    I don’t understand why it’s illegal for a landlord to turn off power, but it’s not illegal for the city to turn off power.

    Squatters are criminals. I had a contract fall through because the tenant became a squatter. I am not a rich person buying up tons of houses, just a person trying to buy one house. Squatters are criminals.

      Yeah, what I was saying. They can create a fake lease or rental agreement and they have (rights) and the person with the legal documents goes to jail for trying to remove someone who committed fraud. What's wrong with that picture? How about people get together (in Force) to push for legislation to remove any (rights) a squatter would have.

      Because police can't decide if a lease is fake or not. The real question is, why do the courts take so long to get around to the eviction? Nobody should be allowed to stay in a home illegally for weeks let alone months or years.

    As of March 14th, Florida passed a bill HB621 authorizes property owners to request action by the sheriff's office to immediately remove squatters from the home.

      Will be interesting to see if the sheriff's office will actually do it. Even without this law squatters should be treated just like burglars and the fact that cops just wash their hands of it is annoying.

    Thank you for your video. This is very hard to listen to. People squatting in your property and getting away with it. So frustrating. We need better laws.

    Squatters are arrested for trespassing immediately and it’s now criminal offense in Georgia. Congress passed a squatter bill in Georgia. I hope all states do this too.

    I can’t believe it 😫 we’ve been talking with my husband about how there’s something fishy about this whole squatter situation. I think you’re onto something here, never thought it would be the private equity perhaps doing something under the table but it definitely makes sense!

      That’s where we’re headed if real estate investors aren’t regulated. There will always be more squatters when we have housing market bubbles and normal people can’t afford to live. I’ll never be on the side of the greedy. My grandfather always said the problem with the world is too many people are trying to make a killing, instead of a living.

      Agreed, Homeownership and general living is getting harder and harder. if People can't find a home, they'll find a way to either make them or take them. It won't matter what the law says.

      I think prosecuting someone for giving instructions/advice would infringe on their right to free speech so that part would be tricky. Perhaps the better option would be to tell the apps/platform to probit this type of content would be the best. But I definitely agree that laws need to change to punish squatters!

    Add Texas to that list where deeds are transferred and stolen from legit owners, you can go to the county public records and pay $5.00 to transfer a deed and no ID is required and they file it and transfer it less than 10 minutes and once its notarized that's it. It's a mess trying to untangle, and you have to hire a lawyer.

    I used to do eviction clean ups in California. Squatters are horrible. California law has been against property owners for a long time. You can stay for a year or more in someone else's house and the law basically allows it. It can cost homeowners thousands upon thousands to get people out of the house. Then thousands to bring the home back up to livable conditions.
    These people often absolutely destroy the homes before they vacate. Purposeful destruction. Homes where every toilet, sink and bathtub in the house is either destroyed via sledgehammer, etc or completely removed. All appliances removed. Entire heating and ac systems completely removed. Homes essentially gutted by the time the owner gets it back legally.
    People can't believe it until they see it. It's mind boggling the level of destruction. The level of pure filth is another.
    I believe it should be brought to a criminal level.

    This is happening in other countries too. I saw one in the UK, a guy moved into a vacant house, fixed it up inside and SOLD IT! And the owner who was an old man, was told there was nothing he could do. And the squatter sold the house for $200,000 more than the original owner paid for it. So the squatter walked away with a $600,000 profit off a house that was never his.
    I saw one in Spain, where a guy came home from vacation and it was empty. But there were people living there and they had gone to run errands. When the squatters saw the owner in his apartment, THEY called the cops on HIM.
    And the police threw the owner out! This is awful.

    How about the owners only buy as many houses as they can truly manage? If they have so much money and can leave a house vacant for someone to notice .... I can't even afford to buy ONE HOUSE -worked all my life.

      It’s also inherited homes. So you live in one state and your parents live in another state and then pass away. Now you inherit their home. You can’t afford it so you need to sell it, but can’t because someone is squatting there.

      They should use the concept of adverse possession, which in some states means they must live there for 20 years! Very hard to do.

