I love the design and renovation of the Townhouse. Very tastefully done. Gorgeous. However I believe they over renovated for the neighborhood. They are trying to recoup the money they put into the home and make a huge profit. It is overpriced.
One of those rooms on the master bedroom floor should've been made into a full room closet. That, and lowering the price, will get the house sold. The house is gorgeous though.

Good point that House could use a one person pneumatic elevator. They are relatively inexpensive and they should have included it in the initial rehab plans.
I loved the kitchen and its minimal wall cabinetry. There are drawers now that also accommodate dishes and cookware. However, I think you're right that it's overpriced for the area. Beautiful home!
It’s beautifully renovated. I don’t have an issue with the cabinets. It made sense to run them to the ceiling otherwise the kitchen would look weird with the cabinets stacking short. You have enough lower cabinets to more than likely accommodate cookware and utensils. I could probably fill all the cabinets with all the kitchen gadgets, serveware, etc. A woman can never have too much space 😅.
This townhome is absolutely gorgeous. For me, the issue is the closet space, particularly in the primary bedroom. Also, there is no real privacy on the balcony spaces. But, this is definitely a well done renovation.

Note: kitchen sink should be in the island to make it more of an inviting conversation space. . Also, more cabinets on kitchen wall are necessary. A smaller dining space near kitchen should have been staged for visuals. An actual carport would have be nice. The layout and number of bedrooms and bathrooms is amazing 👏

As most people are pointing out and as you said - it’s the 2.6 million price tag. That price would be cheap in some markets but given the recession and comps in the area this place - while beautiful - is way over priced. I hope the developer doesn’t desperately need that price point. For $2.6 mil I would want to see an elevator. The kitchen is huge but really remote from other living areas in the home.

I love the floor plan. This is probably everything I look for in a house but I agree with everyone else. It’s wayyy too pricey. When I buy a home I would want some room to renovate to make the home fit my own aesthetic so I would stay away from anything over renovated and over priced.

No garage or closet space and the bathroom amenities look builder grade. The living room and great (?) rooms both are tiny and there's no dedicated dining room. It’s a beautiful home. I don’t believe the kitchen is the issue. The storage isn’t traditional as far as the open shelves but I still feel it’s enough storage with the pantry and other cabinets. The design features are gorgeous and the refrigerator alone won me over. I’m 47 with a teenager and 2 elderly parents (one that lives with me and the other may come within the next 5 years) and I work from home so this home would be a dream come true for me.❤
absolutely! My dad would love his own space in the basement with the kitchen. I need the separation because I work from home and he plays his TV and music loudly. I don't mind climbing stairs. It's exercise!

The price, as noted below, is a large part of the problem - it's def overpriced if it's not moving. But also, what are taxes and insurance? That would have an impact as well. Additionally, I didn't see much when it came to private entrances, in case the owner wanted to rent or house hack. Closet space and all the steps could be an issue....kitchen is lovely, but I would've preferred more cabinetry vs the bare walls.
The owner of the house spent a pretty penny to reno the house. THAT'S the problem. They want it back so that's why it's so expensive. They seem to have surpassed the ceiling price for the area.

I agree that the problem is probably the price mostly and the kitchen lacking upper cabinets. I’m not a fan of the black accents (light fixtures, water fixtures, drawer handles, door nobs, and door hinges). That’s too trendy for me. I prefer chrome or nickel which are timeless.
The kitchen is great! If I need more cabinet space, I'd have it built. I believe the asking price is too high compared to the comps in the area. Additionally, I would like there to be more privacy in the backyard. otherwise, the house is excellent!

Beautiful, but overpriced!!! Lived in D.C. for 25 years. There are at least seven exclusive neighborhoods in nearby Md. and Va. with houses priced lower. Also not suitable for seniors or the handicapped. If priced right, it will sell within 60 days or less!!!

