@@ToddBizCoach I see where your coming from. We have a small roofing and decking company and I could never think of charging what the big companies charge. Going over 550 per sq in my area for shingles is crazy to me. However the big guys are getting 650-$800 per sq. For walkables!!! One thing about the big outfit is I understand there overhead and what not but they do have the ability to execute much more efficiently that a company like mine. They may be able to handle 10 roofs per week when we can only and 2-3 depending on complexity. There ability to get jobs done quickly is the only thing I can see. However, biding low messes the market up for everyone. I think by region we should all be charging around the same for the sake of the market. If the average rate per square for a walkable roof is $450 a square, but you're charging $250 per square wide disrupt the market and take money out of others pockets. The other thing is you don't want to get known as the contractor who does everything for super cheap because then you'll never be able to raise your value from a business standpoint. some of these big guys are price gouging I completely agree with it. But a base price per square is something I believe we should all be on the same page with. If you have to get aggressive to pick up the work I understand but bidding jobs low can put you in a really big jackpot down the line. Just from my experience and that's just my opinion.

In Tenn, you can only get 245 architects most times if we do 366 - a home run. Look, guys, if you are not making 200,000 net after your 1st yr reach out to me. We get $500 a square for Platinum Warranty OC Duration with Metal drip edge, Ice & Water Shield, Pro Armor Felt, Starter Shingles, Duration Shingles, Ridge Vent and Ridge Caps. Great video! Without knowing what you should be charging makes it extremely hard to educate your clients on why your company charges what they do and to ensure your company is meeting margins! We see so many companies in the Florida charge what their competitors are charging and end up going out of business.
Yesterday I filed an insurance claim for hail damage in Florida, the roofers estimated 40 squares, and said they did not think it was quite that big but better to go a little over than under. The house is 3,450 sq ft under roof. The estimate for just that re roofing was $22,000. But it will soar as there was some metal damage and most likely the solar collector for the pool as well. So far I am guessing that 70% of the houses within a mile of my house have either new roofs from the storm or will be getting them soon. I have heard hammer tackers going all day every day since mid February. The storm was on the 4th of that month. I signed up late because I did not think I could pay the deductible, I was told hail damage came under hurricane on my insurance and that is 2% of the replacement value of the house = $8,800. But the roofers said no, unless it was a named storm it falls under Wind/Hail/Other, with a $2,000 deductible and I will not have to go out of pocket to pay it.
The cost depends on the market your working in. Materials is a starting point, then your potential cost in tools, gas, maintenance to vehicles, and other equipment, insurance and certifications, what you think you're worth, and how fast you can work it, plus the space cushion for error (aka unexpected damages or code violations under a tear off) these basic factors apply to just about every line of contract biding. And remember your best defense to losing your ass on a job is to wright up a good contract insuring the customer is responsible for all unforeseen costs required to bring their property to code. Otherwise your ass WILL end up sheeting an entire house out of pocket.
Roofing is a commodity. Best marketing wins. Key is letting prospect have confidence in your workmanship. Create value thru marketing and having good salesmanship.

I do a lot of sub contract work in Chicago / Chicago suburbs. Normal rate here is $75 / sq. for walkable. GCs are charging around $350 / sq. with a take home of about the same as me.

I add $600 flat rate for my dump fees since I never figured out how to incorporate it into the price. Working on cost for diamond shingles now and hope to keep it lower but don’t want to shoot myself in the foot beings its $2 a sq. Ft. For shingles alone. Cheap labor isn’t good, good labor isn’t cheap.

My area is all of Connecticut, don’t do too much retail roofs, too busy with insurance roofs...but par would be 550sq including waste (10-20%) ie raised ranch, includes stripping, 6feet ice and water, or more to meet code of 24inches from the inside heated wall running parallel to the ground. 18inches of Ice and water on all the rakes, ridges, 3 feet min in all valleys. I&W running up all adjacent walls 12inches give or take, seam tape, step flashing, GAF HDZ shingle, F8 drip, starter, felt buster synthetic, GAF cobra ridge vent if existing, we do not install ridge vents unless current ventilation issues. Chimney flashing. 99% of my work are insurance jobs. Average 700sq with waste, increasing to $1500sq ++ with waste. Supplement most jobs after installation, (mostly plywood when gaps are found larger then 1/4 of an inch.). We have an in-house exactimate writer. .....I no longer take customers with Allstate or MetLife, not worth the effort. Currently owed a lot of depreciations and supplements.... to busy with new customers and installing. In a solid financial position to carry 250k+++ in deprecations +Supplements until I get to filling them. It’s just me owner, pay a sub to write estimates exactimate, 3 install crews, putting in 5 a week

When our business charges. We usually looks at our costs. And we charge for for 60% profit or at least 50%. No lower than that. Since when I started making the business do that. We started to see more income.
What a good topic today, I'll meet a homeowner in 2 hours and she asked to bid the roof for her also siding and soffit. I know price materials and labor but I don't know a lot about siding, soffit, fascia etc. However, I'd hate myself at least don't bring a bid for the homeowner

I go with roof should be at least 10% value of the house. Find a material that matches that quality. 600,000$ house 60sq roof: go with a top of the line 60,000$ roof. 90k house 23 sq roof, 325 a sq works out with atlas shingles.
I am a resident in southeast pa, and i have been quoted any where from 10k GAF system plus to 30k intergrity 4 star is this normal to see so much variation for contractors installing roughly the same system im about 28 sq including waste

From what i have seen... i agree that avg Net is around 10% for very good roofers. I would say avg is more around 2-5%, if that... as 95% fail by year 5. I assume you were saying sucessful, mature roofing companies average 10%?
Companies fail not only because they are not profitable, many other reasons as well. I talk to 200-300 owners per year about it. Most net anywhere from 5% to 15%. The best will do 20%, if someone does 2,3% they will be out of business next year