    Until recently I always thought Squatters Rights was a backwoods hillbilly shack kind of thing. If someone legitimately owns a property then these Squatters are trespassers or breaking and entering intruders.

    I own a house in Cincinnati. Due to the LLC’s buying large amounts of single family houses in our area my property tax more than doubled. I am hoping the squatters break in to the corporate owned houses. Maybe enough aggravation of trying to get their homes back will cause them to go back to investing in gold.

    In the Houston area years ago, an attorney actually was sending out clients to houses to squat. This is not new. People or companies in the know are probably behind this.

    I left my house empty while it was up for sale. I had an alarm system on the property. If someone had broken into the house, the alarm would have activated and the alarm company would have dispatched cops to the scene of the break-in to arrest the criminals.
    I had the ability to turn the alarm on and off from anywhere in the US.

    Squatters rights are supposed to be for people who have taken uninterrupted possession of property for YEARS not days. The original idea was too allow people on the frontier to move into abandoned shacks but for example in Texas they must have uninterrupted occupancy for 10 years before it becomes yours.

    Living on an apparently abandoned property and after a specified number of years and claiming it as yours is called adverse possession. California has the most lenient waiting period. The idea is that if the property is a wasteland the new owner is making it a better place.

    One more thing. Steve Lahto, an attorney who has a RUclips channel recently reported a woman's home that was taken over by squatters were force out by hercontext who then studied the complexity of real estate in this context.
    He devised a plan that got the squatters out in 24 hours and it worked. He found out that renters and squatters who claim to be renters had more rights as property owners. Some got a lease on the home and therefore claimed tenants' rights and with the paperwork and utilities in hiss name, he was legally able to evict the squatters. The sad part was the squatter was a homeless middle age women who I suppose was desperate and so he gave her time to get her furniture and personal belongings out. Sad state of affairs.

    Residents need to get on their local city council (in force, collective effort) to fix this. It wouldn't take much for states or cities to fix (squatter rights). Fake leases, and documentation. Hmm, isn’t that a crime in itself? Fraud. Some of this is unbelievably ridiculous. Homeowners go to jail and people who do not own the house get to occupy the house. All of this is ridiculous and some political policies made this the new (fad).

    Sad that this has become common. Sadder still that there are more vacant homes than individual homeless citizens. Landlords have jacked up prices over 50% over the last 40 years, and wages have remained stagnant. It's no wonder this nation is dying from greed and avarice.
    Claw back homes from international corporate "investors", bring both rental and lending rates back to less than 1/3 of average incomes and this 'squatter' problem will evaporate.

    You mentioned a "garage door lock"-- If you can't find one, use vice grip pliers or a C-clamp, clamped on the door roller track just above a roller.

    In 2014, Michigan passed a unique law for getting rid of squatters: In this state, property owners can use self-help measures to encourage squatters to move out. Self-help measures are steps taken to make a property unlivable, such as shutting off utilities, changing the locks, or removing the squatter’s belongings.

      If you are not one of the people trying to get your state to pass laws against squatters then absolutely yes the landlord's will ultimately pass the cost along to the next renters or spread it out with their current renters and other properties because landlords are a business. Thank heavens that someone wants to conduct business as a landlord...where will.people live without rental units offered?

    You can put in a security system that will call the police 24/7 when anything moves inside or windows/doors open using a company like Simplisafe. Only about $32.00/month. That will bust them as soon as they show up.

    We can talk about the squatter issue until the cows come home but the problem will persist until the state legislatures address this issue. Legislation need to be enacted that defines squatting as a felony. The problem will go away.

    As a Swede, I’d like to add to the Nordic housing situation. For Countries like Norway and Denmark it is much easier to find rental apartments than in Sweden. For a person living in the capital of Stockholm where the majority of the jobs are, there’s a central ‘ city rental list’ that has an average of 7-8 years of waiting before you can get a lease. Many people/ couples live with their parents to be able to save enough money so they can put down a 15% down payment on a condo because waiting so many years is simply not viable. This of course has opened a huge black market for rental leases…go figure

    The government has the ability to have the Instagram accounts and any other social media accounts removed that promote squating!
    Because squatting has become such an nationwide issue, it is sound judgement to have those accounts blocked for causing the court system to be congested with squatting cases. I also think that FICEN should investigate these social media accounts or anyone collecting money for housing lists!!!