I think the townhouse looks nice, minus the floating shelf situation in the kitchen (like why would they do that???)….I do think the staging could have been much nicer for such an expensive home. I love the kitchen! It has plenty of storage down low. Put every day dishes on the first 2 rows in the glass enclosed cabinet. Taller folks won’t mind the others! It’s probably the price.
I love the Kitchen. I wish those beautiful DC row homes would have been restored instead of modern updates. But this one is well done. I love the open shelving in the kitchen but I agree that maybe more uppers. I would still purchase and added those myself. It's the pricing for me but it's DC.
The kitchen is not that bad; especially if there are storage drawers in that island - daily dishes/glasses, etc may be stored there. Personally, I think the entire top floor should have been reworked as the master. The current master doesn't appear to have enough closet space (didn't see it very well). Some buyers may not like kids or guests over their head. And at that price point with all those floors an elevator would have been required - for me😂🤗
Nice rehab. I got sticker shock just hearing you say the price. Some investors hope that someone will come along and love the aesthetics so much that they abandon logic and buy regardless of what the numbers say. That's a little like gambling in my opinion.

I love the space and the floors and finishes....not the pricetag. I could live with the cabinets and I am short but I can also see people not liking that because everything is new and you don't want to have to come in tearing out new tile to add cabinets. But then someone who has 2.6 million, doesn't need a yard, doesn't mind sharing walls and barely cooks likely won't care either. But I love how spacious it is for a townhome in general but completely out of my tax bracket to own *lol
The home is definitely for a specific buyer. My best guess is they over built for the area. 1000 sq ft fixer in the right area and you have a bidding war. Location is key 🔑 !! As for the kitchen, the entire working spaces are looking into walls. The builder & architect underutilized the entire space and what outside views were available.
I think that my selling point regarding the cabinet height would be the place to store once a year dishes. They can store and still be esthetic (no wasted space) or set small framed pictures on the shelf facing forward. The only thing about that is that all the rest of the cabinet need to be neat. 😊😊
Beautiful Home! However, in the Kitchen, I prefer my food & dish access closer to the counter space when cooking. The additional $1M price ticket for the area could also cause concern. Also, additional or larger HVAC (considering the space) and uncovered Wood Balconies in a snow-prone location may be a few concerns. 🦋

The area in the kitchen right before going on deck, I would’ve turned that into the dinning area to keep consistent, and put the couch and television in the living area. I would’ve put a small kitchen on the 3rd floor. Other than those, it’s a beautiful home.
The kitchen was not thought out and I will need a stepladder in the kitchen to utilize the space. I’m concerned about the entry doors into the home. I wouldn’t feel safe with glass doors. They would need to be replaced. You didn’t show the closet space in the bedrooms and I would like to know how large is the space. These are my questions and concerns. Thank you for doing this.
The lower level has its own entrance, and could be a rental. And on the first floor, was there any storage on the island for dishes or pots and pans. It would be possible to add floating shelves as well.
Reachable cabinetry above the sink and stove would have been an added plus, as most people would prefer to reach for the necessary plates and dishes in this area, versus walking across towards that fabulous fridge/freezer. Perhaps a different design might have made a higher impact with some high-end finishes instead of the typical"farmhouse" look. Love the basement that I'd rent out for the extra income and help with the mortgage. Storage in the bedrooms is lacking, so overall, a beautiful home, but maybe $750K - $1M due to simple finishes.
I think this house is very unique in terms of functionality. It reminds me of a college dorm??? Everyone has their own separate quarters. Maybe they should have included an extra mini kitchen on the top floor would add more functionality. Although it is a beautiful house for investment for rental or for Air BnB shares.
Looking at the outside, I was hoping to find some period details inside but there are none - it's no different from a new, high-end developer house. No coat closet - in DC?! I agree with you about the kitchen; it's attractive but impractical.
I like the "why this house hasn't sold yet" approach to your videos and that you actually open cabinets and doors. Keep bringing this content. It's a good question of why buyers won't initially buy a house. Also, is there also usually structural or other problems that the home may have like a bad smell or location next to neighbors, etc. that could deter besides price?
Overall the house itself and the staging looks great. However, at $2.7 million... it's overpriced. (Plus, that basement looks like it is "one flood away" from emptying your entire bank account to repair.) If they knocked off roughly $500k-$700k off the pricetag... it would probably sell pretty quickly. Just my opinion.
That house is certainly nice. However, it leaves me feeling cold. I bought a nearly new home that was redone by a professional interior designer. He redid this home for his son, but his son relocated instead. Everything is not done as I would have chosen, but the overall effect is warm, yet modern. I hesitate to change anything because it all works so well together.

