Nick you are just so kind and thoughtful . We all felt we needed to see the rest of this outstanding property and you delivered. I live surrounded by ocean in Maine and my yard has a meandering back yard with trees a stream a pond and a small waterfall you should see all the deers that I see playing together and little baby’s sheltering under trees . Last year hawks nesting in the trees and I got to see the babies learning to fly , foxes ., gophers you name seem to love my yard even snapping turtles and ducks . And Everytime I see them I get as joyful as you did with your deers. Such a blessing . Anyway this was so wonderful the guest house was beautiful I didn’t realize there were more apartments besides the guest house amazing and what a view! Again Thankyou so much Nick for not only showing us these amazing properties but sharing your joy which I think we all need right now. Sorry it’s so hot there, Have a beautiful blessed day💕🙏🌷

'Original rolled glass', 'loo seat down!!; 'look at that deer' . . . your enthusiasm is what any and every property seller needs - but will not easily find! . . . . I established an 'upmarket' Agency in southern England many moons ago (8 offices) - finding someone to take over the business when I wanted to retire proved beyond difficult. I appointed a grey suit, a team leader in a national chain, know what I mean? But it was all theory, and no basic common sense, no sensitivity, no spark, only aggressive attitude to buyers and sellers alike. He took my company down the plughole for £1½million. All power to your proverbial elbow, Nick! Go, go, go!!

The guest house is truly a work of sensational craftsmanship. Favorite features, the entry door, the staircase, floors, the stonework exterior & interior, the bathrooms and the fireplace in the dining area is EVERYTHING! (fireplace junkie) Lot's of cozy spaces. Building 2 is remarkable as well Thanks Nick for going back to film the rest of this historic fanciful property!

As amazing as this entire property is, what you showed in this video would be perfect for me. Good sized beautiful cottage with room for an art studio, bright gite, pool and garden with a view outside an amazing city. Someone else could take the palazzo and the larger land. It's too bad renovating and contracting in Italy is such a proposterous ordeal. The fully finished houses are SO expensive compared to France, the ones that need serious work more reasonable, but getting the work done within reasonable timr and for feasible cost is like taking down the moon, from what I've gathered after all my trips. It's lovely to see work done that's not overdesigned, over modernized, but simple and beautiful in local materials. The sensational view and deer where the cherry on top! 🍒👌😍
I've been down the restoration path buying an old house, reroofing, and stripping back to the bare walls, the building work was straightforward and not too costly - there is ready availability of small building firms used to working with traditional materials (eg Lime & Pozzolana). The permissions process was not bad taking 3 months from submission, including going to the Region due to the more complex historical/architectural context of our house (we have Etruscan tombs in our garden). Of course we didn't do it unaided, we had the help of a Geometra to prepare the paperwork. So my experience seems different to that you recount.

My stepdad lives in Perugia, I've travelled to sorrento/Napoli region over many years and have lots of friends there plus friends living on Sardegna and so far I've been very discouraged to getting anything that needs real work. Apparently a huge national topic that's discussed alot in Italy. Some I know have ended up doing most of the work themselves which is a possibility for some people but not for all. Even just sourcing the building material, hardware, tools is tricky from what I've been told, no such infrastructure as in France and mamy other countries where its never impossibly far to a big store with everything you need to get jobs done. I have friends who had to wait years to get work finished that would have been done in a couple months elsewhere with some effective coordination (amd showing up as agreed). Tuscan contractors of good reputation are booked a year at least in advance these days from what I hear. Nice to hear someone had an easy experience! When was this and what area are you in, if you don't mind my asking?
@@gnarbeljo8980 Hi, I'm in North West Lazio and this was 18 years ago. I'll add to my previous that 20+ people saw my house before I purchased it and rejected it because of perceived difficulties with bureaucracy and builders which I simply didn't encounter. I've been told there is a perception it's difficult which here at least isn't true. Materials are also not a problem if you look around, I sourced terracotta and antique Coppi for the roof on the Via Cassia and there are architectural salvage businesses all over Italy, with 2 in Perugia for instance. For me this is what makes restoration such a good thing to do in Italy, the POTENTIAL value of the house isn't priced into the unrestored property. Again if you look around you can find hardware/tools, the DIY sheds for instance are much better than in the UK and because there are so many small building firms there's an excellent network of builders merchants, in my town of 6000 people there are 3.
Re Tuscany, I can understand them being booked, I would expect to pay more and to need to be more careful. Lazio and this area (Tuscia), being somewhat off the beaten track with agricultural communities, seems to mean it doesn't suffer from the temptations of gouging as can be seen in tourist areas. All that said you need to supervise your builders, mine while highly skilled, liked putting in mathematically perfect walls and couldn't understand why I wanted them kinked...