    I would tell all the utility companies that only I can turn the utilities ON OR OFF, then I’d establish a 4 digit code to prove its actually me requesting utilities, and IF someone calling or online cannot produce MY code they’re NOT me.

    Apparently it is possible to squat squatters! It was on the news that a man named Flash Shelton had squatters in his mother's house so he and his mom wrote up a lease, got it notarized, and got the squatters out.

    I’ve had these investment people (house not even for sale) send me fliers and cold call me, with offers to buy my house. I got rid of them by saying “oh yes, I’d love to sell”, then I set up a date with them to come by. I then drop my Thor hammer on them and add, “Oh, by the way??? This is a negotiation, so DO bring certified proof that you have at LEAST a MILLION + to open the negotiations”. This results in DEAD silence. They manage to squeak out, “well we’re not authorized to go that high.” I say that’s fine, “When you get the guy who can authorize the purchase that high, or you are authorized to “go that high”, give me a call, and I’ll see what I can do for ya!”. Don’t usually hear from them again. I put my house into a trust does that offer me ANY leeway in these cases??

    The movie starring Michael Keaton is not about squatting. He had a lease and the landlords (naive and well-intentioned, but clueless about landlord-tenant law) violated their tenant's rights when he became annoying and stopped paying rent. Such a great movie for landlords to watch. My mother had to watch it when she got her real-estate license!

    Hundreds of people gathered to invite a city council meeting and Oregon demanding that they'd be removed from the mortel rooms that are too small and demanded to be given nice houses. for free to live in because they are immigrants.

    If the WEF (World Economic Forum) can be taken at their word: "you will own nothing, and be happy"; how else would they remove home ownership from property owners except through some elaborate scheme that's a perfect fit for your tin foil hat. First make new purchases unapproachable, and then state by state employ the squatter method. Just sayin'

    If y’all are looking for work, now would be a great time to hit up your local real estate agent and offer house sitting services until house sells and you hand the keys to the new owners. Other than your kids, your home is your biggest investment. Would you leave your kids alone for an extended period of time? Why would you leave your house alone for an extended amount of time?

    I agree with you it's fishy that the only one benefiting from squatters are corporate housing investors...follow the money! Squatters only benefit as long as they stay, but Corps benefit the most buying cheap, controlling housing and home ownership, and gaining from future equity by inflating home values...all working against the working class and preventing their home ownership dreams.

    What baffles me even more and breaks my heart for people going through this is that you're somehow still responsible for the bills and damages? Like they should be jailed and forced to work to pay for those damages. People tearing up the walls, leaving feces.... It's horrendous.

    They can fix that by requiring the Utilities monopolies to require that a lease be submitted to turn on utils.
    You know, just like you have to do when you sign kids up for school.

      Won't work, people sign the lease, get the keys and move in right away. No time to submit a lease. And with schools you don't always have a lease. Homeless kids can still go to school.

      it wont work? then how does the power get turned on? Power company seems to be able to wait long enough to get a credit card and a credit report. They can ask for a lease.
      Homeless kids can use a shelter address. That's paperwork if they want an exception for getting true homeless into a school.
      When my ex tried to take off with the kids, they wouldn't let her enroll the kids in school because she was staying at a hotel and not a fixed address. They wanted a mortgage or lease.
      The city or county can pass that ordinance that prevents people from getting utilities and say they have moved in. its painless. Requires no new jobs at the county.

    In the OSS's Simple Sabotage Field Manual, it says to take a country's laws, or an organization's rules, and to figure out how to use them against that country or organization. This could be a way for large investment organizations to consolidate rental and home ownership to form a monopoly/oligopoly. But this could also be part of a bigger plan by actors funded and supported by hostile foreign actors. It's creating additional chaos in the U.S., and is undermining a healthy business environment. This trend is creating fear, uncertainty and doubt in the world of real estate in general, real estate investment, and home ownership in particular.