Wow, the townhouse is dang near spotless and has plenty of space. For the kitchen, just add some more cabinets by the sink, I don’t feel this is the deal breaker. DC is known to be a expensive so to be expected. As you said, comps are far less than this price so may be just owner trying to recoup Renovation cost but that doesn’t get houses sold. Staging is great. Reduce the price probably will sell.

Too much space for one family. Three floors, a lot of stairs, stairwell leading down to basement is a concern. Would this be an issue regarding weather? Rental property would be great.Could use more shelving in the kitchen. What about adding a window ? I believe the renovation is overdone. However, every inch of space was utilized. Didn't see closet space. If home is purchased, buyer would possibly need to change somethings to their liking, but who wants to spend more money? Is the HVAC all connected to one unit? My dad always said it os better to have the least. expensive home rather than the most expensive in the neighborhood. So I think I concur with you that the pricing is the issue for the location compared to others with similar square footage. I personally think that there’s plenty of storage in that kitchen and the contrasting wood tone versus white cabinetry for the shelving and stove hood gives it interest in styling that is of the time.
I believe price is the primary reason but I do agree with you about the kitchen cabinets being too high. Very inconvenient. Otherwise it is a gorgeous house.

The kitchen is gorgeous! The entire property is gorgeous! I know homes in the DC area are expensive, but I don’t know about spending 2.7 million. The kitchen is not the issue in my opinion.
I agree that the problem is probably the price mostly and the kitchen lacking upper cabinets. I’m not a fan of the black accents (light fixtures, water fixtures, drawer handles, door nobs, and door hinges). That’s too trendy for me. I prefer chrome or nickel which are timeless.
The kitchen is great! If I need more cabinet space, I'd have it built. I believe the asking price is too high compared to the comps in the area. Additionally, I would like there to be more privacy in the backyard. otherwise, the house is excellent!

Beautiful, but overpriced!!! Lived in D.C. for 25 years. There are at least seven exclusive neighborhoods in nearby Md. and Va. with houses priced lower. Also not suitable for seniors or the handicapped. If priced right, it will sell within 60 days or less!!!

I love the kitchen! It has plenty of storage down low. Put every day dishes on the first 2 rows in the glass enclosed cabinet. Taller folks won’t mind the others! It’s probably the price.

I love the Kitchen. I wish those beautiful DC row homes would have been restored instead of modern updates. But this one is well done. I love the open shelving in the kitchen but I agree that maybe more uppers. I would still purchase and added those myself. It's the pricing for me but it's DC.

The kitchen is not that bad; especially if there are storage drawers in that island - daily dishes/glasses, etc may be stored there. Personally, I think the entire top floor should have been reworked as the master. The current master doesn't appear to have enough closet space (didn't see it very well). Some buyers may not like kids or guests over their head. And at that price point with all those floors an elevator would have been required - for me😂🤗
Nice rehab. I got sticker shock just hearing you say the price. Some investors hope that someone will come along and love the aesthetics so much that they abandon logic and buy regardless of what the numbers say. That's a little like gambling in my opinion.
A great home! Love the kitchen and the large bedrooms. Priced a bit high for the comps. A very large family would thrive here. Maybe they can afford to allow the market to catch up with the price. Is it a corporate owned property?

I could live with the cabinets and I am short but I can also see people not liking that because everything is new and you don't want to have to come in tearing out new tile to add cabinets. But then someone who has 2.6 million, doesn't need a yard, doesn't mind sharing walls and barely cooks likely won't care either. But I love how spacious it is for a townhome in general but completely out of my tax bracket to own *lol

My best guess is they over built for the area. 1000 sq ft fixer in the right area and you have a bidding war. Location is key 🔑 !!
As for the kitchen, the entire working spaces are looking into walls.
The builder & architect underutilized the entire space and what outside views were available.
I think that my selling point regarding the cabinet height would be the place to store once a year dishes. They can store and still be esthetic (no wasted space) or set small framed pictures on the shelf facing forward. The only thing about that is that all the rest of the cabinet need to be neat. 😊😊
Beautiful Home! However, in the Kitchen, I prefer my food & dish access closer to the counter space when cooking. The additional $1M price ticket for the area could also cause concern. Also, additional or larger HVAC (considering the space) and uncovered Wood Balconies in a snow-prone location may be a few concerns. 🦋

Man that's gotta be the best turnkey property that I've seen so far. I think someone needs to make a serious bid on that place soon, because it's a jerk with deep pockets that's going to buy that place just because they can.