Although 18 years ago is a while now I'm sure it very much varies depending on location, and that's also what I've understood, that all the various limitations are down to the local and municipal level. I also understand that on the high end market if one is willing to hire an established architect who takes on the entire contracting it's much easier sailing, but the allure for many of us looking at potentially buying a fixer upper in Italy is being able to keep costs lower and being more involved in the work on site. This one's lovely. Restoring historic properties in time consuming, labour intensive and EXPENSIVE methods which sensitively honour the local vernacular and cultural history ought to have some sort of acknowledgement outside of a grade-listing (many properties don't have this official acknowledgement and restriction placed on them but still are important historically and aesthetically and really do deserve careful custodians who revere architectural character and period appropriate modernisation; these careful, judicious owners ought to be acknowledged for their great taste and care, is what I mean). When these old properties are gone, they're gone. I could literally cry to behold what some humans have done to charming, characterful homes full of irreplaceable architectural details and features. The grey area that warrants hours of rowdy discussion over wine and lunch is 'what is good taste'? ;D

Living in British Columbia Canada, where we see copious amounts of wildlife daily- and deer that eat my garden like it was planted for them- funny to se reactions to wildlife with so much excitement! great place, but does need some amount of updating... but super gorgeous!

Still not convinced, regardless of the price. Guest house rooms are chopped up in a 1980’s style reno, large bedrooms walled with new bathrooms. Access to pool is awkward. Grounds totally dried up. Not for us. Enjoy your presentations, however. Since I suggested, a year ago, to move out in front of the camera, Nick, you’ve become a star. A star is born ! We watch each week for your enthusiasm !
I really appreciated seeing the guesthouses. Wasn't expecting a new video, so my heartful thanks for going back. I would just ask if you so kindly could pay more attention, in coming videos, to show not just the bathrooms but giving the view not just when you enter a room, but also the view from opposite side as you used to do in older videos. Showing even storage rooms would be good I think for potential buyers (+ curious people as me). And lastly outdoor dining areas as I love to see them and in this video you missed to show the one right next to the guesthouse (not the one in front of the guesthouse where you finished part 1 video). You're improving in some details, but also forgetting about others you were good at before. Today it's also 36 outside so, for a change, I can completely imagine and feel your roasting pain. Cheers!
Nick, please let the new owners of the Palazzo know that I will be their "man Friday" in the cottage. I am a jack of all trades master of none, so that might put them off. But I'm quite sure that while lounging by the pool that I could pick out the occasional errant leaf that falls in, surely a critical task. Also, I have fairly large feet so I'm sure I would come in handy during grape pulverizing time. Lastly, I have a weird ability to bark like a German Shephard, which would enhance the security features of the estate, but I do insist on not being given kibble (the food NOT the bucket) more than twice a week! Since I could not see the deer, I think Nick has been watching the hologram of the Queen too many times. Your shoes are probably squeaking because it's been so hot, and they have some moisture trapped inside. Take all the innards out and turn upside down against a wall overnight. In the morning put some baby powder inside. The other reason might be that the soles are still slick from the factory, take a dryer sheet or fine piece of sandpaper and lightly rub the sole and make it a rougher surface. Cheers

The permissions process was not bad taking 3 months from submission, including going to the Region due to the more complex historical/architectural context of our house (we have Etruscan tombs in our garden). Of course we didn't do it unaided, we had the help of a Geometra to prepare the paperwork. So my experience seems different to that you recount.
@@davidmullens2464 that sounds wonderful and unusual. My stepdad lives in Perugia, I've travelled to sorrento/Napoli region over many years and have lots of friends there plus friends living on Sardegna and so far I've been very discouraged to getting anything that needs real work. Apparently a huge national topic that's discussed alot in Italy. Some I know have ended up doing most of the work themselves which is a possibility for some people but not for all. Even just sourcing the building material, hardware, tools is tricky from what I've been told, no such infrastructure as in France and mamy other countries where its never impossibly far to a big store with everything you need to get jobs done.
I have friends who had to wait years to get work finished that would have been done in a couple months elsewhere with some effective coordination (amd showing up as agreed). Tuscan contractors of good reputation are booked a year at least in advance these days from what I hear.

