Yes, and it's the only contract you sign without knowing the terms. That should be illegal. I wrote to the state to ask what the terms were, and found out I would be responsible for his debts 😮. So I didn't get married. A great decision it turns out.

I got the house “for nothing” because of this and her wanting a “fresh start” (come to find out she was cheating and needed to get out of the neighborhood). I tried that. Ended up living in a rest stop with other homeless people. I had a job too. Rents too high. I drive away a lot and visit friends or relatives and run an online shop. My husband and I sleep in separate bedrooms. I saw too lawyer's we either have to sell the house or my husband has to give me half of the equity of the house and it's current value. Well....I am still here with psycho husband. Our interest rate is 2.25 on a 130,000 home with a fifteen year mortgage on 2 acres.

Michael, Some people have a legitimate need to buy. A family member of mine just moved to Miami, has a great job, and is ready for her first home. After advising her to wait and rent, I realized that she needs a place to live, and she plans keep the property for a long time. I realized the advice I was giving her was as an investor, but she is ready to live her life and buy her first home, so I think it’s OK if she goes negative equity for awhile. She should be fine in ten years. If not, we all have bigger problems!
Unless something goes wrong with the job and she finds herself unemployed, unable to pay her mortgage. You gave her good advice about renting instead and she should consider it.
If she loses her job, she will be on the street. Happening to so many people. If she's smart, she will rent for now. Does she not understand that everything is crashing?

You are giving folks good advice. If the buyer is patient they can force down these unreasonable prices. I do not like the FED. They interfere with normal supply and demand. They have kept interest rates at 0 in banks for over a decade. A disaster. Divorce is never cheap.
One last thing... It is really amazing how after now decades of just about everyone knowing how much lawyers can really deliberately complicate divorces, and how it truly becomes a life defining event, people are STILL falling for that trick... It says a lot about people...I think even our dogs would figure out that one.... Again hire two well respected mediators, hire two CPAs to go over the numbers, get your divorce and spend your money on yourself or your new relationship.... Again

How did we get to the point where two wages earners can't put down more than 3% on a mortgage? I think we need to start charging extra property taxes on vacation rentals and even more for foreign investors. Citizens shouldn't have to pay high mortgages to have a decent home to live in.
The only time a mediator in a divorce works is if BOTH parties are reasonable. It only takes one of the soon to be ex-spouses to want something more and they get an attorney and now the other has to get one to protect himself. In my experience the mediator works on an extremely rare instance.

2008 was crazy. Living in south Florida, we got kicked out of our apartment because they were converting to condos to sell. We couldn't find affordable rent...so we went looking for a house. I was making about 90k combined with my wife. We got approved and realtor was pushing for us to get 400k homes. I knew all I could afford was around 180k tops. It was mind blowing to me.

Assumptions are very rare( or were). In 20 yrs of working with residential transactions, I have come across maybe 3-4 assumptions and they we’re dealing with couples in a divorce. Most of the homes were either newly built or/and newly bought

We sold our house in MI in 2021 and moved to FL for a job opportunity, thinking it would be a temporary renting situation. Now, 18 months later, we're planning to rent for another year because of the housing insanity. Our rental is a nice,. spacious house on a pond BUT I really, really, really look forward to designing my own space and setting roots where my kids can have the same friends throughout school.

I believe we are beginning to enter the second stages of high Inflation. Nothing is worst than high inflation. The only cure is higher Interestt , The first effect was a Over Priced unaffordable Housing Market. Today a quality 1 bedroom condo under 900 sgft is almost $500k. / $900 HOA, The interest rates must increase . . Inflation is now effecting The Cost of Ownership making home ownership unaffordable even for people that can afford to buy . After that phase then come a negative market or a depression. The liberal government politics are disconnected to reality, Florida due to growth has a even higher over all Inflation rate faster then long time residence can adjust

We’ve been renting since the fall and watching our dollars depleted all the while scouring the market for the last six months for a house. We are retired couple on fixed incomes. We recently purchased a house for less than asking. Our criteria was cash, immediate possession, and as is. (Not our first home)We found a house being sold in an estate sale; again being sold “As in Condition”
With flexible possession and the beauty of being priced in our affordable range. The seller is a realtor himself. A win win situation for both parties. Giddy up.

How did we get to the point where two wages earners can't put down more than 3% on a mortgage? I think we need to start charging extra property taxes on vacation rentals and even more for foreign investors. Citizens shouldn't have to pay high mortgages to have a decent home to live in.
Because wages are nowhere near the cost of living. Add in tax increases and state fees, increase in cost of fuel and food. That's why.
The only time a mediator in a divorce works is if BOTH parties are reasonable. It only takes one of the soon to be ex-spouses to want something more and they get an attorney and now the other has to get one to protect himself. In my experience the mediator works on an extremely rare instance.

Sunblock is very important when you live in Florida, don't forget to apply it every day. Otherwise your skin will age faster than normal and you will have a higher risk of getting skin cancer.
2008 was crazy. Living in south Florida, we got kicked out of our apartment because they were converting to condos to sell.
We couldn't find affordable rent...so we went looking for a house. I was making about 90k combined with my wife. We got approved and realtor was pushing for us to get 400k homes.
I knew all I could afford was around 180k tops. It was mind blowing to me.
Its still going on. I have a friend that makes 100k and just bought a house for 400k. He's got 90k in student debt.

Anyway regarding credit score, I paid off my mortgage early, paid all the utilities, taxes, insurance, health care costs, vehicles & maintenance, home repairs some of which I did myself on a 70 year old house & my credit score was around 775 a few years ago
My X didnt help with any of the bills & had 20 grand credit card debt that took her 15 years to pay off- her credit score was ocer 800
So my question is how the hell do they calculate it?

Assumptions are very rare( or were). In 20 yrs of working with residential transactions, I have come across maybe 3-4 assumptions and they we’re dealing with couples in a divorce. Most of the homes were either newly built or/and newly bought
