  • The question is, if you have extra room, should you always rent them out? Should you always try to get as much money from every avenue as possible? You could potentially share a room and make your living costs even cheaper. However, this is a trade for a lower standard of living. It is not bad really to be comfortable with sharing a room or renting out rooms, but I share reasons why I choose not to do so.

    I once allowed a "friend" to stay with me cause she was homeless. She stayed 5 months!!!!!
    We are no longer friends.
    Lesson learned.

      I will never do it again, I would rather live under a bridge than live with someone. I rented a room to a young man, who was from Russsia, I did verify his employment but not his last place of residence since he said he lived with his father. Which I found out, he did not. He just did not want me to verify it with his last landlord. It ended up, he drank a lot. AND, his father moved in as well, Who also drank, They would get drunk and get into fist fights. The law came and the outcome was terrible. Never again.

    Two words, squatters rights. It's super easy to let a bad tenant in. It's super long and expensive to legally evict them.

      Hi I am currently renting to a tenant who sort of pushed me to move her in. I did cancel yesterday, however I made an error in sending her the zelle income. She started to give me this story that I caused her the fibromyalgia to act up. I was manipulated. My current new realtor told me I may need the xtra income to pay bills. I am temporarily broke. I sold a ring and got some money. I have to keep her $950 security deposit in my savings in case. I am not too happy about renting again. I already experienced a horrible rental agreement. I hope not to sign. I am worried I can’t eat much. Now I feel forced into renting a room in my 3 bedroom 2 bath home. I should tried another realtor now I am stuck with him. He is trying to help me financially so I had no choice. I don’t feel good about it.She came early I think I made a mistake and she outsmarted the realtor to rent my room. Now I have to be a landlord. I do work as a driver for a small local tutor place. I am not sure how long I have to live with a stranger with fibromyalgia she is a realtor and writer. Now I feel regretful. I tried to cancel. She thought I took her money and she told she will move in I had no choice. Stupid was I. My friend was worried sick. She is in her 90’s. I didn’t have time to change the locks now my future is a sham. You are very smart not to rent. I was talked into it. I may need advice from a real estate lawyer. I don’t want to get sued or file a lawsuit. Tenants have rights however, this is my late parents home. I need to protect it and myself 👍

    Very frugal person here, but some things I splurge on: A/C nice and icy, getting things delivered for convenience, and living alone despite a large, paid-off house. Worth it - every penny

      Someone else helping with rent and utilities can make a big difference on your expenses. Especially when you are younger and can tolerate another person around. Sure they might eat your $3 string cheese but they are contributing hundreds each month

      torrok 01 this is a good point. If you’re a frugal person who buys cheap food, and take other measures to cut your costs, only to convince yourself the “luxury” of not having roommates. Having one roommate can allow you do actually eat the foods you want (or not) and have extra money to spend on a social life. Also just don’t get an insane roommate .

    I agree with you completely. Look how much money many people spend on ways to de-stress and calm themselves. By eliminating chaos and stress in the first place, you do yourself a big favor. Solitude may be a luxury in a financial sense, but I consider it essential to my contentment. I'm very frugal, still I live alone which is costly... because I love it; it's not a money-thing. Tough to put a price on peace, freedom, and privacy!

      This is why I bought a small house instead of a condo. So many people within close quarters, and some had 1 assigned parking space whereas others just had an open lot. Even when I came to just see the condo, I had to park pretty far away! That would get old quick. Lots of traffic getting in and out at peak employment hours too. No thanks.

    Having renters in your home =stress =health problems=medical expenses. Not having renters in your home prevents this type of stress entering into your life. Less stress, less health problems, less money coming out of your pocket.

    Living alone is definitely a luxury IMHO. I value my stress-level more than a few extra dollars. Plus, it would be a headache getting that person out if it didn't work out.

      It didn’t workout with my tenant from day 1 and he continues to be an arrogant slob and continues to violate my house, i’m having an impossible task of trying to evict him, he can shove the rent money up his arse!

      Not true that no one takes care of my stuff like do. My current flatmate takes care of the kitchen better than me. He's very clean. Well, he was, during the first 3 months. Now he always leaves some dirty pots and plates there...

    I make ~1k a month renting out extra rooms and feel no huge impact on quality on life... For me it's 110% worth it.

