What a great plan. When you mentioned having a residential but a bit wider is a good idea. You never know what the future holds so having a wider door and an accessible bathroom is a good idea.

I don't think I'd ever have to live in a tiny home but, I find tiny homes very fascinating. With a high cost of everything, I find these very comforting ❤️
We started out looking at a LOT of these sheds to convert, but found they couldn't be delivered to our site (there were too many trees and our roadway was too narrow). So we built a 12X20 one-room cabin (for camping only - not to live in), and we love it. We have an outhouse and are planning an outdoor shower; we rarely cook inside but we probably will this winter. We do love winter camping. (Edit: I forgot to mention we're in our mid-60s and early 70s)
Please consider using rock wool insulation. It is fireproof, unlike the other types. Even sprayfoam is a fire hazard. Rule number one... stay safe and don't get dead!!
Randy @ITH has a new cottage with a porch that's cool for one person. Whatever you build, be sure it is handicap accessible, because you never know what the future holds. A MUST for me would be to have tall windows that open. I want to be able to look outdoors while sitting in my chair. A portable induction stovetop would be nice because you can move it out of the way when you need more workspace. For the commode, be sure to leave room in case you need to put a lift with arms over your commode. Maybe Tuff Sheds has a customer who has customized a shed that you could tour.
I love these as tiny homes! Getting with others in a community for friendship and support is just as great! I can't wait to see this as things go forward. ✌️
6'x10' is about the same size as a campervan, and actually pretty functional. Once you get used to the limited space and adapt to a minimalistic design, even the tiniest homes can offer everything you need. Thanks for showing some of the possibilities.
Building tiny homes for seniors in a community is a perfect idea. Better than housing seniors in nursing homes. The community needs a community garden, a workout room, walking and bike paths, a central area for gathering, large jacuzzi, and a weekly visiting nurse. This is mt dream 😊..thankyou for this video. If i ever find the right space to put one. Tuff sheds will be my go to. Prices have to be kept low for seniors is another dream
I think you made a good choice. I would do the spray foam and the reason why is that with rock wool and even fiberglass insulation you can get trapped moisture in the roof. Most roofs have an attic and air is allowed up through the eaves and out through vents but in an enclosed roof like that you want ZERO moisture and that can only be done with spray foam. Second thing I would do is paneling instead of drywall. It is quick to install, looks amazing painted, especially white, and will flex if you have to move your house or if you ever sell it or upgrade etc. Third thing I would do is make sure the door is centered on the longest side of the rectangle. It gives you two sides to work with instead of being on the end which makes for a hallway and wasted space. The concrete is a great idea. I'm not sure if you live near tunneling critters but here in Missouri we have lots of them. Groundhogs being the worst. The concrete could also be extended for a porch roof which could be enclosed as a screened in porch or room later on creating a nice visiting or living space.
I think it’s very important to sit down with pencil and paper and identify your specific living requirements that are unique to you…must haves that are non-negotiable. Measurements of appliances, furniture, bathroom fixture and windows are important. What kind of HVAC system will you have…mini splits, solar? The upper windows do not look like they open. Hot air rises and so those windows need to open for airflow. If you are going 12’ x 20, you will have sufficient wall space. Keeping the double door would be extremely beneficial to extend the living space onto a covered deck for light and for airflow. Even if the deck is not immediate, building in the possibility for the future is important. Watching videos on tiny home builds would provide many ideas. Living Big in a Tiny House is the best you tube channel for that.
I love these little sheds. My daughter and I are always stopping and looking at them. She’s bought three so far lol. I haven’t committed to one yet but I really like them. I’m still working on my van.
This will be an exciting project. I met with a TS rep today to plan my she-shed craft/guest room. It will have 2 sliding glass doors on the long sides for ventilation and light, a barn style with the loft - sort of like a glass house. I am limited to 10 by 12 without a permit. No plumbing --- will use a lugable-loo like I use in my cargo trailer. One mattress in the loft and maybe a sofa bed on the main floor. I look forward to seeing what decide to build.
2x6 studs is stronger and gives you more insulation. Insulate all the plumbing lines, especially if on an exterior wall !! Cement siding also won’t rot like wood, and is resistant to termites. Get solar heat pump for AC & heat. Metal roof is low/ no maintenance. Get high quality insulated windows (awning or casement seal better.)

