I should have said - I am sure if we calculated for inflation, some prices today are way lower than the speculative bubble you saw in 2000-08. For example there are luxury villas that originally sold around the same dollar value in 2007 at which they are finally selling again today. There was a big dip following the 09-10 crash.
It is definitely over priced. I have been looking for a condo in the Playa del coco area and prices have tripled over past 2 years. For instance, condo I looked at less than 2 years ago at about 30k is now listed for 90k. Not worth it anymore.
This comment, I feel, demonstrates exactly my point. You are laser focused on condos in Coco - yes, there are a good number of them - but the # of condos that were priced at $30,000 LESS than two years ago, as you say, had to be absolutely minimal. Yes Coco had down years and cheap inventory in 2011-2017 or whenever things started picking up again.... but I would suspect that if you had a condo available for $30,000 in 2021 or 2022, it was a fire sale due to COVID-19 or some other personal circumstance... There was simply not a big inventory of $30k condos that year in 2021. So you were after something scarce, and yes that scarce resource has been bought up. In Coco there have been more buyers than sellers for two years; I'd ask that if you can, please send any old ad where it shows $30k to demonstrate what we were looking at!
Leasehold happens in Hawaii. Yes, you can buy the lease, though, not cheap . I research , and it looks like the condo market in Tamarindo has leveled out ? I just hope they don't overbuild ......Happy New Year

Prices are no longer skyrocketing as they did in 2022-23; sellers are having to be much more reasonable and take their time. I'll be doing more analysis on the Tamarindo condo market soon!
