is amazing and close to everything, and I'll visit Miami and NY. I love going to to Miami when it isn't too hot and muggy and NY when it isn't too cold.
As long as it does not fall down just like the other building that recently fell there in Miami. The problem with living in buildings like that is when the building gets old, the foundation weakens as well.
The first one is akin to a Mauseleum. It hads no appeal to me at all. The second one , I wouldn't want to live in a congested building with rogue neighbour's loud music and the third one is nice but might be haunted by Ivana dying in it. All are absurdly over priced and the upkeep would be making it untenable . I can understand why all three are not selling.
the high-rise building on miami beach with the other tall skyscrapers destroys quality time on the beach, because in autumn, winter, spring and from the second half of August, you have the sun until 1PM from 1PM onwards, only shade. It's funny to watch people moving on the beach to the narrow lanes where the sun shines on the beach between the shadows of the glass trolls / high-rises, which pollute the Atlantic Ocean and the beach with their shadows. The beach is cold, the wind whips in the air passages between the high-rise buildings and beach visitors cover themselves with towels 🤣 Look at the video on the clock 18:03 min, 18:15 min, 27:25 min imagine how swimmers huddle together and look for sun rays that would warmed up on a small area of the beach, as the huge shadows covered most of the beach and the bathing part of the Atlantic, it became an unusable beach, 80% of the beach is unusable. 27:23 min imagine more than a thousand swimmers on this piece of beach that the sun will warm for another half hour and it's only 1 PM in the middle of August 😢😭 , and you don't need a 1.2 M$ cabana because you already have shade 😅 . For less money I have a beautiful pentahouse or villa on the French Riviera.
They haven't sold because they all share one sad overwhelming feature..they are TASTELESS...Vulgar and unredeemable. Lots of money has never equated to good taste.
Sunny Isles apt: I used to live behind this block in an apartment 1 or 2 blocks behind and it which only went about 8 levels high, it was around a $400k apartment. Great sushi spot on the pier, you can walk to it in the same amount of time they get down in the elevator lol, I didn't have a view but a communal pool. The Russians (Sunny Isles is like a Russian Colony) and the Latinos don't really mix. Overall however, I did really enjoy living here. Florida is just too hot for 4 months of the year and the hurricane season ruins a lot of plans! And even in Florida, Taxes are too high so I moved offshore and rejected a Green card.
That L.A mansion is gonna need another price drop in my opinion. Around 30 it will go for. Don't really like the design and set-up. I mean it's clearly filled with high end stuff but comparing to other homes north of 35mill ....don't cut it. Cinema is beautiful though
*It is not at all unusual for properties with **_eight-digit price tags_** to have lengthy selling times and multiple re-pricings. (Crackerjack scoop, though!)* 🙄

Soon to join the list will be Gene Simmons old remodeled Beverly Hills home. Its been on the market since May 2023 @ $44,800,000/ after price drop from $48,000,000. Complete transformation.
i do not understand why they used so much black in the first home. It seems almost depressing: Bright colors and a more positive interior motif would have made that house seem more open and inviting. The overall interior design is just off.
They can get away with it because of how much sunshine the area gets throughout the year. They were using darker colors to warm up the space/make it feel more intimate.
The people who buy these houses will never spend more than a week a year in them. Unwelcoming and sterile. Perfect for (not) hanging out with the family you despise. My little $400k 1,500sf house is warm and comfortable and I wouldn’t trade it for any of these sad boxes.