At 1st I Thought making 50 to 60 a sq profit was ok but then I got an office and I really need help getting better setting a great system up to do well in Nashville Tn . Average profit on a job for me is around 3k I believe . But some homes I’m doing 5-6k really depends on the roof . My respects to roofing companies that the owner still works .....not labor, but still sells , still runs trailers , still is involved . Then companies i respect , but triangle pyramid scheme owners suck cuz they won't even repair roofs. They only sell whole roofs or don't mess with it and that's corny

Charge enough to stay in business for the long haul ,,and be able to stay in business for 35 year,,, or more when I see cheep prices per sq it’s always a sign that your not making enough and if you can’t go on vacation at least 1-2 times a year definitely a sign you not charging enough,,, what good does it do when you finish up a perfect job and all you have is enough money to pay labor and supplier and have 200-300 left ,,,,you will fail. And just because you go do a small repair and only takes 30-60 min,,, you charge lesser amount s ,what good is that doing ,, Think how much it really takes to pay everything and some days you won’t have to work if you charge right amounts ,, I did a $25,000 insurance claim for 40 sq shingle 5/12 hip style, I supplemented it all the way to 40,000 even after the build was finished , owner loves the job and insurance paid up with no problem or arguments and everyone happy , and best of all it’s done perfect and will never leak which means never have to return just return to other house done cheaply by other companies as soon as it starts leaking and end up replacing those that weren’t done right or repairing some key dead valley and charge big money and get it,,, also point out how they were not installed right and didn’t follow manufacture instructions and it end up costing them again

What’s your net profit margin on that? How many jobs you have to do per month to stay profitable? What’s your overhead? $350 if you do 10 jobs per month and 25 jobs per months will make huge difference!
Roofing Insights usually minimum profit on a 350$ sq job will be 2k$ . And we have a mix of jobs that’ll go up to $400-450$ where we will make more. And only overhead we have is insurance and eagleview reports and gas ect. Our subs do our labor and trailers. We’re a smaller company so overhead is very low. Right now we’ve been steadily doing 2-4 roofs a week depending on weather.

Roofing is very rarely won by being the cheapest. Try to stay competitive by reaching the mid point. Either Middle/High or direct midpoint.

From what i have seen... i agree that avg Net is around 10% for very good roofers. I would say avg is more around 2-5%, if that... as 95% fail by year 5. I assume you were saying sucessful, mature roofing companies average 10%?
Companies fail not only because they are not profitable, many other reasons as well. I talk to 200-300 owners per year about it. Most net anywhere from 5% to 15%. The best will do 20%, if someone does 2,3% they will be out of business next year

$280 was my minimum in nashville Tn on a walkable now I’m at $300 to $360
How did you come up with your number? What’s business gross/net per million with those numbers
At 1st I Thought making 50 to 60 a sq profit was ok but then I got an office and I really need help getting better setting a great system up to do well in Nashville Tn . Average profit on a job for me is around 3k I believe . But some homes I’m doing 5-6k really depends on the roof . To answer your Question I think I’m at three hundred thousand per million.

Isn t it more dependent on subcontractor cost. Tell us what people are paying subcontractors in WI or Mn for tear off and reroof individually.
That’s part of direct cost but only one of the 5 things you should consider when building your price. In MN prices start at around $70

Now does that price you charge based on SQ of the roof before or after cut waste. I just got a $700 per SQ job before waste and $550 after waste. About 50% profit
If I'm understanding you correctly. You are saying your charging or adding to the original bid when you need extra material to finish job ?
Always include the waste in your final per square total to figure your price.
10% net dosent sound to appealing in any business, especially roofing. So if I sell a 15k roof job, I only make $1,500??

Then companies i respect , but triangle pyramid scheme owners suck cuz they won't even repair roofs. They only sell whole roofs or don't mess with it and that's corny

Per square what? Foot, meter, yard, mile?
Charge enough to stay in business for the long haul ,,and be able to stay in business for 35 year,,, or more when I see cheep prices per sq it’s always a sign that your not making enough and if you can’t go on vacation at least 1-2 times a year definitely a sign you not charging enough,,, what good does it do when you finish up a perfect job and all you have is enough money to pay labor and supplier and have 200-300 left ,,,,you will fail. And just because you go do a small repair and only takes 30-60 min,,, you charge lesser amount s ,what good is that doing ,, Think how much it really takes to pay everything and some days you won’t have to work if you charge right amounts ,, I did a $25,000 insurance claim for 40 sq shingle 5/12 hip style, I supplemented it all the way to 40,000 even after the build was finished , owner loves the job and insurance paid up with no problem or arguments and everyone happy , and best of all it’s done perfect and will never leak which means never have to return just return to other house done cheaply by other companies as soon as it starts leaking and end up replacing those that weren’t done right or repairing some key dead valley and charge big money and get it,,, also point out how they were not installed right and didn’t follow manufacture instructions and it end up costing them again

What’s your net profit margin on that? How many jobs you have to do per month to stay profitable? What’s your overhead? $350 if you do 10 jobs per month and 25 jobs per months will make huge difference!
Roofing Insights usually minimum profit on a 350$ sq job will be 2k$ . And we have a mix of jobs that’ll go up to $400-450$ where we will make more. And only overhead we have is insurance and eagleview reports and gas ect. Our subs do our labor and trailers. We’re a smaller company so overhead is very low. Right now we’ve been steadily doing 2-4 roofs a week depending on weather.
So, if you do a million per year will you net $100k?
