I don't think the central bank can lower rates yet. Everyone wants them to lower it and the risk of a market crash in other provinces like Ontario could be the catalyst to force them to lower the rates but the problem is that inflation is still higher than 2%. It's at 3.4 percent for December alone. Also, these rates are still historical lows. Normal rates should be higher but the economy cannot take it without creating a nasty recession. Basically, if they lower rates this year, houses will start to rise again yes but so will everything else out there including your groceries and I don't mean just 3% per month.
low interest was the first TRAP, now , if interest come down to 3.5 as you say it will be the next TRAP because people will think that high payments are over but in reality, as soon as the bank of Canada see's high activity again , it will start razing rates again and TRAP the next bunch and so on and so forth we do the opposite because we let the fish buy it first and then we come in later with nets to scope it right up.... Toronto home sales have fallen from 200k to 600k we are next BEWARE in 2025 and 2026.....and the experts that you are referring to, are not really experts even if interest rates fall a bit, people still can not afford it Ciao

The market will go up and down due to seasonality but the process will largely revolve around the same average