      @@pleasepleasethebees Oh for sure, to each their own I'd never say someone has to get renters or should or etc. But if you don't mind other people around/or even enjoy it (and if you can find good renters (also a big if there since not all renters are good)), then it can be a good source of side income.

      I also make about US$1000 per month and after 20 years I bought a 1 bed room condo for $200,000 I saved with cash 💰
      From 2020 I will live in my own condo and own bathroom 🤗

    I am in the same position of owning my home with 3 bedroom and 2 bathrooms. I live by myself and was thinking about renting out the other rooms but then I remembered previous roommates I had back in college. One of my roommates was a psycho and had family problems especially with his dad that he would talk to and get mad with because he didn't send him money. He party alot get home late drunk making loud noise on school nights. He would talk about committing suicide a lot. Maybe he was faking it but it work because I asked to get transferred to another dorm room with a different roommate. Another roommate was a foreigner and would not wear deodorant so every time he would walk in my living space he would smell like armpits. I can't image some sitting on my nice clean smelling furniture with bad body odor saturating my furniture. Many of them would eat my food I bought. Others were complete slobs you would think they were just robbed and their place ransack but no that's the way they lived. I am not hurting for extra money so I also choose not to have roommates. I used those rooms when family comes to visit me. I also like walking in my underwear like the king of my domain.

    I’ve been in the same situation 3 bedrooms Two bathrooms two car garage and before I was married I use to rent out my rooms.......what a BIG mistake! NEVER AGAIN

      To make a long story short whenever you share a space with someone there should be a certain chemistry between the two parties. With nothing in common it can make for a uncomfortable household.

    You're not stupid for doing this. I feel the same way. Whenever I've had roommates its made me feel like I can't wait for them to move out. Either they are obnoxious, have bad personal hygiene, are cheap, loud, or some other annoying trait. Most importantly, my privacy is worth so much more than any potential extra income I could derive from having others around.

    Could not agree more! I had to share accommodation with roommates while I was in college to save money and I hated every minute of it. So when I found a job that could afford me to rent a place by myself, I could not do that fast enough!!!

    I rent out an extra room in my house for $625 and have had a very good experience. We split groceries and everything so no issues there.

      That's anecdotal. For each good experience, you will also hear an equivalent bad experience. I have a friend who rented out her rooms and had to put up with the behavior of slobs. Plus, sometimes, the renters don't pay on time.

    Privacy is paramount! I love living alone when i was single, never any pressure.
    I would move to a smaller place, even a studio before having roommates.

    I live in NYC in a 1 bd apt, I was livin pretty comfy but not savin much. So I moved my stuff to the livin room and rent out my room. Since 2014 Ive rent that room and been able to save 40k. I only rent to females that are around my age, they also dont feel comfortable livin with male roommates. Also I dont rent to ppl I know, and they have to have a full time job. We’ve never had a problem, they never bring ppl over and I dont either. Its worked pretty good thank God.

    I can understand the points, my wife and I rent out the rooms in our house. Right now it is empty and we just have 1 new tenant moving in later on today. Right now it is empty. It is nice having it empty, but that extra money really helps. When all the rooms are rented out, the mortgage is essentially paid and we are living for free.
    We just try to choose the right tenants that we are comfortable with and it is fine. It is less peaceful, but worth having almost no mortgage payment.

    I rent out my room to a guy from the outside world that I've never met before, and not only did he did a lot of wear and tear in the room that he lived in and he also ended up dead in the room of a heart attack or stroke. Very scary.

    I would only rent out a room IF I lost my job... I rather be frugal and get a side hustle.
    Plus, I consider my safety VERY IMPORTANT, my ex schemed to burglarize my house, I try very hard to very careful who I have in my house!

    I’m not renting out my 2 extra bedrooms either. The extra money is not worth the stress and discomfort.

    I feel that being able to have the option to live by yourself(in your own house!) is a luxury that not everyone can afford, and that you're at a financial point in your life where you are capable of making that decision for yourself. I don't think you're greedy for wanting personal space, you've worked to make it a reality. I can see some viewers hearing the reasons you don't like cohabitation (e.g. spats over cleaning, alarms, putting up with other people) and saying that you're just avoiding having to learn valuable life skills of tolerating and coming to agreements with others(which some would say are essential to finding a mate), but again you've worked hard to put yourself in a position where you can live a life of solitude.     If I have three bedrooms, I don't mind renting out a room to help out a friend who cannot afford to live in my area. So I will be doing it more for helping friends than for money.