Beautiful home, I believe the price is too much. And the kitchen’s layout could be another issue. The area in the kitchen right before going on deck, I would’ve turned that into the dinning area to keep consistent, and put the couch and television in the living area.
I would’ve put a small kitchen on the 3rd floor.

The kitchen was not thought out and I will need a stepladder in the kitchen to utilize the space. I’m concerned about the entry doors into the home. I wouldn’t feel safe with glass doors. They would need to be replaced. You didn’t show the closet space in the bedrooms and I would like to know how large is the space. These are my questions and concerns. Thank you for doing this.
The lower level has its own entrance, and could be a rental. And on the first floor, was there any storage on the island for dishes or pots and pans. It would be possible to add floating shelves as well.
Reachable cabinetry above the sink and stove would have been an added plus, as most people would prefer to reach for the necessary plates and dishes in this area, versus walking across towards that fabulous fridge/freezer. Perhaps a different design might have made a higher impact with some high-end finishes instead of the typical"farmhouse" look. Love the basement that I'd rent out for the extra income and help with the mortgage. Storage in the bedrooms is lacking, so overall, a beautiful home, but maybe $750K - $1M due to simple finishes.
I think this house is very unique in terms of functionality. It reminds me of a college dorm??? Everyone has their own separate quarters. Maybe they should have included an extra mini kitchen on the top floor would add more functionality. Although it is a beautiful house for investment for rental or for Air BnB shares.

Looking at the outside, I was hoping to find some period details inside but there are none - it's no different from a new, high-end developer house. No coat closet - in DC?! I agree with you about the kitchen; it's attractive but impractical.
I like the "why this house hasn't sold yet" approach to your videos and that you actually open cabinets and doors. Keep bringing this content. It's a good question of why buyers won't initially buy a house. Also, is there also usually structural or other problems that the home may have like a bad smell or location next to neighbors, etc. that could deter besides price?
Overall the house itself and the staging looks great. However, at $2.7 million... it's overpriced. (Plus, that basement looks like it is "one flood away" from emptying your entire bank account to repair.) If they knocked off roughly $500k-$700k off the pricetag... it would probably sell pretty quickly. Just my opinion.
That house is certainly nice. However, it leaves me feeling cold. I bought a nearly new home that was redone by a professional interior designer. He redid this home for his son, but his son relocated instead. Everything is not done as I would have chosen, but the overall effect is warm, yet modern. I hesitate to change anything because it all works so well together.

Wow, the townhouse is dang near spotless and has plenty of space. For the kitchen, just add some more cabinets by the sink, I don’t feel this is the deal breaker. DC is known to be a expensive so to be expected. As you said, comps are far less than this price so may be just owner trying to recoup Renovation cost but that doesn’t get houses sold. Staging is great. Reduce the price probably will sell.

Too much space for one family. Three floors, a lot of stairs, stairwell leading down to basement is a concern. Would this be an issue regarding weather? Rental property would be great.Could use more shelving in the kitchen. What about adding a window ? I believe the renovation is overdone. However, every inch of space was utilized. Didn't see closet space. If home is purchased, buyer would possibly need to change somethings to their liking, but who wants to spend more money? Is the HVAC all connected to one unit? What is the height of ceilings? 😊😊
My dad always said it os better to have the least. expensive home rather than the most expensive in the neighborhood. So I think I concur with you that the pricing is the issue for the location compared to others with similar square footage. I personally think that there’s plenty of storage in that kitchen and the contrasting wood tone versus white cabinetry for the shelving and stove hood gives it interest in styling that is of the time.
I believe price is the primary reason but I do agree with you about the kitchen cabinets being too high. Very inconvenient. Otherwise it is a gorgeous house.
