Hello Roy. The loan amount is based on 80% of the appraised value for house and lot. Even if you can loan a bigger amount it will still depend on appraised value.

The title should be transferred to your name first before you can get a loan. Then it will be held by the loan institution and released upon full payment

Hi no you cant. The property is the main collateral in getting a home loan. So title needs to be clean. since the property is a foreclosed asset, you’ll need to fully pay it first before you can use it as collateral with another bank. Also, buyers need to pay a portion of the total contract price in equity as the bank wont loan the entire amount.

Yes thats ok. If the borrower is a married couple, automatic na combined income ang i-consider ng bank/pagibig. Your mom will be main borrower while your father is the co-borrower. In house financing has really high interest rate thats why i don’t recommend it to my clients. Bank and pagibig has 6-7% interest only. Best to try to transfer your financing because especially sa start of the payments, you’ll end up paying more for the interest

The basis of payment will be the selling price of the seller. The appraised value is the basis on the loanable amount

The bank will release the MC directly to the seller. So its up to the seller and buyer to make an agreement regarding that.

You don’t need to be employed for 2 years since they will only ask for 3 mos pay slips.

You’ll need to have the property appraised by pagibig so you’ll know how much you can loan
Spouse is automatically a co-borrower
If appraisal po is 2.5m lng po. Then since may co borrower, so possible ba maloan ang whole 3M?

Nag start po kami ng inhouse financing ng july 2020 14% interest rate, monthly po namin is ₱22,374. nung nakita po namin yung client ledger, breakdown po kasi yun ng mga hinulog namin. Sa 15 months po nming pghuhulog ang nabwas lang po is almost 50k lng kya po ang naging balance namin is ₱1,631,000. Nung nakita po namin yung breakdown nakita po namin dun na kinukuha nilang interes monthly is 19k po at 3k lng ang nababawas sa balanse po namin sa bahay normal po ba yun?? sana po matulungan niu po kami salamat po.
In house financing has really high interest rate thats why i don’t recommend it to my clients. Bank and pagibig has 6-7% interest only. Best to try to transfer your financing because especially sa start of the payments, you’ll end up paying more for the interest