    Some things are just not worth. When you have a roommate you lose your independence. I only consider that option if I get really desperate for survival money.

    It’s funny how I met my roommate... I had an emergency and couldn’t stay in my house. He needed a dog sitter as he traveled for business. I read his Craigslist ad free rent for three months for a live in dog sitter.
    I have a large breed dog that apartments wouldn’t accept due to his size. After I read the ad I figured if my dog could come along for the gig it would be a perfect solution.
    Our dogs bonded like brothers. I became good friends with my now roommate. He could see how hard I was trying to work and reestablish myself after medical and finical setbacks so he allowed me to stay on with my dog and rent a room after he was done traveling. We take turns caring for the dogs depending on who is home at the time. I try very hard not to leave messes, make too much noise or stay up too late. I think drawing clear boundaries makes all the difference. Roommate have to have good morals and respect for others. It’s so funny my dog worships my roommate, he even got my dog to run and become active. I think the Universe was looking out for my dog Strummer and myself.

    i agree with you. i love living alone! actually, my favorite living situation ever was when i had my own studio but all my friends lived near or down the street. easy to be social but i didn't have to deal with a roommate.

    i like the keep my place clean and put things back to where they belong. i couldnt stand living with a roommate back in college due to this. i roomed with a guy across the hall from me, this was when i was in a different room, a room full of potheads. so i moved next term to my friend across the hall. he was ok and we got along pretty well. but we didnt fit living together. to me he was a slob. he would leave his clothes all over the apartment. he would use my things with out asking me. the worse was the kitchen. he would use my utencils, plates, but never wash them. whenever he uses the jam he would leave it open and left it on the kitchen counter. he would even wipe the knife with a towel, not a paper towel. so it was just inconsiderate. so i had to move out. i felt bad for my best friend who lived one floor below me because he must have heard me complain a lot about my roommate.

    Imagine Francis making a video with someone casually walking up and down the stairs behind, scratching their private area lol. The only time I would ever think of renting a room in my private place is if I were dead broke and extra rent will help with food and prevent foreclosure.

    As an extreme introvert,the idea of having a roommate /room renter,and having to share a bathroom and/or a kitchen with a stranger or even an acquaintance;would be my idea of hell.
    The idea of always feeling I have to be "on" in the presence of outside stimulation when all I want to do is crawl into
    myself and enjoy my solitude...having to be exposed to somebody's BO and flatulence smells...or having somebody
    exposed to mine......no way!
    I'm the type of person that could go postal if I see the cap of the tube of toothpaste on the counter,,,,if s towel is not
    neatly on the holder....plus I'm too old to change.
    Even though I'm in real deep debt;no level of financial relief would be worth the indignity and stress of having to share close living space with anybody I'm not very closely related to....If I die in debt...so it'd be.

      There could be other ways of making money... but they will not include. having a roomate who would steal from me...or kill me...I've heard horror stories.

    Every roommate I have had there was always some type of theft. Also, the same issues with communal cleaning. There’s always “hey can I borrow your _____” fill in the blank and generally I never see it again.

    Friends and family always ask me can they stay with me. Some try to shame me for living in a big house by myself. I always decline. Id rather help you get your own than have roommates. I will never sacrifice the peace and serenity I have in my home ever again😬!!!!

    i agree. it can be super stressful, especially if you’re one of the more “responsible” roommates who cleans up after themselves and takes out the trash each week etc.. . i hated coming home , ready to make dinner and there’s pots, dishes etc in the sink once again. i’d clean some of them to make room to clean up my stuff . one of the few times the roommate would clean their dishes he soaked our CAST IRON PAN :( . he rarely showered because he worked from home and before entering the house his window was open and you could SMELL him from outside the house. 🤢 ugh sorry i really had to vent lol

      I can relate. Used to share a bathroom with 2 sisters & a bedroom with 1.
      The one in my room was vengeful & petty, would leave her side 3 feet deep in mess to piss me off & go through all of my stuff anytime she wanted. I would catch her wearing my clothes all the time. The other one rarely showered, never opened a window, spent all day watching videos with the sound turned up, her room absolutely reeked of BO & gas, food & dishes everywhere, and both girls refused to clean the shared bathroom because they knew I’d eventually do it. I would toss their clothes and misc stuff left all over the bathroom back onto their beds and pull wads of their long hair from the drains...
      It was a nightmare. Now I’m extremely protective of my privacy and personal spaces.