Tiny Houses can't touch those prices, even with plumbing, electrical, septic, etc. Carole, agree with you that as we age lofts and ladders are not a good thing. For example, I am 64 and fell on ice 9 months ago. My prize was a major rotator cuff tear and now a frozen shoulder. I won't bother with the misery I have suffering. Now a big fan of one floor does it all.

The second thing is I can finish it off as my finances allow a little at a time. I am so sorry to hear about your accident and injuries. Thebopder we get thr longer it seems to take to recover.
In a tiny house I would not put a sink in the bathroom. It being that small you can easy use the kitchen sink to wash your hands and brush your teeth. It would give you a few more feet of livinng space.

These are great ideas but you need a lot of inspections with anything over 10x12 in CA. Depending on your county this can take thousands of dollars and well over a year to get installed.
Get 2 sheds, use 1 for the kitchen and living room, use the second for your bed you bedroom and bathroom. Space them around 16 feet apart and run a fence on both sides between them to create a courtyard. Now you wont feel cramped and have a nice enclosed yard space between the 2.
You should really have the studs two by sixes so you can have thicker insulation. It’s better to keep it cooler and warmer cooler in summer warmer in winter
I would have clear multi pane door to get more light. Very cute cottage look. Not sure what you mean fold. I might lower those front windows again for more light coming in.plus you can’t see out as well with if you lower the bottom sill. Might want to tape out the measurements on the ground. Then place your furniture measurements inside. Good luck with your endeavors.
Also, if you’re gonna use foam insulation, I’d make sure I knew whether or not it gives off any kind of chemicals when it heats up or cools down so you’re not breathing at the rest of your life
If I were you I would put a shower in. The older you get the more you may need it. It’s not that much added money to plumb in a shower. You could skip the sink and brush your teeth in the kitchen. The value is in the convenience of a shower both for you and resale. Keep in mind a shower would be hard to add later. Not so hard or expensive as you do the conversion from a shed.

I do too! Mine is 12x28 on a concrete foundation. I live in WVa. I was actually able to buy with a conventional mortgage because it’s on a foundation on land, but it’s a converted shed.
Those sloped roofs look like they'd work well for solar panels. Will there be an electrical hookup & running water? I agree the concrete pad is the way to go. If it was on blocks critters would nest underneath.
I would like a 10x20 with like you a single open door. That had been my dream a few years ago but well... I missed out on property in the White Mountains, AZ when you could buy 1acre lots with nothing on them for $2000. they are now going for $9000. So if anyone is thinking on buying off grid do it now! The Tuff Shed Company has been around for many years which stands for the excellant quality!
I like the White Mountain area too. The inly.problem is water. I'm afraid with everything going on it may get very expensive.if.you don't have a well already in.

I tried to find the official fill price but couldn't find the video. But I believe it costs around $35. to fill the 550gl tank. They also do rain catchment systems for gardening. I'm so excited to see what you come up with.
Re: having it put on a poured cement pad, it may not be allowed as the cement pad could be seen as a permanent structure. If it is on blocks it's not considered a permanent issue. The size may also depend on the zoning allowances per county.

I tried to copy and paste a portable toilet and sink I ordered from Amazon. I bought it for my She Shack, but my daughter is going to use it in their horse trailer. It could be a temporary bathroom and campers already know how to bathe.

