    Are you thinking about building an ADU in California? I'm providing the current construction costs for an accessory dwelling unit in Las Angeles, Sacramento, San Diego, Oakland, and San Francisco so that you can make a more informed decision before starting your own ADU project.
    Even though pre-fab and modular ADUs have made a lot of advancements in terms of design and manufacturability, they are still more expensive than stick built ADUs. My partner Real is a home advisory service who has helped many homeowners across California build stick-frame backyard ADUs on their property. They have the most accurate construction costs because they're able to draw upon actual data from backyard ADU projects that have been completed. According to Realm's data, it makes a lot of sense to build a granny flat in Las Angeles and San Diego because the construction cost is low relative to the average home values in LA and SD. On the other hand, it seems quite expensive to build a backyard ADU in Sacramento relative to home values there. The Bay Area has extremely high labor costs and permit fees so it is quite expensive to build there. But it is definitely cheaper to build in the east bay city of Oakland as opposed to the notoriously pricey San Francisco.

    Were you happy with the contractor’s work? How long did it take them to complete the job?
    I have an existing ADU and I want to enlarge it from 464 square feet to 750 square feet.

    Very accurate. About to complete building an ADU in Sacramento within the next month or two. I'm estimating all in completed cost to be 288k excluding exterior landscaping, drainage and upgrading the main house panel.

      @@brandon-built Rental income. My hope was to live in the adu once built and rent the main home. Unfortunately, the main house (bought in Late 2021) has so much deferred maintenance that I'll have to live in it and rent the ADU for a year or so till I can get the main house in rentable condition.

      @@purplegirl8036 No, typically it is much cheaper to build an ADU. California's ADU laws to make it easier to circumvent red tape and various fees. With ADUs, you can also tie in to the existing plumbing/utility infrastructure of the existing home (can save thousands). If I would have tried to split my lot and build a regular house on it, the split itself would cost 13k and the county I'm in would have also forced me to install a curb, gutter, sidewalk, and streetlight on the street side costing anywhere between 120k-200k. Ridiculous. It's tough because every county/city has its own set of rules for development, but that's why ADU laws are so awesome and help bring down the cost a little bit

    Spoke to a builder yesterday. His cost
    of building a regular home is $180-$190/sqft. Never thought building an ADU costs more.

      ADUs generally cost more to build in terms of $/sf than a full-sized house because the fixed costs like trenching a new sewer line can't be divided over a larger area.

      Funny, I was told that converting a garage is about $200/sq, and from ground up is about $300/sq. Oxnard, CA

    These prices reflect those of a licensed contractor. In reality, most ADU's are being built by unlicensed contractors for a fraction of the price.

      Yup, these prices are assuming a licensed contractor handles everything. One could reduce costs significantly by taking some or all line items off the licensed contractor's plate.

    I am in Sacramento, California...I am currently building my 750 SQ FT. ADU. with a licensed Contractor at $180K. I also got the $40K grant.

    $225k for a 750 sq ft ADU? That’s tiny- a studio, really! Realistically, it can be rented out for $1500. It would take over a decade for it to pay for itself. The numbers don’t make sense 😂

      It’s more money than putting it in a CD at 4.5%, and it will likely appreciate in value. 750 sq ft is just fine for many people. It’s the average size of a 2 bedroom apartment. Also, rents can be increased over time, and where I live on the central coast, these regularly go for $2,000 / month.

      In the Bay Area, there’s basically nothing for $1500. A 2 bedroom ADU of 750sqft would easily rent for $3200 and up to $4500 in prime markets. So if you’re pulling around $40-50K in rent per year, that makes a lot of sense on a $225K investment.

    most of us are priced out la mesa / sd , how do we come up with the cash ?finance ? looks like its for the rich to build a adu

      Most people do not have that type of cash on hand so they use the equity in their home in the form of a home equity loan or heloc to pay for it. I'll have a video on how to pay for an ADU soon. Building an ADU as an owner builder instead of using a general contractor is the most affordable option if you have the time/resources. I've seen several people here on youtube documenting that process but its a lot of work.

      Just permit fees, inspection fees, materials, and any equipment rentals if you're doing everything yourself. Will be more if you need to extend utilities or set new utility meters. Could probably get it done for between 50-100k depending on the size and finishes if you don't hire anyone.

    Average home price is a dumb metric. Look at cost per square foot for single family homes under 1200 square feet. Much much higher.

      Average home price gives you an idea if the neighborhood can support the cost of building an adu. Or if you're okay building something that won't appraise or have a low return on investment then you don't need to look at average home values in the neighborhood.