    There’s also no way to separate your lives from a roommate. You have to share a common area so it’s not like you can rent out a room and never see them. You will most likely see them on a daily basis. So sure your personal lives may be separate outside the home but if you’re having to share a common area you had better be on good terms with them otherwise your life will be hell.

    I could never EVER live with roommates EVER again! But then again I am hard to live with just because I need everything in the same spot and CLEAN! And also I like my own personal space without others invading it : )

    I spend 40 plus hours at work.. and when I get home I want to relax and have time to myself. Watch some TV, cold drink n take a nap. That's why I dont rent my extra room..

    A lot of people rent space some continue to do it for a longer period of time..I had separate rental property and I rented out part of my living space. At this stage in my life I do not want to compromise my freedom of movement or hearing the front door open when I have not opened it. Im happier to have once "been there done that"I think other people might be jealous of the space u have because they live in a shoe box...ive seen those shoe boxes and wonder how people are able to breathe in those places.These days if u get a crazy tenant its harder to get them out and its depressing to come home to madness in your safe place...we all need our own safe place to thrive...always enjoy videos take care!

    I totally understand and I totally agree--I have 3 bedroom in my home but will not rent them out as I love my privacy and don't need any stress. I have been a landlady for about 30 years and I try to keep a professional relationship with renters rather than a buddy or chummy one as it is easier to deal with problems.

    Agree completely. Many years ago when I moved into NYC I lived in a tiny 250sq ft apartment because it was cheap. I could have had a much nicer apartment but only with roommates. I stayed in that small place for 17 years and saved money every year. It is really about mindset. Some people crave company 24/7. Some people climb the wall with people around 24/7.

    I know people that partitioned their home and rented out the majority whilst they lived in a smaller separate portion of it. They quit their business and just lived off the rent comfortably.

    Definitely feels like you take your house as the ultimate luxury. Paying it off early, not renting it out etc all are technically not the "Best" financial decisions but since you are so frugal everywhere else it works out. That's ok to me, no sense being frugal if you can't take some comfort somewhere right?

    In my view, it is best not to rent. With high assets you can find yourself in a place of risk. There is liability, even the danger of being taken advantage of. Plenty of people in this world are just grifters, or just major loads, looking to take advantage. And renting to a friend is not the answer either. Sometimes you lose a friend when money enters the mix. Just imo. I really value security, privacy, and total freedom.

    Having roomates is something typically done out of necessity. Even if you were "hurting for cash" you could just post your spare room(s) up on like an Air B&B type website a few nights a month. You could still get $1000 per month while not having someone living there every day that way..

    Issues I had with housemates over the years:
    - Several things got stolen including very expensive cologne
    - House mates dog slept on my bed with fleas when I was away for a week
    - Alcoholic house mate got aggressive when drunk.
    - House mates bring dodgy friends
    - House mates do drugs
    - House mates gang up with fights
    - House mates don't clean
    - House mates don't pay rent or they pay like 80% of it, then they make you out as a greedy jerk if you demand full rent
    - House mates are noisy
    I can go on...

    I built (2) small storage lockers in my basement in the far corner. I rent them out to 2 friends of mine who need to keep a bunch of old furniture in storage. They each give me $80/mo so $160/mo total in pure profit. They don't have keys to my house so privacy isn't an issue. It's a win win, I get free money for giving up a corner of my basement which was unused anyways, and they are getting a storage locker for half off. The storage locker income pays for my utilities of my entire house. If you have an unfinished basement you should consider something like that to generate free cash flow

    I used to have roommates when I really needed roommates to help out, but now I get by on my own and people still want to move in and I say, no, I can't have roommates, but I am pretty sure that there are people out there that need your help as a roommate.

    Thank you. I too live by myself in a three bedroom house. Now I know that I probably won't let out a room. The other thing is that I like having family visiting from interstate and, if I rented out a room, there wouldn't be enough space.

    I agree. Living in 6 bedroom, 3 bath house, my wife and I only use the master bedroom. Many friends actually ask if I will rent out a room. No is my answer. I used to have roommates in an apartment and it wasn’t a good experience. Roommate will take out your clean washed clothes and dump it so that they can use the washer. A simple knock on the door would have prompted me to take out the wet clothes. I have roommate use your dishes and utensils because they have friends over? I have roommate’s child slam with full force the car door into my door since we are parked side by side in the garage. The problem? Most roommates are not that ethical and will use your stuff or damage/destroy your stuff while they are leaving with you.

