    Thank you for this! Could you do one later on for working professionals with no children? I know most jobs are in Honolulu but it would be nice to live somewhere quieter.

      Another issue is traffic. Depends on where you work and how far it is from your home. Hawaii traffic is pretty horrible once school resumes.

    Outstanding video and information, I am currently in negotiations with a company that will see my family (wife and 3 young kids) moving to Oahu from California. I think we're going to be renting at first, but buying is absolutely on the list. I will be reaching out soon :)

    Can you please do a video on places to live on North Shore like Haleiwa, Wailua, Pupukea?
    I'm planning to move there this summer to rent for a while, then use my VA loan on a 2 bed 2 bath house/condo.
    Hopefully plan to work as electrician, personal trainer and valet.

    What about Diamond Head-Kapahulu? I read that it's one of the cheapest and best for families.

      Depends on what you can afford. Lots of nice places. Good soil. But, we are going through a drought right now. It’s really dry. Avoid the Red Hill area. Water is tainted by the Navy with petroleum.

    I live in Portsmouth NH. I have business in Asia and am considering buying in Kailua. Watching the market on Zillow. I assume all listings are posted there? If I need a rental agent to rent the place for the weeks|months I’m not there could you do that or are u to far away to manage this property?

      Great question! Zillow has its perks but often times the information on Zillow is not 100% accurate. I've had people tell me they saw a home on their website and wanted to look at it only to find out it sold 30 days prior. MY website is tied directly to the MLS and updates continuously throughout the day.
      As far as property management goes I do not handle it. My good friend who is an agent here takes care of that side. Let me know if you have any other questions!

    Is it difficult to rent without having a job when first moving to Oahu? Selling our house on mainland and moving. We will rent for first year. Thoughts?

      Awesome! Where you coming from?
      With what had happened here over the course of the past year + and the moratoriums I have seen a lot of property managers and companies get more strict with background checks and proof of income required.
      That’s not saying you won’t be able to find a place to rent by any means. Just information on what’s happening with rentals.
      The other thing you have to think about with waiting is interest rates and the housing market. Interest rates have been at all time lows and are starting to go up.
      Housing market is crazy and no one really knows when that will shift.

      Depends on how much rent you are willing to pay and where you want to live. Keep in mind there is a housing shortage and the average house is a million. Hawaii desperately needs more doctors, nurses and teachers.

      English Speaking ✓
      Tropical Area for good weather but not too hot ✓
      Great Air Quality ✓
      Mostly Safe ✓
      Developed country ✓
      And also being surrounded by an ocean is really nice.
      Only problems are the people and price, but finding another place on the earth which meets these conditions and isn't in high demand is probably very difficult. The other thing is that Hawaii will probably be targeted if war breaks out again.

    The best and only places a white, educated, military family with high values is Kailua or Hawaii Kai.
