我是在加拿大定居了14年的人，英国我不熟，不乱说，但是在加拿大不要随便投资房产，要谨慎，因为可能会亏，比如说你买了房出租，我在蒙特利尔有一个3个半的小公寓，买的时候17万加币，然后买下以后每个月要交物业管理费200（物业费和房产面积挂钩，越大越贵），学校税+房产税约是300一个月，这些是固定开支，然后摊销的维护费平均大概也是一个月200，房子的租金在900到1000。有一些赚头，但是加拿大的法律非常维护租客。比如租金每年最高涨幅是5%，然后租客可以拒绝（拒绝后你就不能涨），只要租客在交房租，无论任何理由你都不能赶房客，除非你证明你自己要住进来，而且你还不能有其他房产，否则法官不会相信你；如果房客不交房租，你也不能赶他走，必须等待一段时间（通常是半年），搜集足够的证据证明对方没交房租，然后去法院上告，最后由法院判决你才能在夏天赶房客，如果是冬天，那你只能在让房客白住半年；最后如果要卖房子，也不能赶房客，而且房客可以拒绝任何买家去看房，有个朋友遇到过，最后只能便宜卖给愿意不看房就买的人。所以投资房产很容易被套牢，大家要谨慎。

請問Alan sir！如L其他區買間幾年Semi三房則細不改為3套厠房，還是將地下WC加Shower(甚至唔改動)，加裝放租設備規格，維持原則三房冇套廁，得梯底WC & 1樓Bathroom ，可申請到HMO牌，而該PWR Team 是否可call到100% 客入住 ？ 市場租金多少？

@@agnestse4413 not worried about that... income tax is 19 percent co-op tax... he can say his flight ticket to uk is a cost to manage his property.... to reduce his net profit.... no problem there...issues is he is dreaming about his capital gains.... dreaming about the wages and affortibilty for tenant.... fact is developer couldnt even sell it after they build it and has to rent it.... developer has to choose this root as no choice.... after renting it for 10 years... the developer is not paying 19 percent coop tax... they paying 28 percent capital gains... u get me?