    I make the mistake of renting my house's room back in 2019. Still trying to evict them...... Will never rent to anyone in my life. Then people complain about why rent is so high.

      Rental income sounds nice until you have to evict. And now they throw this no eviction wrench in. I like stocks better since they don't call you in the middle of the night when the water line breaks.

    Same thing here - my productivity and sense of privacy goes WAY down when there are roommates around. I'm not sure if it's a personal failing or what, but I've lived alone for many years for that reason.

    So happy you did this video. Privacy is paramount to me! Yes the idea of cleaning after other people is gross! Also your housemates will bring total strangers to the house. That can be gruesome! So...you are really dealing with more people than just that one roommate.

    I have a 3/2/2, live by myself, and there's NO WAY I'll ever rent out. I appreciate my privacy (and cleanliness) too much to have my eyes twitch because the roommate left dishes in the sink. Yeah, NO!

    I had room mates in college and decided then to be sure to graduate and get a good job so I could afford my own place.
    Everybody has their own annoying habits and you can’t escape them if you share space. I had roommates that would never wash a dish or glass even though they dirtied them. I actually ended up with dry cracked hands from washing so many of their dishes.

      I ended up doing the dishes often. I remember when I had a job and went to school. I'd wake up early in the morning to go to work (before going to school) I was making breakfast for myself. My roommate (in school, no job) smelled what I was cooking, woke up early (unlike him) and asked me to make a meal for him as well (the food that I bought btw) I was astonished.

    Not good to have 2+ unused bedrooms, one small guest room at most. I have friends that own/live in houses with unfurnished rooms etc. Up until about 30 years ago taking in a room mate/boarder was doable. Now I would not rent out part of my personal residence ever. At least 50% of people can't afford the area they choose to live whether they own or rent.

    The way you described the space is used means you are exchanging money for time. If your projects would be slowed down if you had roommates. And all the complications you mention are also the cost in time. The stresses are also the cost in energy to be spend on your projects.

    I hate having tenants on my property because if they get into legal trouble than the police will show up at your house looking for them. You'd have to ran background checks credit and criminal and even reference checks. Not to mention you can't discriminate against kids though there are work arounds. Being a landlord is freaking headache.

    Lots of people rent out their extra rooms in California, because the cost of living is so high there, and they need the extra money to survive. Some people convert their garage, perhaps illegally, to living quarters, and rent out their garage. It’s probably easy to find a renter for your converted garage space, if the garage is attached to your home.
    Have you considered converting your attached garage to living quarters, installing a bathroom and kitchen in your garage, and renting it out?

    I agree with you. I live alone in a 4 brm and 2 bath home . Every roommate I ever had never worked out , they were pigs , stole things , ate my food and never replaced it , brought drunks home they just met in a bar etc . I’m 67 now and had to tell my granddaughter to leave because after telling her I’m retired and I turn in early now so I expected her to be in by 11:00 . She started coming in at 1:00-2:00 am every morning . She was sleeping on friends sofa and in her car and felt sorry for her but I had enough and told her it was best for her to find people closer her age to live with . Ahhh peace and quiet again .

    I remember watching that movie called "Pacific Heights" with Michael Keeton and about that couple that decided to rent out rooms in their house in San Francisco, California and the tenants didn't pay rent and became squatters and kicked the homeowners out.

    I live alone as well. I had one set of roommates in my first apartment, but never again. They were very sweet, but there's nothing like having your own personal, private space.
    Also - it's strange how our minds can play tricks on us with noises, right? Before you mentioned "ghosts," I heard a noise (I think,) and I paused your video to see if I heard it again. I immediately started thinking, "What would I do if someone jumped out at me right now?"

    I'm in a pickle because of the Covid and Economy. I have No income but own my home. People keep telling me to rent a room out that way it will pay your utilities. I like my space, and it quiet, but I need help at this moment and would want a good tenant. I guess I could run a background check on the person. At the moment I feel screwed because Bills are due soon. Do I find someone my own age range? Opposite Sex, Same Sex... Everything had a Pro and Con

    I like living alone too and that is why I chose to rent a cheap studio apartment. The only person who I willingly want to live with is my significant other.