I think the smallest one is bigger than van!🙂...I've most definitely considered that, and if all possible, adding additional rooms as needed if zoning laws and or restrictions are not too strict! I am still looking for land. What I like about Tuff Sheds is that they build the unit on site. Either on a concrete pad or on blocks and it is included in the price. Typically it is done in one day depending on the size of the unit.That works really well if there is a problem with access to an area and the unit cannot be driven or lifted in.
where is your community going to be located? I have been thinking so much about buying a shed and making it into a tiny house, I'm 67 and the prices of living is killing me
The idea is great, f you have not already, check with the city laws. Many people around the country have been displaced from their own property because they of BS building code violation. Also, be aware that many foam insulations are not fire retardant. Consider Thinsulate. The little one at 1144 is what migrant workers live in in my state, but they are not legal in many cities in this state. go figure. The tiniest one would be ok for anyone shorter than 6 ft tall. In the tall one, you could have some kind of creative ramp put in to get to the loft area with handrail all the way up. Just a thought. I really hope your dream comes true.

The problem with the one I want to put in my.backyard is it has to be built on site due to lack of access and Tuff Sheds builds on site and ITC doesn't.

Too small for me and I need something with no steps and a walk-in shower and also enough room to make a actual living room and kitchen and a nice bathroom I need something that I don't feel like I'm smothering
If you are talking about IRC I do know about Randy and m love his homes. For one of thr homes that will be on property I already have it will need to be built in site as access is anproblem. Tuff Sheds builds on site.

I like the White Mountain area too. The inly.problem is water. I'm afraid with everything going on it may get very expensive.if.you don't have a well already in.
@@gloriouslifeonwheels3621 I know that they bought 550gl tanks, but they have RVers coming all the time to stay and a full sized washer so they have had to add another tank. I tried to find the official fill price but couldn't find the video. But I believe it costs around $35. to fill the 550gl tank. They also do rain catchment systems for gardening. I'm so excited to see what you come up with.

I saw a really nice kit cottage on Amazon for $5500, that small shed would be gr8 for homeless. I saw they are using containers as housing in Phoenix.

Re: having it put on a poured cement pad, it may not be allowed as the cement pad could be seen as a permanent structure.
If it is on blocks it's not considered a permanent issue.
The size may also depend on the zoning allowances per county.

I tried to copy and paste a portable toilet and sink I ordered from Amazon. I bought it for my She Shack, but my daughter is going to use it in their horse trailer.
It could be a temporary bathroom and campers already know how to bathe.
Seems like Tuff portable buildings has really started making their sheds Compliant to the IRC, which is a good thing

That is true if you are thinking strictly of economic value. My desire is to build a community that has value far beyond measure in other ways.

On the barn style building I think I’d prefer the double residential doors for handicap accessibility
It could.always be a.large single door..I just like the look of the residential door and that it is sealed better.

It is absolutely necessary to have windows as egress fire escape. Often, the windows required are a certain percentage of room's square footage.
I think the smallest one is bigger than van!🙂...I've most definitely considered that, and if all possible, adding additional rooms as needed if zoning laws and or restrictions are not too strict!

I am still looking for land. What I like about Tuff Sheds is that they build the unit on site. Either on a concrete pad or on blocks and it is included in the price. Typically it is done in one day depending on the size of the unit.That works really well if there is a problem with access to an area and the unit cannot be driven or lifted in.

The idea is great, f you have not already, check with the city laws. Many people around the country have been displaced from their own property because they of BS building code violation.
Also, be aware that many foam insulations are not fire retardant. Consider Thinsulate.
The little one at 1144 is what migrant workers live in in my state, but they are not legal in many cities in this state. go figure.
The tiniest one would be ok for anyone shorter than 6 ft tall.
In the tall one, you could have some kind of creative ramp put in to get to the loft area with handrail all the way up. Just a thought.

I love Randy's tiny houses. Actually I am planning a trip to ITC at thr end of this month. I may very well purchase one of his houses. The problem with the one I want to put in my.backyard is it has to be built on site due to lack of access and Tuff Sheds builds on site and ITC doesn't.
Would you have to move your tiny house often? Or can a person live in a tiny house rv park year round?

I do like Randy's products and plan to visit there. For my immediate application it won't work as access into the area is obstructed ajd the unit needs to be built in site. Tuff Sheds does that.

Too small for me and I need something with no steps and a walk-in shower and also enough room to make a actual living room and kitchen and a nice bathroom I need something that I don't feel like I'm smothering

6x8 is bigger than a car or van interior. Not ideal but you could make it work.