@@gnarbeljo8980 Hi, I'm in North West Lazio and this was 18 years ago. I'll add to my previous that 20+ people saw my house before I purchased it and rejected it because of perceived difficulties with bureaucracy and builders which I simply didn't encounter. I've been told there is a perception it's difficult which here at least isn't true. Materials are also not a problem if you look around, I sourced terracotta and antique Coppi for the roof on the Via Cassia and there are architectural salvage businesses all over Italy, with 2 in Perugia for instance. For me this is what makes restoration such a good thing to do in Italy, the POTENTIAL value of the house isn't priced into the unrestored property. Again if you look around you can find hardware/tools, the DIY sheds for instance are much better than in the UK and because there are so many small building firms there's an excellent network of builders merchants, in my town of 6000 people there are 3.
Re Tuscany, I can understand them being booked, I would expect to pay more and to need to be more careful. Lazio and this area (Tuscia), being somewhat off the beaten track with agricultural communities, seems to mean it doesn't suffer from the temptations of gouging as can be seen in tourist areas. All that said you need to supervise your builders, mine while highly skilled, liked putting in mathematically perfect walls and couldn't understand why I wanted them kinked...
@@davidmullens2464 oh that's very good to hear! Although 18 years ago is a while now I'm sure it very much varies depending on location, and that's also what I've understood, that all the various limitations are down to the local and municipal level.
I also understand that on the high end market if one is willing to hire an established architect who takes on the entire contracting it's much easier sailing, but the allure for many of us looking at potentially buying a fixer upper in Italy is being able to keep costs lower and being more involved in the work on site. This one's lovely. Restoring historic properties in time consuming, labour intensive and EXPENSIVE methods which sensitively honour the local vernacular and cultural history ought to have some sort of acknowledgement outside of a grade-listing (many properties don't have this official acknowledgement and restriction placed on them but still are important historically and aesthetically and really do deserve careful custodians who revere architectural character and period appropriate modernisation; these careful, judicious owners ought to be acknowledged for their great taste and care, is what I mean). When these old properties are gone, they're gone. I could literally cry to behold what some humans have done to charming, characterful homes full of irreplaceable architectural details and features. The grey area that warrants hours of rowdy discussion over wine and lunch is 'what is good taste'? ;D

Still not convinced, regardless of the price. Guest house rooms are chopped up in a 1980’s style reno, large bedrooms walled with new bathrooms. Access to pool is awkward. Grounds totally dried up. Not for us. Enjoy your presentations, however. Since I suggested, a year ago, to move out in front of the camera, Nick, you’ve become a star. A star is born ! We watch each week for your enthusiasm !

I really appreciated seeing the guesthouses. Wasn't expecting a new video, so my heartful thanks for going back. I would just ask if you so kindly could pay more attention, in coming videos, to show not just the bathrooms but giving the view not just when you enter a room, but also the view from opposite side as you used to do in older videos. Showing even storage rooms would be good I think for potential buyers (+ curious people as me). And lastly outdoor dining areas as I love to see them and in this video you missed to show the one right next to the guesthouse (not the one in front of the guesthouse where you finished part 1 video). You're improving in some details, but also forgetting about others you were good at before. Today it's also 36 outside so, for a change, I can completely imagine and feel your roasting pain. Cheers!

Nick, please let the new owners of the Palazzo know that I will be their "man Friday" in the cottage. I am a jack of all trades master of none, so that might put them off. But I'm quite sure that while lounging by the pool that I could pick out the occasional errant leaf that falls in, surely a critical task. Also, I have fairly large feet so I'm sure I would come in handy during grape pulverizing time. Lastly, I have a weird ability to bark like a German Shephard, which would enhance the security features of the estate, but I do insist on not being given kibble (the food NOT the bucket) more than twice a week! Since I could not see the deer, I think Nick has been watching the hologram of the Queen too many times. Your shoes are probably squeaking because it's been so hot, and they have some moisture trapped inside. Take all the innards out and turn upside down against a wall overnight. In the morning put some baby powder inside. The other reason might be that the soles are still slick from the factory, take a dryer sheet or fine piece of sandpaper and lightly rub the sole and make it a rougher surface. Cheers
